Landlords, agents and block managers in Tylers Green

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Let us know about it as you book and we will plan the survey around it.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan.

About our landlord roof survey in Tylers Green

A landlord roof survey shows you the state of a roof, written up so you can plan. Landlords, letting agents, managing agents and freeholders all use it, as well as residents’ and RTM management companies. You get a written report with photos and recommendations set out by urgency where relevant. It’s a roof survey, not a RICS Level 2 or 3 survey of the whole building. We survey shared roofs, gutters and downpipes and rented houses, and people most often book us about flashings that have come away and slipped or missing slates and tiles.

Houses in smaller places like Tylers Green can face open ground, where wind and driving rain hit the roof harder. Ridge tiles, verges, chimney stacks and flashings take the worst of it. A proper look shows whether anything has started to loosen. Once one ridge tile or slate moves, wind gets under the next one too.

You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

Tylers Green: your questions answered

Is my home in Tylers Green listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Will you come out to Tylers Green?

Yes. Tylers Green is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and South East England. Let us know about access, parking and anything unusual about getting there as you book.

Can you tell me if my roof has asbestos?

No. We don’t sample or test for asbestos. Where a material might contain it, like old cement sheets on a building from before 2000, the report flags it.

Does the weather affect the survey?

It depends on the weather and the survey. Strong wind or heavy rain can make access unsafe and ground a drone, and we’d agree another day.

How much is a landlord roof survey?

The Basic Survey starts from £150, the Standard from £250 and the Premium from £400, all with VAT included. Larger buildings are priced to suit, so ring 07833 053749 or use the contact form for a price.

What’s the best way to book?

The quickest way is to ring 07833 053749 or use the contact form. Let us know the address and a little about the roof, and we’ll take it from there. Surveys run on weekdays and at weekends.

Do I have to be there for the survey?

Not necessarily. If we only need the outside, we can agree that in advance, but the loft and any rooms with damp need someone to let us in.

Should I look at the roof myself first?

Your own check is a good start, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.

Leave it or get it looked at?

Relying on what tenants report means relying on what they can see. By the time a stain appears, water may have been getting in for a while. We check the roof, not just the symptoms. Arranging work in a smaller place like Tylers Green is easier with notice than in an emergency. Knowing early gives you time to get the right people in.

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

When you need someone else

Without opening up the roof, some things stay hidden, so a survey has limits:

  • Who pays under the lease (that’s a legal question)
  • Parts of the roof we cannot safely see or access
  • Walls, floors and services beyond the roof

Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we’ll tell you. What our survey covers.

Roof types and parts we check

  • Blocks of flats
  • Converted houses
  • Flat roofs on blocks
  • Shared roofs
  • Rented houses
  • Gutters and downpipes

Signs you need a landlord roof survey in Tylers Green

Many let properties sit under roofs that have seen decades of weather. Nails, battens, flashings and underlay frequently fail before good slates or tiles so it pays to check how the roof is holding up.

Here are some of the things we see frequently:

  • Damaged pots and flaunching
  • Parapets and upstands in poor repair
  • Damp or stains in top-floor flats
  • Worn ridges, hips and verges

For landlords with property near High Wycombe station, a dated record of the roof is useful when planning maintenance across a let.

Choosing a roof surveyor

  • How much experience they have with roofs like yours
  • How they plan to inspect the roof safely
  • How long the report takes to arrive
  • Is VAT included in the price?

What to expect from a roof survey

What happens on the day

Where it is relevant and can be reached safely, the loft space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. The whole visit normally takes roughly 1–2 hours on an ordinary house, or half a day or so for a commercial building. Being in a smaller place like Tylers Green does not change how the visit works: outside, inside and from any safe vantage point, in that order. It is useful to show us anything you’ve already noticed.

  1. We start by agreeing the scope, roof by roof.
  2. We confirm which flats and loft spaces we need to get into, and you arrange access.
  3. We inspect each roof from safe vantage points, the roof space and the roof itself where safe.
  4. We photograph each defect and note how urgent it looks.
  5. We send a written report you can use to plan maintenance and budgets.

Before we arrive

  • For a flat or shared roof, check access with the freeholder or managing agent
  • Leave side gates unlocked
  • Make a note of anything you’d like us to look at

Tylers Green homes and their roofs

Hughenden Manor, about 2.4 miles west, is one of the historic houses in the wider area around Tylers Green. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material. Some villages in Buckinghamshire still have thatched roofs. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Knowing the covering helps explain which parts of a roof are likely to need work first.

Take a building like Manor Farm Community Infant School: a written record of a large roof helps plan work for the holidays rather than in term time. If you look after a shop, office or commercial unit, for instance near Eden, knowing the roof’s condition lets you budget for work rather than pay for emergencies.
