South Down questions
Do you cover smaller places like South Down?
Yes, smaller places are covered as well as towns. We work right across London and the South East. Just mention lanes, gates or anything else about the route when you book.
Does a conservation area affect roof work in South Down?
Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.
Which days do you carry out surveys?
We survey seven days a week: weekdays, Saturdays and Sundays. Tell us which days suit you when booking.
Is a landlord roof survey the same as a full building survey?
No, it’s a roof survey. It’s not a RICS Level 2 or 3 survey, and it’s not a structural engineer’s report.
Do you survey roofs shared between flats?
Yes. We inspect the parts we’re given access to, as far as they can safely be seen. Areas we couldn’t see are noted in the report.
How many surveys have you done?
We’ve been surveying roofs for over 20 years and have completed over 5,000 surveys.
What insurance do you have?
Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.
How a landlord roof survey works in South Down
A landlord roof survey covers the usual parts of a roof: slates or tiles, ridges, hips, valleys, flashings, chimneys, gutters and the loft. Flat roofs on blocks, extensions and garages are included where they’re part of the brief. Chimney stacks, parapets and party-wall upstands are checked as far as they can be seen safely and the loft where access is safe. If you’ve noticed failed flashings at walls and chimneys and leaks into upper flats, a survey will tell you what’s going on.
In a village or hamlet like South Down, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it’s usually the chimneys and lead flashings that need work first.
Nothing in the report is left vague: if work is needed, the report says so clearly, and where it can wait, that is said too.

What we cannot see
No survey can tell you everything, and we’d rather be clear about that before booking. Bear these in mind:
- Whether materials contain asbestos (a specialist asbestos surveyor’s job)
- Legal advice on leases or service charges
- Parts of the roof we can’t safely see or access
If in doubt, phone 07833 053749 or send us an email and we’ll suggest the right survey. The full list of what we check.

Different roofs, different checks
Gutters and downpipes
Gutters are a common source of leaks on blocks. We check gutters, outlets and downpipes where they can be seen.
Pitched roofs on houses and blocks
The edges and top of a pitched roof are exposed, so we check them closely.
Why get it checked now?
A dated condition report is useful for the building’s records. Repeat surveys let you see how the roof is changing which helps with rolling maintenance. Matching old materials, such as handmade tiles or stone slates, can take time to source. That is one more reason to find defects before they become urgent.
Prices start from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, inc. VAT, and we’ll tell you which fits.

What we do, step by step
After the inspection, everything we found is written up in a report with photos, emailed to you. As for time on site, it usually takes between one and two hours for a single let house, with blocks of flats taking longer. Older roofs in small places like South Down can have low, tight loft spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.
- We start with what you know about the building and its history.
- We confirm the access we’ll need.
- We check coverings, flashings, gutters and chimneys where they can be seen.
- We note what couldn’t be seen as well as what could.
- Findings and recommendations are set out with photos.
Preparing for the visit
- Keep pets inside or away from the areas we are looking at
- Have any questions written down, so nothing gets missed
- If the roof is shared, arrange access with whoever manages the building

Useful tips for South Down property owners
Getting the most from a landlord roof survey starts before we arrive and carries on afterwards. Some tips:
- Check your lease or ask a solicitor about who pays
- Keep roof surveys on a rolling plan
- Deal with urgent items first
- Make sure the loft space can be accessed
We don’t advise on leases or who should pay. What we provide is an independent record of condition that everyone can refer to.
Keep gutters and outlets clear, especially on blocks with valleys or parapets. Many leaks into top flats start with a blocked gutter.
Roofs, chimneys and gutters in South Down
Older buildings may be listed or sit in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. In either case, a change of roofing material may need consent. Thatch survives on some older buildings in Hampshire’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Whatever the covering, it is frequently the fixings, flashings, valleys and gutters that give out first.
If you let a flat or house near Shawford station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. If you look after a building such as Twyford St Mary's Church of England Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. For an older house near a landmark like Church of All Saints, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.
