About our landlord roof survey in Mud Row

Managing agents and freeholders use our reports to plan maintenance and budgets. It shows what needs attention now and what can be planned for later, as far as can be judged from what’s visible. It does not give repair costs but contractors can price from it. Anything urgent is made clear, so you can act on them first and plan the rest over the coming years. We survey shared roofs, converted houses and rented houses, and the problems we’re asked to look at most are damp or stains in top-floor flats and damaged party-wall upstands or parapets.

Older buildings in small places like Mud Row may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials such as clay tiles, slate and stone are frequently matched when work is done.

Findings are set out part by part, from the coverings down to the gutters, each with a short note and a photo. It records what’s sound as well as what is not.

What you can safely check yourself

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.

Honest limits

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • The structure in the way a structural engineer would assess it
  • Asbestos testing of roof sheets or soffits
  • Walls, floors and services beyond the roof

If in doubt, phone 07833 053749 or send us an email and we’ll point you to the right survey. What a survey covers and does not.

What we check

  • Shared roofs
  • Gutters and downpipes
  • Flat roofs on blocks
  • Rented houses
  • Converted houses
  • Blocks of flats

The survey, step by step

The visit has one job: to look at the let or shared roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. The visit usually takes an hour or two for a house, and more on a big or complicated roof. Somewhere like Mud Row needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from the ground, from windows, from the loft where there is safe access and from the roof where it is safe.

  1. We agree which roofs and which parts of the building are included.
  2. We confirm which flats and loft spaces we need to get into, and you arrange access.
  3. Each roof is checked as far as it can safely be seen, including from inside where possible.
  4. Defects are photographed and their urgency noted.
  5. We send a written report you can use to plan maintenance and budgets.

How to prepare

  • Leave a clear route to the loft
  • Make sure we can get to the back of the property
  • Find any records of previous roof work

Arrange a survey

If you have photos of the roof, send them over. Pictures from the ground or a window are fine; never climb up to get a better view. To send them or to book, phone 07833 053749 or send us an email.

Useful tips for Mud Row property owners

Some practical points come up on survey after survey. They apply to most roofs:

  • Act on high-priority defects quickly
  • Keep roof surveys on a rolling plan
  • Have gutters and outlets cleared every year
  • Ask residents to report damp right away

If you need to share the findings with leaseholders or a board, the photos help. The report is written in plain language.

Keep gutters and outlets clear and include any valley or parapet gutters. Many leaks into top flats start with a blocked gutter.

Mud Row questions

Will you come out to Mud Row?

Yes, we do. We work right across London and the South East, from towns to the smallest villages. The journey is planned ahead, so it is useful to know about access.

Does being near the coast affect roofs in Mud Row?

Often, yes. Mud Row is within about 1 mile of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.

What does a block roof survey cost?

Our packages start from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. Blocks are priced on their size and roofs, so call 07833 053749 or email us for a price.

Do you survey roofs on blocks of flats?

Yes, if the freeholder or managing agent agrees access. We look at the parts we’re given access to.

Does this replace a RICS building survey?

No. We survey the roof, not the whole building. It’s not a RICS Level 2 or 3 survey or a structural engineer’s report.

Can you survey at the weekend?

We survey on any day from Monday to Sunday, during the day. Let us know your preferred days when you book.

Are you insured?

We hold professional indemnity and public liability insurance, for every survey we carry out.

What affects the price in Mud Row

To price your survey, we check:

  • The shape of the roof and its details
  • Extra roofs, like extensions, dormers or garages
  • Building height and the viewpoints available
  • House, block, shop or office

The Premium Survey includes thermal imaging and drone inspection where applicable, from £400 with VAT included. We’ll tell you which package suits the questions you have.

What to let us know when you get in touch

Here’s what helps us most when you get in touch:

  • The style of property, from a terrace to a block
  • Photos of the roof, taken safely from the ground or a window
  • Dates you are working to, such as exchange
  • Access details, like a loft hatch or a shared roof

We survey roofs seven days a week. To find a date that works for you, call 07833 053749 or email us.

How the survey changes by roof type

Gutters and downpipes

Hidden gutters on larger buildings can send water indoors. We give them close attention.

Party-wall upstands and parapets

On terraces, walls rise between neighbouring roofs. Their flashings and pointing can let water in.

Roofs, chimneys and gutters in Mud Row

Mud Row is within about 1 mile of the coast, and being near the sea means more wind and salt than a roof inland would face. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces. If your home is older, it’s worth knowing whether it’s listed or in a conservation area before planning roof work. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas.

For site and facilities teams at buildings such as Eastchurch Church of England Primary School, a written record of a large roof helps plan work for the holidays rather than in term time. For an older house near a landmark such as Church of All Saints, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.
