Landlord roof survey in Rotherwick: what you get
A roof condition report helps you plan maintenance and set budgets. You can see what’s urgent and what can wait based on what can be seen. It does not give repair costs but contractors can price from it. Anything urgent is made clear, so you can act on them first and plan the rest over the coming years. We survey rented houses, shared roofs and flat roofs on blocks, and the problems we’re asked to look at most are flashings that have come away and leaking joints at party walls.
Some older homes in villages like Rotherwick are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials like clay tiles, slate and stone are often matched when work is done.
The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

What happens on the day
We look at the roof from outside and, where it’s relevant and there is safe access, from inside the roof space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey typically takes about one to two hours for most houses, with bigger or more complicated roofs taking longer. Around Rotherwick, older homes can have small or awkward roof spaces, so it’s useful to know whether there is a loft hatch and how easy it is to reach. We only go where it’s safe.
- You let us know about the building, its roofs and any known leaks.
- We let you know which flats and hatches we need to reach.
- We check coverings, flashings, gutters and chimneys where they can be seen.
- We note what couldn’t be seen as well as what could.
- You receive photos and recommendations, prioritised where relevant.

Signs you need a landlord roof survey in Rotherwick
A roof nobody lives directly under can be easy to overlook. Small defects go unnoticed until water comes through a ceiling, by which point the damage has spread.
We’re often asked to look at:
- Worn ridges, hips and verges
- Choked outlets and gutters
- Damaged party-wall upstands or parapets
- Leaks into upper flats
If you live in an older home near Rotherwick Church, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.
Questions to ask before booking
- What experience they bring
- Whether VAT is added on top
- Which limits apply to the survey
- Whether the loft space is looked at, where there is one
Rotherwick: your questions answered
Do you cover smaller places like Rotherwick?
Yes, we do. We cover the whole of London and South East England, from towns to the smallest villages. The journey is planned ahead, so it is useful to know about access.
Is my home in Rotherwick listed or in a conservation area?
Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.
Do you test for asbestos?
No. Asbestos surveys and testing are not part of what we do. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them, and recommend a specialist asbestos surveyor checks them before they’re disturbed.
Can your report tell us who pays for the roof work?
No. Who pays is normally set by the lease and we do not give legal advice. Our report gives an independent record of the roof’s condition that everyone can refer to.
How experienced are you?
We have completed more than 5,000 surveys, over more than 20 years.
Do you survey roofs on blocks of flats?
Yes, as long as access is agreed. Roofs over flats are often shared, so we need permission from the freeholder or managing agent. We inspect only the parts we are allowed to reach.
How much time does the visit need?
For a single house, expect about 1–2 hours on site, with blocks and complex roofs taking longer.
Landlord roof surveys in Rotherwick: local notes
Stratfield Saye House, about 3.2 miles north, is one of the historic houses in the wider area around Rotherwick. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first. Thatch survives on some older buildings in Hampshire’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Knowing the covering helps explain which parts of a roof are likely to need work first.
Anyone responsible for a site like Whitewater Church of England Primary School will know that a written record of a large roof helps plan work for the holidays rather than in term time. Landlords with a home close to Hook station may find that knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

Why get it checked now?
A planned maintenance budget needs real information. Our report separates urgent items from those that can wait helping you spread the work. Around Rotherwick, older homes often have old roof timbers, and water through a failed covering can rot timber if it’s left.

What this survey can’t tell you
A survey is a careful look at the let or shared roof, but it can’t do everything. Its limits include:
- The structure in the way a structural engineer would assess it
- Who pays under the lease (that is a legal question)
- Asbestos testing of roof sheets or soffits

What affects the cost of landlord roof surveys
Prices vary from roof to roof, and it comes down to:
- If the survey needs thermal imaging or a drone
- The number of roofs, including extensions and garages
- The package you choose: Basic, Standard or Premium
- How complicated the roof is, with its valleys, chimneys and parapets
The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Prices start from £150, including VAT.
What we need to know
There’s no need for technical words. Just let us know:
- Where any leaks, stains or damp patches show inside
- Dates you are working to, like exchange
- The address and postcode of the property
- How the loft is reached, if there is one
If you have photos of the roof, send them over. Take them safely from the ground or a window, and please do not climb up for a closer look. To get started, ring 07833 053749 or use the contact form.
For landlords and managing agents
A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work around your tenants.
If the property is let, the agent or a tenant can let us in. Surveys run on weekdays, Saturdays and Sundays, which helps when tenants work during the week.
