FAQs for Upperton
Is Upperton in the area you cover?
Yes, Upperton is one of the places we work. The survey and report are the same in Upperton as anywhere else, and visits run on weekdays and weekends.
How do I find out if my home in Upperton is listed?
We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.
Do you survey roofs on blocks of flats?
Yes, as long as access is agreed. Roofs over flats are often shared, so we need permission from the freeholder or managing agent. We inspect only the parts we’re allowed to reach.
What does a block roof survey cost?
Our price is from £150, including VAT. The price depends on the size of the building and the number of roofs. To get a price, phone 07833 053749 or drop us an email.
How much time does the visit need?
Most visits to a house take about 1–2 hours and larger buildings take longer.
Will you fly a drone over my roof?
Where it helps and it’s safe, yes. Whether we can fly on the day depends on the weather and the airspace rules, and we check for restrictions near airports before flying. We are a CAA-registered drone operator.
Can we use the survey to plan a roof budget?
Yes, that’s one of the main reasons clients book. A repeat survey later shows how the roof has changed to keep your plan up to date.
Landlord roof survey in Upperton: what you get
A landlord roof survey shows you the state of a roof in a report you can plan around. We work for landlords, letting agents, managing agents and freeholders along with RTM and residents’ management companies. You get a written report with photos and recommendations, prioritised by urgency where relevant. The survey covers the roof, not the whole building. We survey converted houses, blocks of flats and shared roofs, and the problems we are asked to look at most are chimney stacks in poor repair and missing or loose roof coverings.
In a village or hamlet like Upperton, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. We report on what can be seen safely, and thatch is a specialist material. Chimneys and lead flashings on old roofs frequently need the most attention.
Where we can’t see part of the let or shared roof, the report says so. You will know exactly what was inspected and what wasn’t, and what we’d suggest next.

Prices for landlord roof surveys in Upperton
Prices always include VAT. The things that change the price are:
- Height and safe access
- How big the roof is
- The package you choose: Basic, Standard or Premium
- How many separate roofs there are, like extensions, dormers and garages
We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. The price for your roof depends on its size, access and what you want to find out.
Getting in touch
To price your survey accurately, we will ask about:
- How the loft is reached, if there is one
- Photos of the roof, taken safely from the ground or a window
- What kind of property and roof it is
- Dates you’re working to, such as exchange
We confirm the exact price before booking, so you know the cost up front. Prices start from £150, including VAT. To book, phone 07833 053749 or drop us an email.
Checking the roof from the ground
The one thing to avoid is getting up close. Roofs are fragile and slippery, and falls from height are serious. That part is for a survey.
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
How the survey works
Photographs are taken throughout the visit, so you can see in the report what we found and where. We take close-ups from wherever is safe, including by drone where it’s applicable and the weather allows. A typical visit takes between one and two hours for a house, and longer for a block or a building with several roofs. In a small place like Upperton, access is normally the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.
- You let us know about the building, its roofs and any known leaks.
- We let you know which flats and hatches we need to reach.
- We check coverings, flashings, gutters and chimneys where they can be seen.
- We note what couldn’t be seen as well as what could.
- Findings and recommendations are set out with photos.
Getting ready for the survey
- Buyers: confirm access with the estate agent or seller
- Keep pets inside or away from the areas we’re looking at
- Jot down any questions you want answered

Rented homes, blocks and businesses
A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work.
If the property is let, the agent or a tenant can let us in, at a time agreed beforehand. We survey on weekdays and at weekends, which can make access easier.
What we’re asked to look at in Upperton
People living in a building seldom see the roof itself. Defects up on the roof can go unreported for a long time, especially on taller buildings.
Typical things we’re asked to look at include:
- Damp or stains in top-floor flats
- Choked outlets and gutters
- Damaged pots and flaunching
- Worn ridges, hips and verges
Take an older house close to The Parish Church of All Hallows: old fixings, lead flashings and tall chimneys are typical of older roofs.
Questions to ask before you book
- What follow-up you get after the report
- How they’ll see the roof: from the ground, the loft, the roof or by drone
- Whether the loft space is looked at, where there is one
- Whether any drone flown is registered with the CAA
What this survey can’t tell you
Some things can’t be seen without opening up the roof, so a survey has limits:
- Responsibility under a lease
- Asbestos testing of roof sheets or soffits
- The structure in the way a structural engineer would assess it
If in doubt, phone 07833 053749 or use the contact form and we’ll suggest the right survey. What a survey covers and doesn’t.
What we check
- Shared roofs
- Converted houses
- Gutters and downpipes
- Rented houses

Upperton homes and their roofs
Petworth House, about 1.2 miles south-east, is one of the historic houses in the wider area around Upperton. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first. In Sussex, older roofs are often handmade clay tile, frequently with tile-hanging on the walls below. A few old Sussex buildings still carry heavy Horsham stone slabs. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.
