Gutter survey in Breamore: what you get

Owners get in touch after seeing an overflow, finding damp or planning ahead for winter. Landlords and managing agents use it to plan maintenance and buyers sometimes want the gutters looked at before they exchange. The survey and report follow the same steps whatever the reason with photos and clear recommendations. We survey on weekdays and at weekends. Typical surveys look at blocked outlets and hoppers and gutters that have fallen out of line, across fascias and soffits, downpipes and outlets and hoppers.

In a village or hamlet like Breamore, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. We report on everything that’s safely in view, and thatch is a specialist material. On older roofs, it’s normally the chimneys and lead flashings that need work first.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

For landlords and managing agents

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, with the most urgent items set out first.

We also survey roofs for businesses and commercial landlords. Larger roofs take longer, so they’re priced to suit.

Breamore: your questions answered

Do you cover Breamore?

Yes, Breamore is within the area we cover. We cover the whole of London and South East England. You can call 07833 053749 or email us with the address and a few details.

Is my home in Breamore listed or in a conservation area?

We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.

How fast do I get the report?

It depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. Reports are sent by email.

Is this a RICS survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

How many surveys have you done?

Over 5,000 surveys so far, across 20+ years of surveying roofs, with 98% customer satisfaction.

Can the survey be at a weekend?

Yes, we carry out surveys on Saturdays and Sundays as well as weekdays. Just ring 07833 053749 or send us an email to arrange it.

Will you photograph what you find?

Yes. We photograph the roof as we go, and they go into the written report.

How it works

We do not take risks to get a closer look. Everything that can be seen safely is inspected, and anything we can’t see is noted in the report. The survey normally takes roughly 1–2 hours for most houses, and about three to four hours for a commercial roof. Somewhere as small as Breamore, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. We ask about overflows, damp or leaks you’ve noticed.
  2. Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
  3. Valley, parapet and box gutters are inspected as far as they can safely be seen.
  4. Where the loft can be reached safely, we check it for staining or damp.
  5. The findings are written up with photographs and recommendations.

Advice

Gutter surveys in Breamore: local notes

The wider area around Breamore has a long history of building, with Breamore House about 1 mile north-west. If your house is among the older ones, expect a mix of original materials and later repairs on the roof. Some Hampshire villages still have thatched roofs. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Knowing the covering helps explain which parts of a roof are likely to need work first.

For an older house near a landmark like St Boniface, its chimney, valleys and lead work are likely to be the parts that need attention first.

Signs you need a gutter survey in Breamore

Moss grows on many tiled and slate roofs, and heavy rain washes clumps of it into the gutters. With grit from the coverings, it forms a thick sludge that holds water in the gutter and lets weeds take root.

Problems we come across frequently include:

  • Choked outlets or hopper heads
  • Sagging gutters and loose brackets
  • Fascia boards damaged by overflowing water
  • Gutters full of debris and silt

Anyone responsible for a site like Breamore Church of England Primary School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

What a good roof survey covers

Why act early in Breamore

Damp walls are sometimes blamed on the wrong thing. If a leaking gutter or downpipe is the source, other work on the wall won’t stop it. A gutter survey helps rule the rainwater system in or out. For an older or listed building in a place like Breamore, repairs may need matching materials and consent, so leaving a defect until it’s urgent leaves less time to plan.

Prices start from £150, with VAT included, for a Basic Survey. Standard is from £250 and Premium from £400, both inc. VAT. We confirm the price for the job before booking.

What affects the price in Breamore

We confirm the price for your roof before you book. This is what makes a difference:

  • If the survey needs thermal imaging or a drone
  • Which survey package you book
  • Height and safe access
  • Extra roofs, like extensions, dormers or garages

Gutter survey starts from £150, including VAT. The final price depends on how big and how high the roof is, how it can safely be seen and the package you choose.

What to let us know when you contact us

If you can, have these to hand when you get in touch:

  • Your postcode, so we can check access and travel
  • Why you want a survey: buying, a leak, a storm or new work
  • Where any leaks, stains or damp patches show inside
  • Photos of the roof, taken safely from the ground or a window

Booking is simple: just ring 07833 053749 or email us and give us some details about the property and we will recommend the right survey. The price is agreed up front.

When you need someone else

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Underground drains, which need a CCTV drain survey
  • Damage hidden inside walls or behind boards
  • Parts of gutters that cannot be seen safely

If you are not sure which survey you need, call 07833 053749 or use the contact form and we’ll give you a straight answer before booking. The full list of what we check.
