Landlord roof survey in Slaugham
Shared roofs on blocks, converted houses and terraces raise their own questions. We inspect the roof as far as it can be seen safely, including from the loft space and the flats where access is arranged. The report records the condition of each part giving all parties the same information. Where neighbours share the roof, we can only inspect what we are given access to. Typical surveys look at ponding or splits on flat roofs and loose ridge or hip tiles, on flat roofs on blocks, rented houses and shared roofs.
Some older homes in villages like Slaugham are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.
The report records the let or shared roof as we found it on the day. It is useful straight away, and a good reference for later, like when you want to compare after future work.

How the survey works
Photographs are taken throughout the visit, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available. A typical visit takes roughly 1–2 hours for a single let house, with blocks of flats taking longer. In a hamlet or village like Slaugham, a postcode doesn’t always lead to the right gate, so a few directions are welcome. After that, the survey runs as it would anywhere.
- We agree which roofs and which parts of the building are included.
- You or your agent arrange access to the loft space and any flats we need to enter.
- Each roof is checked as far as it can safely be seen, including from inside where possible.
- Defects are photographed and their urgency noted.
- The report sets out condition and recommendations to help you plan.
How to prepare
- If the roof is shared, arrange access with whoever manages the building
- Make a note of anything you’d like us to look at
- Let us know about parking before the day

Common roof problems in Slaugham
A tenant reporting damp or a stained ceiling is a common reason to book. We check whether the roof or rainwater system is the likely cause, as far as can be seen.
A survey can pick up problems like:
- Choked outlets and gutters
- Failed flashings at walls and chimneys
- Loose ridge or hip tiles
- Cracked or leaning shared chimneys
The streets around a church like St Mary's Church are often among the oldest in a place, and if your house is among the older ones nearby, its chimney, valleys and lead work are likely to be the parts that need attention first.
Choosing a roof surveyor
- Whether the price includes VAT
- Whether the roof space is looked at, where there is one
- Their drone registration, if they fly one
- What’s outside the scope of the survey
Should I look at the roof myself first?
A DIY look is useful, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground.
A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
Roofs, chimneys and gutters in Slaugham
Many older homes in Sussex have handmade clay tiles and tile-hung walls. A few old Sussex buildings still carry heavy Horsham stone slabs. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. Tyes Place, about 1.8 miles east, is one of the historic houses in the wider area around Slaugham. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area.
Landlords with a home close to Balcombe station may find that the gap between tenancies is a good time to have the roof looked at. For site and facilities teams at buildings like Warninglid Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Your questions about landlord roof surveys in Slaugham
How do I find out if my home in Slaugham is listed?
For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.
Is Slaugham within the area you cover?
Yes, smaller places are covered as well as towns. We survey roofs across London and South East England. Let us know about access, parking and anything unusual about getting there when you book.
Can you survey a shared roof on a terrace or converted house?
Yes, we survey shared roofs often. We can only inspect neighbouring parts from where we’re allowed to be and we’ll say so.
What insurance do you have?
Our cover is professional indemnity plus public liability.
Can you survey a shared roof?
Yes, as long as access is agreed. Roofs over flats are frequently shared, so whoever owns or manages the building needs to agree access. We inspect only the parts we’re allowed to reach.
How long does a landlord roof survey take?
A visit normally takes about 1–2 hours for a single let house, with blocks of flats taking longer. We’ll give you an idea when you book.
Do you use drones?
Where it helps and it’s safe, yes. Whether we can fly on the day depends on the weather and the airspace rules. We hold a CAA Flyer ID and Operator ID.

What this survey cannot tell you
Some things cannot be seen without opening up the roof, and that sets some limits:
- Who pays under the lease (that’s a legal question)
- Roof areas we weren’t given access to
- A full structural assessment of the building
If in doubt, ring 07833 053749 or drop us an email and we’ll suggest the right survey. What our survey covers.

Roof by roof
Gutters and downpipes
Valley and box gutters on blocks can overflow inside. They’re an important part of the survey.
Flat roofs on blocks and rear additions
Felt flat roofs often last around 15–20 years, so knowing roughly how old the roof is helps.
Tips from our surveys
There’s plenty you can do without going near the roof. Here’s what helps most:
- Have gutters and outlets cleared every year
- Make leak reporting easy for tenants
- Keep roof surveys on a rolling plan
- Act on high-priority defects quickly
Questions about who pays under the lease are for your managing agent or a solicitor. What we provide is an independent record of condition that everyone can refer to.
Get gutters and roof outlets cleared at least once a year, particularly on blocks with valleys or parapets. Many leaks into top flats start with a blocked gutter.
