How a landlord roof survey works in Partridge Green
With a shared roof, it is not always clear what’s wrong or where. We look at the roof from each safe vantage point including the loft and flats where access is arranged. Each part of the roof is recorded with photos giving all parties the same information. We can only inspect the parts of a shared roof we are allowed to reach. We survey rented houses, blocks of flats and shared roofs, and common reasons people get in touch are damp or stains in top-floor flats and parapets and upstands in poor repair.
In a village or hamlet like Partridge Green, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs often need the most attention.
What you get is a clear record of the let or shared roof on the day we saw it. It’s useful straight away, and a good reference for later.

What this survey cannot tell you
This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Who pays under the lease (that’s a legal question)
- Whether materials contain asbestos (a specialist asbestos surveyor’s job)
- Areas behind locked flats or blocked hatches
If in doubt, call 07833 053749 or drop us an email and we’ll suggest the right survey. What a survey covers and does not.

Why act early in Partridge Green
An independent report helps when owners need to agree on roof work. Without a survey, it’s one opinion against another. Older cottages and farmhouses around Partridge Green can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it’s left.
Every price we give includes VAT. Prices start from £150, including VAT. We confirm the exact price before booking.
Why choose Independent Roof Survey in Partridge Green

Partridge Green questions
Is Partridge Green within the area you cover?
Yes, we do. Our area covers London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.
Do you cover Partridge Green?
We do. Every survey there gets the same written report with photos.
Will you need to get into tenants’ homes?
We may do. If the roof space or a flat roof is reached through a flat, we need access to it so please give residents notice.
What does a block roof survey cost?
Prices start from £150, including VAT. The price depends on the size of the building and the number of roofs. To get a price, phone 07833 053749 or use the contact form.
Is a landlord roof survey the same as a full building survey?
No. We survey the roof, not the whole building. It is not a RICS Level 2 or 3 survey or a structural engineer’s report.
Can your report tell us who pays for the roof work?
No, we do not advise on leases, so ask your managing agent or a solicitor. Our job is to report on the roof itself.
Is this survey just for landlords?
Landlords, letting agents, managing agents and freeholders book it, as well as RTM and residents’ management companies. Leaseholders sometimes book it as well.
How the survey works
There isn’t much for you to do on the day. Show us any stains, drips or problem areas you know about, and we’ll take it from there. The survey itself takes about one to two hours on an ordinary house, rising to roughly 3–4 hours on a commercial building. Rural addresses near Partridge Green can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.
- We agree which roofs and which parts of the building are included.
- We confirm which flats and loft spaces we need to get into, and you arrange access.
- The roofs are inspected from the ground, vantage points, the loft space and the roof where it’s safe.
- Every defect we find is photographed and given a priority where relevant.
- We send a written report you can use to plan maintenance and budgets.
Before the survey
- Have keys ready for side gates, garages or roof access doors
- Point out any leaks or damp patches
- For flats, check roof access has been agreed

What we are asked to look at in Partridge Green
Older buildings across London and South East England have roofs that are decades old. Nails, battens, flashings and underlay frequently fail before good slates or tiles, and a survey helps show where that is happening.
Common reasons to book include:
- Leaks into upper flats
- Mortar falling from ridges and verges
- Gaps where tiles or slates have slipped
- Choked outlets and gutters
The streets around a church such as St Michael and All Angels Church are frequently among the oldest in a place, and if your house is among the older ones nearby, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.
Choosing a roof surveyor
- Their track record with similar roofs
- Whether the price includes VAT
- If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
- Their insurance cover
Partridge Green homes and their roofs
Many older homes in Sussex have handmade clay tiles and tile-hung walls. A few old Sussex buildings still carry heavy Horsham stone slabs. Knowing the covering helps explain which parts of a roof are likely to need work first. If your home is older, it’s worth knowing whether it’s listed or in a conservation area before planning roof work. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area.
Take a building like Jolesfield CofE Primary School: large buildings have long gutter runs and big roofs that need checking like any other.

DIY checks: what’s safe
You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.
It’s useful to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry, as it helps us focus the survey.
