Questions from Badger Farm
Is my home in Badger Farm listed or in a conservation area?
Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.
Do you carry out roof surveys in Badger Farm?
Yes, Badger Farm is one of the places we work. The survey and report are the same in Badger Farm as anywhere else, and visits run on weekdays and weekends.
What will the report tell me?
It explains what we saw, what it means and what we’d suggest, backed by photos. Anything we couldn’t see safely is noted too.
Will I get photos?
Yes. The report includes photographs of what we found, so you can see each point for yourself.
Can you check my loft insulation with a thermal camera?
It can show temperature patterns that point to missing or thin insulation. The difference is clearest when the building is heated and it is colder outside. We look from the loft as well, where there’s safe access.
Do you climb onto every roof?
Not always. Some roofs are too steep or fragile to walk on safely. We use safe viewpoints, the roof space and a drone where applicable, and the report records anything we couldn’t see.
How much does a thermal roof survey cost?
It comes with our Premium Survey, which starts from £400. That also includes a full inspection, a drone inspection where it applies, structural analysis and a same-day report.
How a thermal roof survey works in Badger Farm
Wet insulation under a flat roof covering holds heat for longer than dry. That means a wet area can show up as a different temperature from the rest of the roof. It helps us see how far water may have spread under the covering, something you can’t normally tell from the surface. We then check those areas with moisture readings. If you’re worried about leaks that are hard to trace and wet insulation beneath the membrane, a survey will tell you what’s going on.
In smaller places like Badger Farm, many homes are bungalows and houses with roofs you can partly see from the ground. The parts you cannot see, like rear slopes, valleys and chimney tops, are where a drone or thermal camera adds detail. The forecast decides the day, as calm, dry conditions suit both. Even so, a close-up image often shows wear on ridges and flashings that a view from ground level misses.
How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Should I look at the roof myself first?
After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we look at the roof.
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
What we do, step by step
There is not much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will get on with the inspection. The survey itself takes between one and two hours at a typical home, though large, tall or awkward roofs take more time. A visit to a smaller place like Badger Farm is no different on the day: we look from ground level, from windows, from the loft and from the roof where it is safe. It helps to show us anything you’ve already noticed.
- First we discuss the roof, any damp and the forecast for the visit.
- We look over the roof from wherever it is safe.
- We take thermal images of the roof and of the loft where we can reach it.
- Patterns that stand out are checked with moisture readings.
- Each image is set beside a normal photo and explained in the report.
Before we arrive
- Make sure we can get to the back of the property
- Make a note of anything you’d like us to look at
- If you’re buying, let the agent know when we are coming

Advice
What a thermal roof survey looks like in Badger Farm
Badger Farm has a number of hotels within about a mile and a half. If you look after one, a large roof can be surveyed without guests having anyone working above them. If your survey includes the drone, the flight is checked against the Drone Safety Map first.
Take an older house close to Saint Luke: thin or patchy insulation under an old roof often shows up clearly on a thermal image. If you run a hotel or guest house in or near Badger Farm, a roof problem can mean rooms out of use, so it pays to find faults before guests do.

Why act early in Badger Farm
For buyers, a thermal survey adds detail that a visual inspection can’t give. Hidden problems found before exchange can be raised with the seller or agent. Tradespeople may need to travel further to a smaller place like Badger Farm, so it helps to plan roof work rather than call someone out in a hurry. Knowing early gives you time to get the right people in.
What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how safely it can be seen. Prices start from £400, including VAT.

Prices for thermal roof surveys in Badger Farm
Not every roof costs the same to survey, for these reasons:
- How tall the building is and how easy the roof is to see
- How complicated the roof is, with its valleys, chimneys and parapets
- The package you choose: Basic, Standard or Premium
- The size of the roof
Prices start from £400, including VAT. What you pay depends on how big and how high the roof is, how it can be seen safely and the package you choose.

Honest limits
This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Reliable images in rain, strong wind or on a wet roof surface
- Hidden layers that need to be opened up to check
- Confirming water without moisture readings
Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we will tell you. What our survey covers.
What this survey covers

Common roof problems in Badger Farm
Not every roof problem shows on the surface. Wet insulation, gaps in insulation and heat loss are often invisible from outside. Thermal imaging gives us another way to look for them.
A survey makes sense if you’ve noticed:
- Thin or uneven insulation in the roof
- Damp patches with no obvious cause
- Ceilings that feel colder in places
- Areas losing heat at the eaves and junctions
For site and facilities teams at buildings such as Stanmore Primary School, a drone or thermal camera can show a large roof in a single visit.
What to check before booking

- How they plan to inspect the roof safely
- Their report turnaround times
- Their drone registration, if they fly one
