How a landlord roof survey works in Sarre

Managing agents and freeholders use our reports to plan maintenance and budgets. It shows what needs attention now and what can be planned for later based on what can be seen. It doesn’t include repair cost estimates, but it gives contractors a clear brief to price from. Urgent defects are flagged clearly, so you can deal with it first and budget for the rest. We survey rented houses, flat roofs on blocks and blocks of flats, and people most often book us about damaged pots and flaunching and worn ridges, hips and verges.

Older buildings in small places like Sarre may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Older materials like clay tiles, slate and stone are often matched when work is done.

We write the report in plain English, so you do not need to be a roofer to follow it. Each point is backed by a photograph where possible, and recommendations are put in order of urgency where relevant.

Checking the roof from the ground

Your own check is a good start, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level.

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.

Surveys for landlords and agents in Sarre

Landlords, agents and building managers in Sarre and across Kent can book any of our surveys. For a price for a let property or a block, call 07833 053749 or email us.

An agent can book and manage the survey for a landlord, with the report sent to whoever needs it. We agree a time with the tenant beforehand.

What a landlord roof survey doesn’t cover

Without opening up the roof, some things stay hidden, and that sets some limits:

  • A full building survey of every part of the property
  • Areas behind locked flats or blocked hatches
  • Asbestos testing of roof sheets or soffits

If you are not sure which survey you need, call 07833 053749 or drop us an email and we will give you a straight answer before booking. What our survey covers.

Landlord roof surveys around Sarre

Sarre lies within about 3 miles of the sea, so there is more wind and more salt in the air than further inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof. About 4.1 miles north-east lies Quex Park, a reminder of how long the area around Sarre has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.

If you let a flat or house near Minster station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. Take an older house close to Church of Saint Nicholas: corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Sarre is about 5 miles south-east of Herne Bay, in Kent. Surveys in Sarre work the same way as everywhere we cover: a careful look at everything that’s safely in view, photos and a clear written report. Sarre is one of the places in Kent we cover for landlord roof surveys. You can also see our page for Canterbury.

We survey roofs across the CT7 postcode area for landlord roof surveys. Whether your property is on Island Road, Old Road and Chantry Park or a nearby road, we can help. Neighbouring places we cover for landlord roof surveys include St Nicholas at Wade (1 mile north-east), West Stourmouth (1 mile south), East Stourmouth (2 miles south), Monkton (2 miles east) and Upstreet (2 miles south-west). Larger places within reach include Canterbury (8 miles south-west), Margate (7 miles north-east), Dover (14 miles south), Ramsgate (7 miles east), Broadstairs (8 miles east) and Whitstable (9 miles west).

Tips from our surveys

A little preparation and a few simple habits help, both for the survey and for the roof itself. Some pointers:

  • Check your lease or ask a solicitor about who pays
  • Give tenants a simple way to report leaks
  • Give residents notice before a survey
  • Do not wait for a leak to survey the roof

Questions about the findings are welcome. With the Standard Survey there is a follow-up consultation, and Premium includes an in-person consultation.

Ask tenants and residents to report damp, stains or drips promptly. Early reports let you act before damage spreads.

The survey, step by step

Every roof is different; as a rough guide, the survey takes an hour or two for a single let house, with blocks of flats taking longer. If you have questions on the day, just ask. Older rural homes like those around Sarre can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.

  1. You tell us about the building, its roofs and any known leaks.
  2. We confirm the access we’ll need.
  3. We check coverings, flashings, gutters and chimneys where they can be seen.
  4. The report records areas we couldn’t access.
  5. Findings and recommendations are set out with photos.

Before the survey

  • Keep pets out of the way during the survey
  • Unlock side gates and any roof access doors
  • Gather any invoices or paperwork from past roof work

Arrange a survey

If you have photos of the roof, send them over. Pictures from ground level or a window are fine. To send them or to book, ring 07833 053749 or send us an email.

Common roof problems in Sarre

On a shared roof, it is not always clear who should act. Each party may assume someone else is dealing with it and work gets delayed. An independent report helps everyone see the facts.

Things that often lead to a survey include:

  • Slipped or missing slates and tiles
  • Mortar falling from ridges and verges
  • Leaking joints at party walls
  • Blocked gutters over flats

Living close to Grove Ferry Picnic Area is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and blocked gutters overflow and soak walls.

What to check before booking

  • How long the report takes to arrive
  • What the report includes, and whether it has photos
  • Is VAT included in the price?
  • How they’ll see the roof: from the ground, the loft, the roof or by drone

FAQs for Sarre

Do you survey roofs for landlords with property near Minster station?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just ring 07833 053749 or use the contact form with the details.

Do roofs near the sea, like those around Sarre, take more of a battering?

Near the coast, roofs face more wind and more salt than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.

Do I have to be there for the survey?

Not necessarily. If we only need the outside, we can agree that ahead of time, but anything inside needs someone there to give access.

Do you cover Sarre for landlord roof surveys?

Yes. We cover Sarre and the rest of Kent. For a price, phone 07833 053749 or send us an email.

How long have you been surveying roofs?

Over 20 years and more than 5,000 surveys.

Do you look in the roof space?

If there’s a loft and safe access to it, yes. From inside, the underside of the roof frequently shows damp, staining or daylight that can’t be seen from outside.

Do you survey on Saturdays and Sundays?

Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Just let us know the days that suit you.
