Independent gutter surveys in Hale

Gutter survey in Hale: what you get

Gutters have to slope gently towards the outlet or water sits in them. Sagging brackets and slipped joints leave water standing and overflowing where the gutter dips. We check the line of each run as far as we can see it and look at the brackets and downpipe clips. Recommendations are written down and prioritised by urgency where relevant. If you’re worried about fascia boards damaged by overflowing water and downpipes that are split or coming away, a survey will tell you what’s going on.

Older buildings in small places like Hale may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Older materials such as clay tiles, slate and stone are frequently matched when work is done.

It isn’t only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

Hale: your questions answered

Will you come out to Hale?

Yes, we do. We work right across London and South East England, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.

Does a conservation area affect roof work in Hale?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Will you check if gutters are causing damp inside?

We check whether rainwater from the gutters is reaching the wall, through overflows, drips or damaged downpipes. We can’t see inside walls, so the report covers what can be seen.

How long will you be on site?

For a house, expect about 1–2 hours on site, and longer for larger or complex roofs.

Will you check the loft?

Yes, where the survey calls for it and there is safe access. We look for staining, damp, daylight and signs of movement.

Does someone need to be in?

That depends on the survey. For inside areas and the loft space, someone has to give us access.

Will you check the drains below ground?

No, we don’t carry out CCTV drain surveys. The survey covers gutters, outlets, hoppers, downpipes and overflows and note any sign that the drains need checking.

Prices for gutter surveys in Hale

A few things affect what a survey costs:

  • The shape of the roof and its details
  • Whether thermal imaging or a drone is needed
  • Extensions, dormers and garages with roofs of their own
  • The height of the building and how the roof can safely be seen

A Basic Survey starts from £150, including VAT. Standard is from £250 and Premium from £400. You will know the price for your roof before booking.

What to tell us when you contact us

When you call or email, these details help:

  • What made you get in touch
  • Where any leaks, stains or damp patches show inside
  • Your postcode, so we can check access and travel
  • What kind of property and roof it is

Prices start from £150, including VAT. The exact figure depends on the roof and the package, so call 07833 053749 or email us with the details.

Different roofs, different checks

Cast iron gutters

Lots of period homes still have cast iron rainwater goods. Kept painted, they can last a long time but corrode once the paint wears off.

Fascias and soffits

On buildings from before 2000, soffits may be asbestos cement. Any we think could be are flagged for a specialist asbestos surveyor to check.

Before and after the survey

A survey works best with a little help from you, before and after. Tips:

  • Don’t climb a ladder to look in the gutters
  • Get the gutters cleaned out every year
  • Keep climbers away from the eaves
  • Look for new stains on ceilings below valleys after rain

Where the evidence points to drains below ground, the report says so, so a drain survey can be arranged. We also note anything else we spot on the roof while we are there.

Watch your gutters from the ground or a window during heavy rain. Water spilling over the edge or out of a joint is a sign that something needs attention before damage builds up.

Roofs, chimneys and gutters in Hale

The wider area around Hale has a long history of building, with Breamore House about 2.5 miles west. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area. A number of Hampshire villages keep thatched roofs on their older buildings. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Whichever you have, the details that tend to fail before the covering itself get the closest look.

Take a building like Hale Primary School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. The streets around a church such as Church of St Mary are often among the oldest in a place, and if you own one of the older houses nearby, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Hale is in Hampshire. Whether the building in Hale is a house, a flat or a commercial unit, we can survey the roof. Hale is one of the places in Hampshire where we work. Southampton is in our area too.

How the survey works

Before we start, tell us why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. Most visits take an hour or two at a house, depending on how many gutter runs and downpipes there are. Cottages and farmhouses around Hale frequently have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen, and anything we cannot see is noted.

  1. First, we agree the areas to focus on.
  2. Each gutter run is checked for blockages, sags and leaking joints.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. We check fascias, soffits and walls for water damage.
  5. Findings are photographed and set out in a written report.

Preparing for the visit

  • Keep pets in another room
  • If the roof is shared, arrange access with whoever manages the building
  • Make sure we can get to the back of the property

Honest limits

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Blockages deep inside downpipes
  • Asbestos testing of old gutters, downpipes or soffits
  • Gutters out of sight from each safe vantage point
