DIY checks: what’s safe
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
What you cannot do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That part is for a survey, using safe viewpoints and a drone where applicable.
Drone roof survey in Woodgreen
Before any flight, we check the airspace. Flight restriction zones around airports such as Heathrow, Gatwick and London City need permission from the airport or air traffic control. Central London has restricted areas of its own, which need NATS permission. If we can’t fly, we use other safe vantage points instead and tell you. Prison sites also have drone restriction zones. If you’re worried about outlets choked with leaves and silt and flat roofs on upper floors that hold water, we can find out what’s behind it.
Some older homes in villages like Woodgreen are listed or in a conservation area. Neither a drone survey nor a thermal survey involves any work on the roof, which suits a building where any change needs care, before anyone decides what work it needs. Changes that affect a listed building’s special interest need listed building consent, so check with the council first.
Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

Airspace, weather and Woodgreen roofs
Every flight is checked against the Drone Safety Map first, including zones around airports and prisons. A number of Hampshire villages keep thatched roofs on their older buildings. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. Where a roof is steep, tall or hard to see from the ground, drone photos and thermal images add detail.
Take an older house close to St Boniface: older roofs can be steep and hard to see from the street, which is where aerial photos and thermal images help. For site and facilities teams at buildings such as Breamore Church of England Primary School, thermal images can show where wet insulation sits under a big flat roof. With Breamore House about 1.5 miles north-west, the area around Woodgreen has a long history. For older roofs nearby, a look from above or with a thermal imager is a hands-off way to check condition.

Woodgreen: your questions answered
How do I find out if my home in Woodgreen is listed?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Can you fly a drone over a roof in Woodgreen?
It depends on the exact address and the weather on the day. Before any flight, we check the Drone Safety Map for airspace restrictions. A small drone cannot fly safely in high wind or heavy rain.
Do you test for asbestos?
No. We don’t sample or test for asbestos. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it.
Do you carry out surveys on Saturdays and Sundays?
We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Just say which days work for you.
Does someone need to be in?
If the survey includes the loft or the inside of the building, someone needs to let us in. We will talk about access when booking.
What does the report include?
Written findings with photos, covering the condition of the roof, the defects we found and what we recommend, in order of urgency where relevant. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where applicable and structural analysis.
Is it the same as a RICS Level 2 or Level 3 survey?
No. This is a survey of the roof only, and it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.
What this survey cannot tell you
Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:
- Flying in a flight restriction zone without the airport’s permission
- A flight on a day when the weather is not safe
- What’s under the slates, tiles or felt
If in doubt, phone 07833 053749 or email us and we will recommend the right survey before booking. What our survey covers.
What we look at
- Tall and steep roofs
- Large and complex roofs
- Valleys and parapet gutters
- Chimney stacks
- Flat roofs on upper floors
- Fragile roofs
What happens on the day
Safety comes first on every visit. We inspect what can be seen safely, and anything we cannot see is noted in the report. Most visits take roughly 1–2 hours at a house, including the airspace and weather checks before take-off. Older roofs in small places like Woodgreen can have low, tight loft spaces, so let us know about the loft hatch and any ladder. Only areas that can be reached safely are inspected.
- We start by making sure a drone flight makes sense for the roof.
- We agree a date, including weekends, subject to the weather.
- Aerial photos are taken of your roof only, not the neighbours’.
- If the loft can be reached safely, it’s checked too.
- You get photos, findings and clear recommendations.
Before the survey
- Keep pets inside or away from the areas we are looking at
- Make sure we can get to the back of the property
- Let us know about parking before the day

How the survey changes by roof type
Flat roofs on tall buildings
Felt often lasts around 15 to 20 years, EPDM rubber around 30 to 50 and GRP up to about 30. We record the signs of age we can see.
Chimney stacks
Chimney tops are hard to see from the ground. A drone gets close to the pots, flaunching, pointing and flashings, so cracks and gaps are clear.
For landlords and managing agents
We also survey roofs for businesses and commercial landlords, including offices, shops and units. Larger roofs take longer, and they’re priced for the size.
For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, with the most urgent items set out first.
What happens if roof problems are left?
Photos from a drone survey show how the roof looks today. Next time, you can compare and see what has moved or worn. It is useful for planning maintenance over the years. Where a roof is exposed, as many are in small places like Woodgreen, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. We’ll give you the figure before anything is booked.
