Landlord roof surveys around Upper Street

About 0.5 miles north-east lies Breamore House, a reminder of how long the area around Upper Street has been built on. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area. Some Hampshire villages still have thatched roofs. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Knowing the covering helps explain which parts of a roof are likely to need work first.

If you live in an older home near Church of St Mary, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. For site and facilities teams at buildings like Breamore Church of England Primary School, large buildings have long gutter runs and big roofs that need checking like any other.

Landlord roof surveys for homes and businesses in Upper Street

Managing agents and freeholders use our reports to plan maintenance and budgets. You can see what’s urgent and what can wait, as far as can be judged from what’s visible. It does not give repair costs, but it gives contractors a clear brief to price from. Anything urgent is made clear, so you can deal with it first and budget for the rest. We survey flat roofs on blocks, gutters and downpipes and shared roofs, and people most frequently book us about damp or stains in top-floor flats and cracked or leaning shared chimneys.

Somewhere as small as Upper Street, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it’s normally the chimneys and lead flashings that need work first.

Findings are set out part by part, from the main slopes down to the gutters and outlets, each with a short note and a photograph. You will see the good as well as the bad.

How the survey changes by roof type

Party-wall upstands and parapets

A parapet can hide a gutter that is hard to see. We inspect them as far as it’s safe to see.

Shared chimney stacks

A leaning or cracked stack on a shared building affects more than one owner, so a clear record helps.

How it works

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. In total, it takes roughly 1–2 hours on an ordinary house, or half a day or so for a commercial building. In a hamlet or village like Upper Street, a postcode does not always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. We agree the roofs to be surveyed and what you need the report for.
  2. Access to flats and the loft space is arranged by you or your agent.
  3. Each roof is looked at from safe vantage points and inside where possible.
  4. We photograph defects and note how urgent they look.
  5. You get a written report to plan maintenance and budgets.

Getting ready for the survey

  • If it isn’t your property yet, arrange access through the agent
  • Make a note of anything you’d like us to look at
  • Agree roof access with the managing agent if it’s shared

Arrange a survey

If you are buying, it is useful to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. For any other survey, just ring 07833 053749 or drop us an email when you are ready.

Advice

What a survey costs

Survey packages start from £150, with VAT included. What you pay for your roof depends on:

  • Whether you choose the Basic, Standard or Premium Survey
  • Building height and the viewpoints available
  • House, block, shop or office
  • The use of thermal imaging or a drone

Thermal imaging and drone inspection (where applicable) come with the Premium Survey, which starts from £400, with VAT included. We can help you choose the package that fits what you want to find out.

What we need to know

If you can, have these to hand when you get in touch:

  • Where the property is, with the postcode
  • Where water is showing inside, if it is
  • The reason for the survey, such as buying, a leak or storm damage
  • Any deadline, like an exchange date

Not sure which survey you need? The easiest way is to ring 07833 053749 or email us and describe the roof and why you want it surveyed. We will explain the options and the price.

FAQs for Upper Street

Do you cover smaller places like Upper Street?

Yes, Upper Street is covered. Our area covers London and South East England, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Does a conservation area affect roof work in Upper Street?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Do you use drones?

Yes, where it is applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.

Will you need to get into tenants’ homes?

We may do. Where the loft or roof can only be reached through a home, we’ll need to go in so please give residents notice.

Is this survey just for landlords?

It suits anyone responsible for a let or shared roof: private landlords, letting and managing agents, freeholders and RTM companies.

Does the weather affect the survey?

Some surveys depend on the weather more than others. Drones can’t fly safely in high wind or heavy rain, and thermal imaging works best after a sunny day, with a dry roof and little wind. If the conditions are not right, we’ll talk to you about another date.

Can we use the survey to plan a roof budget?

Yes, that’s one of the main reasons clients book. Surveying again later shows what has changed to keep your plan up to date.

Useful tips for Upper Street property owners

A little preparation and a few simple habits help. Some pointers:

  • Book gutter clearing at least once a year
  • Don’t store items over the loft hatch
  • Keep roof surveys on a rolling plan
  • File each roof report for future reference

Many clients use the report as the basis for a maintenance plan. Urgent items can be dealt with first and the rest budgeted for later.

Act on urgent items in the report first and schedule the others. Small roof defects tend to grow.

Honest limits

To be straight with you, a roof survey has limits:

  • Legal advice on leases or service charges
  • The rest of the building, as a RICS Level 2 or 3 survey would
  • The structure in the way a structural engineer would assess it

If in doubt, ring 07833 053749 or use the contact form and we’ll point you to the right survey before you book. The full list of what we check.

What we look at

  • Shared roofs
  • Rented houses
  • Flat roofs on blocks
  • Gutters and downpipes
  • Blocks of flats
  • Converted houses

For landlords and managing agents

With a portfolio of properties, you can book surveys for several addresses. To discuss a number of properties, phone 07833 053749 or send us an email.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.
