Gutter survey in Upper Street

Gutters have to slope gently towards the outlet to drain properly. When brackets sag or joints part, water pools, drips and spills over at the low points. We check the line of each run as far as we can see it and look at the brackets and downpipe clips. You get written recommendations, prioritised by urgency where relevant. We survey fascias and soffits, parapet and box gutters and downpipes, and common reasons people get in touch are rotten fascias or stained soffits and gutters that have fallen out of line.

Some older homes in villages like Upper Street are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Older materials such as clay tiles, slate and stone are frequently matched when work is done.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

Before and after the survey

Here are a few things we’d tell any owner:

  • Get trees that overhang the gutters trimmed
  • Have gutters cleared at least once a year
  • Make sure downpipe clips are holding
  • Include valley, parapet and box gutters when clearing

For let and shared buildings, the report can go on file and use it to plan upkeep. Photos make it easier to explain the work to owners, tenants or contractors.

Hidden gutters need clearing too. They collect leaves and silt just like eaves gutters but they’re much harder to spot, so ask for them to be included when gutters are cleared.

Leave it or get it looked at?

Climbing a ladder to look in the gutters yourself is risky. From ground level you can spot drips and overflows, but valleys, parapets and box gutters are hard to see. Our survey covers what can safely be seen and records it with photos. Around Upper Street, older homes often have old roof timbers, and water through a failed covering can rot timber if it’s left.

What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how it can be reached and seen safely. Our price is from £150, including VAT.

Can I check my roof myself?

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us as you book and it will help the survey.

A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

What we do, step by step

The visit has one job: to see as much of the gutter as can safely be seen and record it clearly. Notes and photographs go into the written report. The visit typically takes an hour or two for most homes, and longer where there are parapet, valley or box gutters to follow. Cottages and farmhouses around Upper Street often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen, and anything we cannot see is noted.

  1. We ask about overflows, damp or leaks you’ve noticed.
  2. We look along the gutters, downpipes and fascias from the ground and from windows.
  3. Valley, parapet and box gutters are inspected as far as they can be seen safely.
  4. The loft space is checked for water marks if it’s safe to get into.
  5. The findings are written up with photos and recommendations.

How to prepare

Advice

Roof by roof

Plastic (uPVC) gutters

Plastic rainwater systems are common on homes of many ages. Their joints can leak as the seals wear and brackets may drop under the weight of debris.

Fascias and soffits

Overflowing water stains soffits and rots timber. We check them along with the gutters.

Upper Street: your questions answered

Does a conservation area affect roof work in Upper Street?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.

Do you cover smaller places like Upper Street?

We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.

How much time does the visit need?

Most visits to a house take about 1–2 hours, and longer for larger or complex roofs.

Will I get photos?

Yes. The report includes photographs of what we found, so you can see each point for yourself.

Could my damp wall be caused by the gutters?

The survey looks at whether rainwater is spilling onto the wall, through overflows, drips or damaged downpipes. We cannot see inside walls, so we report on what’s visible.

Do you survey roofs on blocks of flats?

Yes, if whoever owns or manages the building agrees access. We look at the parts we’re given access to.

Can you give me structural calculations?

No. We are experienced roof surveyors, and visible signs like sagging are noted, but we don’t provide calculations or an engineer’s opinion. If one is needed, the report says so.

Gutter surveys in Upper Street: local notes

Historic houses such as Breamore House, about 0.5 miles north-east, show how far back building in the area around Upper Street goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs. A number of Hampshire villages keep thatched roofs on their older buildings. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Whatever the covering, it’s frequently the fixings, flashings, valleys and gutters that give out first.

If your house is among the older ones in the streets near Church of St Mary, its chimney, valleys and lead work are likely to be the parts that need attention first. Anyone responsible for a site like Breamore Church of England Primary School will know that a written record of a large roof helps plan work for the holidays rather than in term time.
