Landlord roof surveys in Ashurst

How a landlord roof survey works in Ashurst

We check the same things on a let roof as on any other: slates or tiles, ridges, hips, valleys, flashings, chimneys, gutters and the loft. Flat roofs on blocks, extensions and garages are included where they’re part of the brief. We also look at chimneys, parapets and party-wall upstands where it’s safe to see them and the loft where access is safe. If you’ve noticed parapets and upstands in poor repair and loose ridge or hip tiles, a survey will tell you what’s going on.

Somewhere as small as Ashurst, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. We report on what can be seen safely, and thatch is a specialist material. On older roofs, it’s normally the chimneys and lead flashings that need work first.

It isn’t only a list of defects. It explains what we found, why it matters and what we recommend, so you can decide what to do next.

Roof by roof

Pitched roofs on houses and blocks

The edges and top of a pitched roof are exposed and get close attention.

Roof spaces and lofts

On blocks, the loft space may be reached through a flat or a communal hatch and you’ll need to arrange it.

Your questions about landlord roof surveys in Ashurst

Is Ashurst within the area you cover?

Yes, we do. We work right across London and the South East, and smaller places are part of that. Longer journeys are simply planned ahead of time.

Is my home in Ashurst listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.

How experienced are you?

More than 5,000 surveys over 20+ years.

Do I need to be at home?

Not necessarily. If we only need the outside, we can agree that ahead of time, but anything inside needs someone there to give access.

Can you tell me if my roof has asbestos?

No. Asbestos surveys and sampling aren’t something we do. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000, with a recommendation to have a specialist asbestos surveyor check before it is disturbed.

Do you advise on who is responsible under the lease?

No, that depends on the lease, so speak to your managing agent or a solicitor. Our job is to report on the roof itself.

Do you look in the roof space?

Where it is relevant to the survey and there is safe access, yes. Please clear anything stored under the hatch.

Can I check my roof myself?

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

What a landlord roof survey looks like in Ashurst

Many older homes in Sussex have handmade clay tiles and tile-hung walls. Some old buildings in Sussex have Horsham stone slab roofs. Whichever you have, the details that tend to fail before the covering itself get the closest look. If your home is older, it is worth knowing whether it’s listed or in a conservation area before planning roof work. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area.

For an older house near a landmark such as The Parish Church of St James, its roof may have old fixings, lead flashings and chimneys that need a closer look. Take a building like Ashurst CofE Primary School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Tips that help

Here are a few things we’d tell any owner:

  • Hold on to old reports to compare later
  • Keep roof outlets and gutters clear
  • Do not wait for a leak to survey the roof
  • Do not store items over the loft hatch

Questions about the findings are welcome. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person one.

Regular roof checks beat waiting for a leak. A survey every few years suits many let and shared buildings, alongside yearly gutter clearing.

How we price landlord roof surveys

When we price a survey, we consider:

  • The shape of the roof and its details
  • Whether it is a home or a commercial building
  • The number of roofs, including extensions and garages
  • How big the roof is

Prices quoted always include VAT, and the report isn’t charged as an extra. Prices start from £150, including VAT. Size, height and access decide where your roof falls.

Booking your survey

Getting the details right at the start saves time. It is useful to include:

  • Any deadline, such as an exchange date
  • Pictures of the roof from a safe spot, if you have them
  • The address and postcode of the property
  • Any marks or damp showing indoors

Our phone lines are open seven days a week. To book or ask a question, call 07833 053749 or send us an email.

What we cannot see

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • A full structural assessment of the building
  • The rest of the building, as a RICS Level 2 or 3 survey would
  • Who pays under the lease (that’s a legal question)

Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we will tell you before booking. What a survey covers and does not.

What this survey covers

  • Converted houses
  • Gutters and downpipes
  • Flat roofs on blocks
  • Rented houses
  • Shared roofs
  • Blocks of flats

The survey, step by step

Every visit follows the same pattern: we listen to what’s been worrying you, inspect the roof from every safe viewpoint, take photos as we go and make notes for the report. It usually takes between one and two hours at a typical home, though large, tall or awkward roofs take more time. In a hamlet or village like Ashurst, a postcode doesn’t always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. We start with what you know about the building and its history.
  2. We let you know which flats and hatches we need to reach.
  3. We check coverings, flashings, gutters and chimneys where they can be seen.
  4. We note what couldn’t be seen as well as what could.
  5. Findings and recommendations are set out with photographs.

Before we arrive

  • Check the loft hatch can be reached
  • Let us know about parking before the day
  • Leave side gates unlocked
