Gutter survey in Woodgreen

We check the rainwater system above ground level, from the gutters down to where the downpipes meet the ground. It’s not a CCTV drain survey, so we cannot see inside underground pipes. If the problem looks like a blocked or broken drain below ground, we will say so in the report, with a suggestion to book a separate drain survey. Problems above ground, from split hoppers to leaking downpipes, are photographed and noted. If you’ve noticed choked outlets or hopper heads and overflowing valley or parapet gutters, a survey will tell you what’s going on, whatever the roof.

Older buildings in small places like Woodgreen may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is frequently expected.

If any part of the gutter couldn’t be seen safely, we say so in the report. That way, it is clear what was covered and what wasn’t, and what we’d suggest next.

What a survey costs

A few things affect what a survey costs:

  • The use of thermal imaging or a drone
  • How big the roof is
  • Extra roofs, like extensions, dormers or garages
  • Chimneys, valleys, parapets and other details

A Basic Survey starts from £150, inc. VAT. The Standard Survey starts from £250 and the Premium Survey from £400, both with VAT included. You will know the price for your roof before booking.

What to tell us when you get in touch

If you can, have these to hand when you get in touch:

  • Pictures of the roof from a safe spot, if you have them
  • The property’s address and postcode
  • Why you want a survey: buying, a leak, a storm or new work
  • Anything about access we should know

Our phone lines are open seven days a week. For a price or to book, phone 07833 053749 or drop us an email.

Leave it or get it looked at?

A gutter clear-out takes the leaves away but it will not explain why water keeps spilling over. Our survey also looks at falls, joints, brackets, outlets and downpipes, so you know whether there is more to it. Matching old materials, such as handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.

All our prices include VAT. Our price is from £150, including VAT. We confirm the price for the job before booking.

What a gutter survey doesn’t cover

Some things can’t be seen without opening up the roof, and that sets some limits:

  • Gutters out of sight from every safe viewpoint
  • The inside of a downpipe along its whole length
  • The inside of buried drains

If you’re not sure which survey you need, phone 07833 053749 or drop us an email and we’ll give you a straight answer before you book. What our survey covers.

Questions from Woodgreen

Do you carry out roof surveys in Woodgreen?

We do. The survey and report are the same in Woodgreen as anywhere else.

Does a conservation area affect roof work in Woodgreen?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

What do I do with the report?

You will get the report by email. With Standard there is a follow-up consultation; with Premium, an in-person consultation, so you can talk the findings through.

How experienced are you?

Over 5,000 surveys so far, over more than 20 years.

How do I book a survey in Woodgreen?

Just call 07833 053749 or drop us an email. After a few questions, we confirm the price and fix a day, weekday or weekend.

How much is a gutter survey?

Our packages start from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. For a price for your building, ring 07833 053749 or email us.

Can you give me structural calculations?

No. Visible signs such as deflection or sagging are recorded, but we don’t provide calculations or an engineer’s opinion. If one is needed, the report says so.

Rented homes, blocks and businesses

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out by urgency where it matters, which helps when budgeting.

Letting agents frequently book on a landlord’s behalf, with the report sent to whoever needs it. We agree a time with the tenant beforehand.

Should I look at the roof myself first?

It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us when booking, as it helps us focus the survey.

Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.

What a gutter survey looks like in Woodgreen

Historic houses such as Breamore House, about 1.5 miles north-west, show how far back building in the area around Woodgreen goes. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material. Thatch survives on some older buildings in Hampshire’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

For an older house near a landmark like St Boniface, old fixings, lead flashings and tall chimneys are typical of older roofs. Take a building like Breamore Church of England Primary School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

What happens on the day

There isn’t much for you to do on the day. Show us any stains, drips or problem areas you know about, and we will get on with the inspection. A typical survey takes an hour or two at most homes, though large, tall or awkward roofs take more time. Older rural homes like those around Woodgreen can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can be seen safely, and anything we can’t see is noted.

  1. You let us know where you’ve seen overflows, drips or damp.
  2. We walk round the building and check the gutters, downpipes and fascias from the ground.
  3. We look at hidden gutters as far as safe access allows.
  4. Where it’s safe, we check the loft for signs of water.
  5. You receive a report with photos and recommendations.

How to prepare

  • If you’re buying, check with the agent that we can get in
  • Have any questions written down, so nothing gets missed
  • Gather any invoices or paperwork from past roof work
