Thermal Roof Survey in South Down
Thermal roof surveys in South Down from an independent, experienced roof surveyor. Over 5,000 surveys and 20+ years behind us across London and the South East.
- Thin or uneven insulation in the roof
- Patches of heat loss across the roof
- Wet areas near outlets and upstands
Why act early in South Down
Before replacing a large flat roof, it is useful to know how much of it is actually wet. Thermal imaging, checked with moisture readings, gives a clearer picture before you spend. Older and listed buildings around South Down may need consent and matching materials for repairs, so a defect found early gives time to plan the work properly.
Bigger, taller and commercial roofs take more time to survey, so the price reflects that. You will know the figure before booking.

How a thermal roof survey works in South Down
Thermal imaging can also show where a roof is losing heat. Gaps in loft insulation and poorly insulated areas can stand out on the images. The difference shows most clearly when it is warm inside and cold outside. Our report points out what the images suggest and where to look more closely. We do not give energy ratings or heat loss calculations. We survey loft conversions, insulated roof spaces and commercial roofs, and the problems we’re asked to look at most are areas losing heat at the eaves and junctions and damp around chimneys and parapets.
Older buildings in small places like South Down may be listed or in a conservation area. A look from above or with a thermal imager does not touch the roof, which suits a building where any change needs care. Check with the council before planning any work on a listed building or one in a conservation area.
Nothing in the report is left vague: where something needs attention, it says so plainly, along with how urgent it is.

What this survey cannot tell you
Every survey has limits, and we’d rather be clear about that before booking. Bear these in mind:
- Whether the deck or roof structure is strong enough
- An energy rating for the building
- What’s inside walls or under coverings, without opening up
If you are not sure which survey you need, phone 07833 053749 or email us and we will give you a straight answer before you book. What a survey covers and does not.
What we look at
- Flat roofs
- Commercial roofs
- Insulated roof spaces
- Pitched roof slopes
- Loft conversions
- Ceilings below the roof
Roof by roof
Parapets, valleys and junctions
Junctions where roofs meet walls, parapets and valleys are common places for water to get in. Thermal imaging can help show damp patterns around them.
Pitched slate and tile roofs
Thermal images of a pitched roof can still show heat loss patterns and some damp areas. We explain what can and cannot be read from them.
How it works
You do not need to do much on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we’ll take it from there. A typical survey takes roughly 1–2 hours on an ordinary house, or half a day or so for a commercial building. In a hamlet or village like South Down, a postcode doesn’t always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.
- First we discuss the roof, any damp and the forecast for the visit.
- We look over the roof from wherever it is safe.
- We take thermal images of the roof and of the loft where we can reach it.
- Patterns that stand out are checked with moisture readings.
- The report pairs each thermal image with a photo and explains what it suggests.
How to prepare
- Dig out any old roof reports or invoices
- Let us know about parking before the day
- Make sure pets are kept safely away

Drones, thermal imaging and South Down roofs
England has around 10,000 conservation areas and about 500,000 listed buildings. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so the council is the place to ask. South Down is about 1 mile from the edge of the flight restriction zone around Southampton Airport. If the drone is used for your survey, the exact boundary is checked for the address first.
Take a building like Twyford St Mary's Church of England Primary School: a view from above covers a wide roof far faster than walking it. If you live in an older home near Church of All Saints, thin or patchy insulation under an old roof frequently shows up clearly on a thermal image.

Before and after the survey
A survey works best with a little help from you, before and after. Some tips:
- Use the report as a baseline for later checks
- Check from the ground or a window, never by climbing
- Ask us about the forecast if rain is expected
- Keep dated photos of any marks on ceilings
Once we’ve been, the thermal images, photos and readings go into a single report. We explain what each image may mean, with our recommendations. With a Premium Survey, you get the report the same day.
Deal with small splits and lifted seams promptly. Once water gets under a membrane, it can travel far before it appears inside.
Your questions about thermal roof surveys in South Down
Is South Down within the area you cover?
We do. A small place gets exactly the same survey as a big one.
How do I find out if my home in South Down is listed?
For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.
Is this an asbestos survey?
No. We can flag materials that might contain asbestos, but confirming it is a job for a specialist asbestos surveyor. Buildings built or refurbished before 2000 may contain it.
Do I have to be there for the survey?
Not always. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.
Can you inspect my roof with a drone?
Where it is applicable and safe, yes. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.
I live in a flat. Can you survey the roof?
Yes. Shared roofs just need a little more planning, with the freeholder or managing agent. Let us know about it as you book and we’ll plan the survey around it.
Are you insured?
Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.
Landlords, agents and block managers in South Down
Businesses and commercial landlords can book us too. Bigger roofs take more time, so they’re priced to suit.
Letting agents can arrange access with tenants, at a time agreed beforehand. We survey seven days a week, which can make access easier.
