Landlord roof surveys for New Romney homes and businesses

For landlords and managing agents

An agent can book and manage the survey for a landlord. Access is agreed with the tenant ahead of time.

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Mention it when you contact us and we’ll plan the survey around it.

Landlord roof survey in New Romney: what you get

A landlord roof survey shows you the state of a roof in a report you can plan around. Landlords, letting agents, managing agents and freeholders all use it along with RTM and residents’ management companies. The report covers defects, photographs and recommendations, prioritised by urgency where relevant. It’s a roof survey, not a RICS Level 2 or 3 survey of the whole building. We survey blocks of flats, flat roofs on blocks and rented houses, and the problems we are asked to look at most are loose ridge or hip tiles and failed flashings at walls and chimneys.

In a smaller place like New Romney, some roofs stand more exposed to wind and rain than in a built-up town. That weather tells first on ridges, verges, chimneys and flashings. Checking those edges shows whether anything has begun to work loose before it lets water in. A loose ridge tile or slate gives the wind something to catch, and others soon follow.

How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Landlord roof surveys around New Romney

New Romney is within about 2 miles of the coast, and being near the sea means more wind and salt than a roof inland would face. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. You will also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

If you live near a park such as Romney Warren Country Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, so outlets and downpipes are worth watching. If you live in an older home near Church of St Nicholas, its roof may have old fixings, lead flashings and chimneys that need a closer look. Take a building like St Nicholas Church of England Primary Academy: large buildings have long gutter runs and big roofs that need checking like any other.

New Romney is about 8 miles south-west of Hythe, in Kent. In New Romney, as across Kent, every roof gets the same careful survey. We cover towns and villages across Kent. There’s also a page for Canterbury.

FAQs for New Romney

Is my home in New Romney listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Is the coastal weather around New Romney hard on roofs?

Often, yes. New Romney is within about 2 miles of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.

Will you inspect a roof that several owners share?

Yes. We survey what we can access and see safely. The report records what couldn’t be seen in the report.

What access do you need for a block roof survey?

That depends on the layout. We may need the roof space and some or all of the top-floor flats and access is arranged by you or your agent. We will confirm what we need when booking.

How do I arrange a landlord roof survey in New Romney?

It’s easiest to call 07833 053749 or drop us an email. Tell us the address and a little about the roof. We survey on any day of the week.

Is this survey just for landlords?

It suits anyone responsible for a let or shared roof: private landlords, letting and managing agents, freeholders and RTM companies.

How long does a landlord roof survey take?

A visit usually takes roughly 1–2 hours for a house, and longer for a block or a building with several roofs. You will know roughly how long when we arrange it.

Roof by roof

Pitched roofs on houses and blocks

Most let houses and many blocks have pitched roofs of slate or tiles. Coverings, ridges, hips, valleys and flashings are inspected where it is safe to see them.

Shared chimney stacks

Many terraces and conversions have shared stacks. Pots, flaunching, pointing and flashings are looked at from safe vantage points.

Checking the roof from the ground

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.

What this survey can’t tell you

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Who pays under the lease (that’s a legal question)
  • Structural calculations or an engineer’s report
  • The rest of the building, as a RICS Level 2 or 3 survey would

If in doubt, call 07833 053749 or use the contact form and we’ll point you to the right survey. What our survey covers.

What we look at

  • Gutters and downpipes
  • Shared roofs
  • Rented houses
  • Converted houses
  • Blocks of flats
  • Flat roofs on blocks

What happens on the day

The visit has one job: to look at the let or shared roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. The visit typically takes an hour or two for a single let house, with blocks of flats taking longer. Homes around New Romney often have gardens on more than one side, which gives us room to step back and see the roof. Let us know if any side is fenced off or hard to reach. Inside, the loft is looked at where it can be reached safely.

  1. We agree which roofs and which parts of the building are included.
  2. We confirm which flats and loft spaces we need to get into, and you arrange access.
  3. The roofs are inspected from ground level, vantage points, the loft space and the roof where it is safe.
  4. Every defect we find is photographed and given a priority where relevant.
  5. We send a written report you can use to plan maintenance and budgets.

Before we arrive

  • Let us know about parking near the property
  • Make a note of anything you’d like us to look at
  • Move anything stored under the loft hatch
