Landlord roof survey in Staplefield

Our landlord and block roof surveys cover Staplefield and the rest of London and the South East. Time on site usually takes between one and two hours on an ordinary house, and about three to four hours for a commercial roof. Everything is inspected as far as it can be seen safely including by drone where it applies. A written report with photos follows. We survey converted houses, blocks of flats and rented houses, and people most often book us about damaged party-wall upstands or parapets and leaks into upper flats.

Some older homes in villages like Staplefield are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.

The report works through the roof section by section, from the coverings down to the gutters. You’ll see the good as well as the bad.

How the survey works

We look at the roof from outside and, where it’s relevant and there’s safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. The whole visit usually takes an hour or two for a house, while a commercial roof takes nearer three to four hours. Cottages and farmhouses around Staplefield often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.

  1. First, we confirm the scope and the purpose of the report.
  2. You arrange access to the loft and any flats we need.
  3. Each roof is looked at from safe vantage points and inside where possible.
  4. We photograph defects and note how urgent they look.
  5. A written condition report follows to help you plan.

Before we arrive

  • Keep pets in another room
  • Make sure the loft hatch can be reached
  • If the roof is shared, arrange access with whoever manages the building

Advice

Why act early in Staplefield

Quotes from contractors set out the work they want to carry out. A survey gives you an independent view of the roof before you commission work so you know what you are asking contractors to price. In a place like Staplefield, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.

Prices start from £150, including VAT, for a Basic Survey. Standard is from £250 and Premium from £400, both including VAT. You’ll know the price for the job before booking.

Why book with us

  • More than 20 years surveying roofs
  • Clear package prices, including VAT
  • Drones and thermal imaging where applicable
  • More than 5,000 surveys completed

Landlords, agents and block managers in Staplefield

Letting agents can arrange access with tenants. We survey on any day of the week, which can make access easier.

Landlords, agents and building managers in Staplefield and across West Sussex can book any of our surveys. For a price for a let property or a block, phone 07833 053749 or drop us an email.

DIY checks: what’s safe

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry and it will help the survey.

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

Staplefield: your questions answered

How do I find out if my home in Staplefield is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Will you come out to Staplefield?

Yes. Staplefield is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there as you book.

Does the report help with maintenance planning?

Yes, many agents and freeholders use it that way. A repeat survey later shows how the roof has changed to keep your plan up to date.

Who typically books a landlord or block roof survey?

Landlords, letting agents, managing agents and freeholders book it, as well as RTM and residents’ management companies. Owners in a shared building book it too.

Does this replace a RICS building survey?

No. Our survey covers the roof and its parts, not the whole property. It isn’t a RICS Level 2 or 3 survey or a structural engineer’s report.

How much time does the visit need?

For a single house, expect about 1–2 hours on site and larger buildings take longer.

Which days do you carry out surveys?

We survey on any day from Monday to Sunday, during the day. Just say which days work for you.

What a landlord roof survey does not cover

Without opening up the roof, some things stay hidden, and that sets some limits:

  • Responsibility under a lease
  • Roof areas we weren’t given access to
  • A full building survey of every part of the property

If in doubt, call 07833 053749 or send us an email and we’ll suggest the right survey. The full list of what we check.

  • Rented houses
  • Converted houses
  • Blocks of flats
  • Gutters and downpipes
  • Flat roofs on blocks

What a survey costs

The price reflects the time and kit the roof needs. That comes down to:

  • How complicated the roof is, with its valleys, chimneys and parapets
  • Whether thermal imaging or a drone is needed
  • Whether you choose the Basic, Standard or Premium Survey
  • The number of roofs, including extensions and garages

Prices start from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, including VAT.

What we need to know

The more you tell us, the easier it is to price the survey. When you contact us, it helps to mention:

  • Access details, such as a loft hatch or a shared roof
  • Any deadline, like an exchange date
  • The type of building and roof, such as pitched or flat
  • What made you get in touch

We confirm the price for your survey before booking, so you know the cost up front. Our price is from £150, including VAT. For a price for your roof, phone 07833 053749 or use the contact form.

What a landlord roof survey looks like in Staplefield

Many older homes in Sussex have handmade clay tiles and tile-hung walls. Horsham stone slab roofs survive on some old Sussex buildings. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. About 0.4 miles east lies Tyes Place, a reminder of how long the area around Staplefield has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first.

The streets around a church such as Church of St Mark are often among the oldest in a place, and if your home is one of the older ones nearby, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. If you look after a building such as St Mark's CofE Primary School, a written record of a large roof helps plan work for the holidays rather than in term time. Landlords with a home close to Balcombe station may find that the gap between tenancies is a good time to have the roof looked at.

Staplefield is about 4 miles north-west of Haywards Heath, in West Sussex. Whether the building in Staplefield is a house, a flat or a commercial unit, we can survey the roof on a weekday or at the weekend. Staplefield is one of the towns and villages in West Sussex where we work for landlord roof surveys.

Surveys in RH17 are booked the same way as anywhere else. Streets in the area include Cuckfield Road and Rose Cottage Lane, all of which we cover. If you’re just outside Staplefield, we cover Slough Green (1 mile south), Warninglid (1 mile south-west), Brook Street (2 miles south-east), Whitemans Green (2 miles south-east) and Balcombe (2 miles north-east). Within a short drive, we also cover Crawley (5 miles north), Horsham (7 miles west), Haywards Heath (4 miles south-east), Burgess Hill (6 miles south), East Grinstead (10 miles north-east) and Shoreham-by-Sea (14 miles south).
