Thermal roof surveys for homes and businesses in Otterbourne

A thermal survey isn’t a quick fix for every roof problem. Sun, shade, reflective surfaces and wind can all change what the camera shows. We back up the images with moisture readings and a careful look at the roof. Our report says plainly what the camera picked up and how sure we can be. Where something cannot be confirmed, we say what would help next. We survey commercial roofs, pitched roof slopes and loft conversions, and common reasons people get in touch are damp patches with no obvious cause and wet insulation beneath the membrane.

In a village or hamlet like Otterbourne, roofs can be steep, old and hard to see from the lane. A drone and a thermal camera each give a view you can’t get from ground level. Weather and airspace are looked at before the visit, and the journey is planned in advance. Steep slopes and tall chimney stacks are where a close-up view adds the most.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

How it works

Safety comes first on every visit. Everything that can safely be seen is inspected, and anything we can’t see is noted in the report. The survey usually takes an hour or two at a house, including the thermal images, and around 3–4 hours for a commercial roof. Older rural homes like those around Otterbourne can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen, and anything we cannot see is noted.

  1. You tell us about the roof and any damp, leaks or cold rooms.
  2. The weather and surface conditions are recorded.
  3. A full inspection and thermal imaging are carried out together.
  4. We back up the thermal patterns with moisture readings.
  5. You get the report the same day, with an in-person consultation to follow.

Before we arrive

What a survey costs

Prices always include VAT. What changes the price is:

  • Roof area
  • Height and safe access
  • Any need for thermal images or a drone flight
  • Chimneys, valleys, parapets and other details

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Our price is from £400, including VAT.

Getting in touch

You do not need to know any roofing terms. Just tell us:

  • Any photos you have, taken from the ground or a window
  • The address and postcode of the property
  • Any deadline, such as an exchange date
  • Any stains, drips or damp patches you’ve seen indoors

Getting a price is simple: just phone 07833 053749 or drop us an email and give us some details about the property and we will recommend the right survey. We confirm the price before anything is booked.

Flying and imaging in Otterbourne

Thatch survives on some older buildings in Hampshire’s villages. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Many roofs like these can’t be judged properly from the pavement, and that’s where a view from above or a thermal image earns its place. The flight restriction zone around Southampton Airport comes within about 1 mile of Otterbourne. If the drone is used for your survey, the exact boundary is checked for the address first.

If you live in an older home near Church of St Matthew, steep roofs, tall chimneys and hidden valleys can be hard to see from the ground, and that is where a view from the air or with a thermal camera helps.

Questions from Otterbourne

Can you fly a drone over a roof in Otterbourne?

Normally it comes down to two things: the airspace at the address and the weather. Otterbourne is about 1 mile from the edge of the flight restriction zone around Southampton Airport. The exact boundary is checked for each address before any flight, and a roof inside it needs permission before we fly. A small drone cannot fly safely in strong wind or a downpour, and the rest of the survey does not depend on the drone.

How do I find out if my home in Otterbourne is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Can a thermal survey trace a roof leak?

Thermal imaging can help, alongside other checks. The results depend on conditions on the day. If the source cannot be confirmed, we will say what could help next, like electronic leak detection.

What happens after the survey?

You receive the written report by email, with photos and recommendations. It’s yours to share with a seller, insurer, roofer or managing agent, whichever applies.

When does the report arrive?

Report times are set by the package. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. Mention any deadline when you book.

What insurance do you have?

We are covered by professional indemnity and public liability insurance, for every survey we carry out.

How much does a thermal roof survey cost?

It is part of the Premium Survey, from £400. You also get an in-person consultation and a 12-month follow-up. For bigger commercial roofs, we quote on size.

What this survey can’t tell you

Every survey has limits, and it is better to know them up front. Keep these in mind:

  • Reliable images in rain, strong wind or on a wet roof surface
  • Seeing water directly, as the camera shows temperature, not moisture
  • A formal energy assessment

If in doubt, call 07833 053749 or email us and we’ll suggest the right survey before booking. The full list of what we check.

Roofs we survey in Otterbourne

  • Insulated roof spaces
  • Pitched roof slopes
  • Ceilings below the roof
  • Loft conversions
  • Flat roofs
  • Commercial roofs

Should I look at the roof myself first?

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

During heavy rain, look at the gutters from the ground or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

How the survey changes by roof type

Parapets, valleys and junctions

Junctions where roofs meet walls, parapets and valleys are common places for water to get in. The camera can help show damp around these junctions.

Single-ply and EPDM roofs

Thin membranes can show patterns from the layers beneath. Reflections from shiny surfaces can affect readings, which we allow for.

Signs you need a thermal roof survey in Otterbourne

On big commercial and residential flat roofs, thermal imaging helps owners plan. Patterns can point to wet areas and show which parts look sound, so we know where to take moisture readings.

Most people get in touch when they’ve noticed something like this:

  • Damp patches with no obvious cause
  • Water that travels before it shows
  • Wet insulation beneath the membrane
  • Thin or uneven insulation in the roof

Anyone responsible for a site like Otterbourne Church of England Primary School will know that a view from above covers a wide roof far faster than walking it.
