Gutter surveys in Lower Burgate

Gutter survey in Lower Burgate: what you get

Damp patches on inside walls, stains below a valley or water running down the brickwork often trace back to the gutters. Our gutter survey helps show whether the rainwater system is the cause, as far as can be seen safely. Where the cause looks more like the roof covering or a flashing, the report says so. The next step is suggested too. We survey fascias and soffits, eaves gutters and parapet and box gutters, and common reasons people get in touch are joints that drip after rain and water spilling over the gutter edge.

In a village or hamlet like Lower Burgate, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. We report on everything that’s safely in view, and thatch is a specialist material. Chimneys and lead flashings on old roofs frequently need the most attention.

The report doesn’t just list problems. It explains what we found, why it matters and what we recommend, so you can plan your next steps.

DIY checks: what’s safe

What you cannot do safely is get up close. Roofs are fragile and slippery, and a fall can be serious. That’s where a survey comes in.

A DIY look is useful, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.

What we do, step by step

There is not much for you to do on the day. Show us any stains, drips or problem areas you know about, and we’ll get on with the inspection. A typical survey takes about one to two hours for most homes, and longer where there are parapet, valley or box gutters to follow. Rural addresses near Lower Burgate can be hard to find from a postcode alone, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. We start with what you’ve noticed, like damp or overflowing gutters.
  2. We walk round the building and check the gutters, downpipes and fascias from the ground.
  3. Valleys, parapets and box gutters are inspected where they can safely be seen.
  4. Where it is safe, we check the loft for signs of water.
  5. A written report with photos and recommendations follows.

How to prepare

Lower Burgate questions

Is Lower Burgate in the area you cover?

Yes. We work right across London and South East England, and Lower Burgate is part of that. Just call 07833 053749 or drop us an email and tell us about the property, and we’ll talk through which survey suits.

How do I find out if my home in Lower Burgate is listed?

We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Are hidden gutters like valleys and box gutters included?

Yes, as far as they can be seen safely. We look from vantage points, the loft space and the roof itself where safe and a drone where applicable.

How many surveys have you done?

More than 5,000 surveys over 20+ years.

Will you go up on the roof?

Not unless it is safe. Safe viewpoints, the roof space and a drone where applicable cover most of what’s needed, and the report notes anything we couldn’t see.

Can you tell me if my old gutters contain asbestos?

No. We do not test for asbestos. Where gutters, downpipes or soffits could be asbestos cement, we flag them so a specialist asbestos surveyor can check before any work.

Can you inspect my roof with a drone?

Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.

For landlords and managing agents

If you own several properties, you can book surveys for several addresses. To discuss a number of properties, ring 07833 053749 or email us with the addresses.

Buyers’ agents can book surveys on behalf of their clients. The report is emailed, so it can go straight to your client, photos included.

What happens if roof problems are left?

A dripping joint or sagging bracket will not get better on its own. Every downpour adds to the damage, on walls, timber and sometimes inside. A survey now tells you what needs doing and how urgent it is. For an older or listed building in a place like Lower Burgate, repairs may need matching materials and consent, so leaving a defect until it’s urgent leaves less time to plan.

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. The price is confirmed before you book.

What we look for on each type of roof

Lead-lined valley and parapet gutters

A London butterfly roof drains to a central valley gutter and if it blocks, water can come indoors. We check it where it is safe to see.

Cast iron gutters

Rust at joints and brackets is the usual weak point on cast iron. We note corrosion, cracks and leaking joints where they can be seen.

Local roofs in Lower Burgate

Thatch survives on some older buildings in Hampshire’s villages. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Knowing the covering helps explain which parts of a roof are likely to need work first. Historic houses like Breamore House, about 2.2 miles north, show how far back building in the area around Lower Burgate goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.

Take a building like The Burgate School and Sixth Form: large buildings have long gutter runs and big roofs that need checking like any other. If you live in an older home near St Mary's Church, its chimney, valleys and lead work are likely to be the parts that need attention first.

When you need someone else

Every survey has limits, and it is better to know them up front. Keep these in mind:

  • Blockages deep inside downpipes
  • Rot or damp concealed behind fascias or inside walls
  • Confirming asbestos in older rainwater goods
