What we are asked to look at in Sharpthorne

Shared roofs can fall between owners. Each party may assume someone else is dealing with it and work gets delayed. A condition report gives everyone the same starting point.

Here are some of the things we see frequently:

  • Chimney stacks in poor repair
  • Flashings that have come away
  • Mortar falling from ridges and verges
  • Gutters overflowing onto walls

For site and facilities teams at buildings such as West Hoathly CofE Primary School, large buildings have long gutter runs and big roofs that need checking like any other.

  • How soon the report will arrive
  • Whether you get a written report with photos
  • Whether the loft is part of the inspection

What a good roof survey covers

How a landlord roof survey works in Sharpthorne

The lease usually decides who is responsible for the roof and who pays. We do not give legal advice on leases, but our report gives everyone an independent record of condition. That can help when owners, freeholders and agents need to agree what happens next. You get photos and written recommendations, prioritised by urgency where relevant. We survey converted houses, rented houses and shared roofs, and people most frequently book us about splits and blisters in flat roof coverings and choked outlets and gutters.

Village roofs often face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. Lead flashings and old chimney stacks are often where weather gets in first.

The report records the let or shared roof as we found it on the day. It is useful straight away, and a good reference for later.

What happens on the day

We check the roof from outside and, where it is relevant and there’s safe access, from inside the roof space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey usually takes roughly 1–2 hours at a typical home, and more on a big or complicated roof. In a small place like Sharpthorne, access is usually the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. We start with what you know about the building and its history.
  2. We confirm the access we will need.
  3. The roofs are inspected from ground level, vantage points, the roof space and the roof where safe.
  4. The report records areas we couldn’t access.
  5. You receive photos and recommendations, prioritised where relevant.

Before the survey

  • Point out any leaks or damp patches
  • For a flat or shared roof, check access with the building owner or managing agent
  • Dig out any old roof reports or invoices

What we look for on each type of roof

Pitched roofs on houses and blocks

Most let houses and many blocks have pitched roofs of slate or tiles. Coverings, ridges, hips, valleys and flashings are inspected as far as can safely be seen.

Flat roofs on blocks and rear additions

Felt flat roofs often need replacing after around 15–20 years, so their age matters.

Tips from our surveys

Here are a few things we’d tell any owner, before and after a survey:

  • Hold on to old reports to compare later
  • Arrange flat access beforehand
  • Ask residents to report damp straight away
  • Act on high-priority defects quickly

The report comes with photos and written recommendations, prioritised by urgency where relevant. It’s emailed to you so you can share it with owners, agents or contractors.

Deal with the high-priority defects quickly and schedule the others. Left alone, minor faults normally get worse.

Common questions in Sharpthorne

Will you come out to Sharpthorne?

Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route when booking.

Does a conservation area affect roof work in Sharpthorne?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

What does a block roof survey cost?

The Basic Survey starts from £150, the Standard from £250 and the Premium from £400, all including VAT. Blocks are priced on their size and roofs, so ring 07833 053749 or email us for a price.

Does this replace a RICS building survey?

No, it is a roof survey. It isn’t a RICS Level 2 or 3 building survey and does not replace a structural engineer’s report.

Will you fly a drone over my roof?

Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.

Will you need to get into tenants’ homes?

That depends on the layout. We may need the loft space and some or all of the top-floor flats, and you or your agent arrange access. We tell you what’s needed as you book.

Does the weather affect the survey?

Light rain doesn’t typically stop a survey. Strong wind or a downpour can stop drone flights and make roof access unsafe, so if conditions aren’t right we will arrange another day with you.

Sharpthorne homes and their roofs

Older houses across Sussex frequently have handmade clay tiles, and many have tile-hanging on their upper walls. Some old buildings in Sussex have Horsham stone slab roofs. Whichever you have, the details that tend to fail before the covering itself get the closest look. The wider area around Sharpthorne has a long history of building, with Priest House about 0.5 miles west. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area.

If you let a flat or house near East Grinstead station, a dated record of the roof is useful when planning maintenance across a let. For an older house near a landmark such as St Margaret's Church, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Honest limits

Without opening up the roof, some things stay hidden, so a survey has limits:

  • A full building survey of every part of the property
  • Areas behind locked flats or blocked hatches
  • Who pays under the lease (that is a legal question)

If in doubt, ring 07833 053749 or use the contact form and we’ll recommend the right survey. The full list of what we check.

Checking the roof from ground level

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can point to a blockage or a sagging run.
