About our landlord roof survey in Plummers Plain

Getting into every part of a building takes planning. The roof space and certain flats may need to be opened up for us and residents will need to be told in advance. You or your agent arrange access, and we confirm what we need when booking. Where we cannot get into part of the building, the report says so. Common reasons to book are parapets and upstands in poor repair and damaged pots and flaunching, on converted houses, gutters and downpipes and blocks of flats.

In a village or hamlet like Plummers Plain, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. We report on everything that’s safely in view, and thatch is a specialist material. On older roofs, it is usually the chimneys and lead flashings that need work first.

Findings are set out part by part, from the main slopes down to the gutters and outlets, each with a short note and a photo. You will see the good as well as the bad.

Leave it or get it looked at?

Water that gets into one flat can affect others below. Early surveys help avoid damage spreading between flats. Around Plummers Plain, older homes often have old roof timbers, and water through a failed covering can rot timber if it is left.

Landlord roof survey starts from £150, including VAT. What you pay depends on the size and height of the roof, how it can be seen safely and which survey you book.

What we look for on each type of roof

Roof spaces and lofts

On blocks, the roof space may be reached through a flat or a communal hatch, so it needs arranging.

Pitched roofs on houses and blocks

On older pitched roofs, the fixings and underlay frequently fail before good slates or tiles. The report records it.

Plummers Plain questions

I let a flat near Faygate station. Can you check the roof?

Yes, rented property is part of what we cover. You can ring 07833 053749 or send us an email with the address and a few details, including who will give access on the day.

Does a conservation area affect roof work in Plummers Plain?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

What if it rains on the day?

Light rain doesn’t usually stop a survey. Heavy rain or strong wind can ground a drone and make the roof unsafe, so we will agree a new date if the weather is not suitable.

Can you inspect my roof with a drone?

Yes, where it is applicable. Flights depend on the weather on the day and airspace rules. We hold a CAA Flyer ID and Operator ID.

Are you insured?

We hold professional indemnity and public liability insurance, for every survey we carry out.

Is this a RICS survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.

Can you tell me if my roof has asbestos?

No. Our report may flag materials that could contain asbestos, but only a specialist asbestos surveyor can confirm it. Buildings built or refurbished before 2000 may contain it.

How the survey works

There isn’t much for you to do on the day. Show us any stains, drips or problem areas you know about, and we will take it from there. A typical survey takes an hour or two for a house, and longer for a large or complex roof. Older roofs in small places like Plummers Plain can have low, tight loft spaces, so it is useful to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. We agree which roofs and which parts of the building are included.
  2. You or your agent arrange access to the loft space and any flats we need to enter.
  3. Each roof is checked as far as it can be seen safely, including from inside where possible.
  4. Every defect we find is photographed and given a priority where relevant.
  5. We send a written report you can use to plan maintenance and budgets.

Preparing for the visit

  • Jot down any questions you want answered
  • Leave side gates unlocked
  • If the roof is shared, arrange access with whoever manages the building

Tips from our surveys

A survey works best with a little help from you, before and after. Some tips:

  • Tell tenants when we’re coming
  • Don’t store items over the loft hatch
  • Keep roof outlets and gutters clear
  • Act on high-priority defects quickly

Questions about the findings are welcome. The Standard Survey includes a follow-up consultation, and Premium includes an in-person consultation.

Encourage residents to tell you about leaks or damp straight away. The sooner you know, the smaller the problem typically is.

Should I look at the roof myself first?

What you cannot do safely is get up close. Roofs are fragile and slippery, and a fall can be serious. That part is for a survey, using safe viewpoints and a drone where it applies.

You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.

Local roofs in Plummers Plain

Historic houses such as Tyes Place, about 2.9 miles east, show how far back building in the area around Plummers Plain goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area. In Sussex, older roofs are often handmade clay tile, frequently with tile-hanging on the walls below. A few old Sussex buildings still carry heavy Horsham stone slabs. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

Landlords with a home close to Faygate station may find that knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. If you look after a building like Newells Preparatory School, large buildings have long gutter runs and big roofs that need checking like any other. The streets around a church such as St Mary's Church are often among the oldest in a place, and if yours is one of the older homes nearby, its chimney, valleys and lead work are likely to be the parts that need attention first.
