How a landlord roof survey works in Lyde Green

Managing agents and freeholders use our reports to plan maintenance and budgets. It shows what needs attention now and what can be planned for later, as far as can be judged from what’s visible. It doesn’t give repair costs but contractors can price from it. Anything urgent is made clear, so you can act on them first and plan the rest over the coming years. Typical surveys look at slipped or missing slates and tiles and parapets and upstands in poor repair, across blocks of flats, flat roofs on blocks and rented houses.

Older buildings in small places like Lyde Green may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is often expected.

Findings are set out part by part, from the coverings down to the gutters, each with a short note and a photo. You’ll see the good as well as the bad.

Useful tips for Lyde Green property owners

These tips come from what we see on roofs every week, before and after a survey:

  • Get legal advice on lease responsibilities
  • Put urgent roof work at the top of the list
  • Book gutter clearing at least once a year
  • Do not store items over the loft hatch

We don’t advise on leases or who should pay. What we provide is an independent record of condition to help those discussions.

Have the roof looked at regularly, not just when it leaks. Many landlords and agents survey their roofs on a rolling basis, alongside yearly gutter clearing.

How we price landlord roof surveys

A few things affect what a survey costs:

  • House, block, shop or office
  • The height of the building and how the roof can be seen safely
  • The number of roofs, including extensions and garages
  • Chimneys, valleys, parapets and other details

Every price we give includes VAT, and the report is not charged as an extra. Landlord roof survey starts from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

What to let us know when you contact us

You don’t need to know any roofing terms. It’s enough to let us know:

  • Dates you’re working to, such as exchange
  • Any marks or damp showing indoors
  • How the loft is reached, if there is one
  • Your postcode, so we can check access and travel

Booking is simple: just phone 07833 053749 or send us an email and give us some details about the property and we will explain which survey suits. The price is agreed up front.

Leave it or get it looked at?

Budgets work best when they’re based on the roof’s actual condition. Our report separates urgent items from those that can wait, so spending can be spread sensibly. Matching old materials, such as handmade tiles or stone slates, can take time to source. That is one more reason to find defects before they become urgent.

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

What we cannot see

Without opening up the roof, some things stay hidden, so a survey has limits:

  • Areas behind locked flats or blocked hatches
  • Responsibility under a lease
  • Structural calculations or an engineer’s report

If you are not sure which survey you need, call 07833 053749 or email us and we will give you a straight answer. What our survey covers.

What we look at

  • Blocks of flats
  • Shared roofs
  • Rented houses
  • Converted houses
  • Flat roofs on blocks
  • Gutters and downpipes

How it works

On the day, we begin with a quick chat about the roof and anything that’s worrying you. After that, we look at everything we can see safely, from ground level, from windows, in the roof space and by drone where applicable. Most surveys take about 1–2 hours for a house, and about three to four hours for a commercial roof. Around Lyde Green, older homes can have small or awkward roof spaces, so tell us about the loft hatch and any ladder. We only go where it is safe.

  1. You let us know about the building, its roofs and any known leaks.
  2. We let you know which flats and hatches we need to reach.
  3. We check coverings, flashings, gutters and chimneys where they can be seen.
  4. The report records areas we couldn’t access.
  5. Findings and recommendations are set out with photos.

Before we arrive

  • For flats, make sure roof access has been agreed
  • Make a note of anything you’d like us to look at
  • Leave side gates unlocked

Advice

Landlord roof surveys in Lyde Green: local notes

With Stratfield Saye House about 2.8 miles north, Lyde Green sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first. A number of Hampshire villages keep thatched roofs on their older buildings. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

For an older house near a landmark like Rotherwick Church, its roof may have old fixings, lead flashings and chimneys that need a closer look. Take a building like Whitewater Church of England Primary School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. For landlords with property near Hook station, a roof report helps you deal with small faults before they turn into a call from a tenant.
