Landlord roof surveys in Selham: local notes

The wider area around Selham has a long history of building, with Cowdray House about 2.7 miles west. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first. Handmade clay tiles and tile-hung upper walls are typical of older Sussex houses. Horsham stone slab roofs survive on some old Sussex buildings. Knowing the covering helps explain which parts of a roof are likely to need work first.

If you own one of the older houses in the streets near Church of St James, its chimney, valleys and lead work are likely to be the parts that need attention first.

Selham is about 8 miles south of Haslemere, in West Sussex. Selham gets the same service as everywhere else we work: a careful inspection, photographs and a written report. Landlord roof survey in Selham: what you get

The lease typically decides who is responsible for the roof and who pays. We don’t give legal advice on leases, but our report gives everyone an independent record of condition. It helps owners and managers discuss the next steps from the same facts. The report sets out what we saw, with photos and recommendations. If you’re worried about damaged pots and flaunching and standing water on a flat roof, a survey will tell you what’s going on, on rented houses, flat roofs on blocks and gutters and downpipes alike.

Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.

Every survey ends with a written report, with photos, sent by email. It explains the condition of the let or shared roof, the defects we found and what we recommend.

Why it is worth a survey now in Selham

Water that gets into one flat can affect others below. Early surveys help avoid damage spreading between flats. Older cottages and farmhouses around Selham can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it is left.

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, which starts from £400, with VAT included. We can help you choose the package that fits what you need to know.

Why us?

  • Photographs and a written report every time
  • An independent look at the roof
  • We hold a CAA Flyer ID and Operator ID
  • Satisfaction rate of 98%

How we price landlord roof surveys

What a survey costs depends on the time and equipment it needs. That comes down to:

  • Building height and the viewpoints available
  • Commercial roofs and larger buildings
  • The use of thermal imaging or a drone
  • How complicated the roof is, with its valleys, chimneys and parapets

Our price is from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, including VAT.

What to tell us when you get in touch

We will typically ask about:

  • How the loft is reached, if there is one
  • Where any leaks, stains or damp patches show inside
  • Dates you are working to, such as exchange
  • The address and postcode of the property

Buyers should book once an offer has been accepted, so there’s time to use the report before exchange. For any other survey, just phone 07833 053749 or send us an email when you are ready.

Honest limits

In fairness, a roof survey has limits:

  • Confirming asbestos in older roof materials
  • Structural calculations or an engineer’s report
  • Parts of the roof we cannot safely see or access

If you are not sure which survey you need, ring 07833 053749 or email us and we will give you a straight answer before you book. What our survey covers.

What we check

  • Flat roofs on blocks
  • Blocks of flats
  • Converted houses
  • Gutters and downpipes
  • Shared roofs
  • Rented houses

DIY checks: what’s safe

A DIY look is useful, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.

Roof by roof

Gutters and downpipes

Water from failed gutters often shows as damp inside. We record what we see.

Pitched roofs on houses and blocks

Slate and tiled pitched roofs are common on let and shared buildings. Coverings, ridges, hips, valleys and flashings are inspected where it is safe to see them.

Selham questions

Do you cover smaller places like Selham?

Yes. Selham is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and South East England. Just mention lanes, gates or anything else about the route when you book.

Do you carry out roof surveys in Selham?

Yes, Selham is one of the places we work. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.

Do you need access to all the flats?

That depends on the layout. We may need the roof space and some or all of the top-floor flats, and you or your agent arrange access. We’ll confirm what we need when booking.

Can you survey a shared roof?

Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we’re allowed to reach, and the report makes that clear.

What if it rains on the day?

Some surveys depend on the weather more than others. Drone flights need calm, dry weather, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. We will rearrange with you if the weather isn’t right.

Will you say whether the freeholder or leaseholders should pay?

No. Who pays is typically set by the lease and we do not give legal advice. Our report gives an independent record of the roof’s condition that everyone can refer to.

Will you check the loft?

If the survey needs it and the loft space can be reached safely, yes. Please clear anything stored under the hatch, and if the loft can’t be reached safely, the report says so.

What happens on the day

We don’t take risks to get a closer look. Everything that can safely be seen is inspected, and anything we cannot see is noted in the report. Most visits take an hour or two for most houses, rising to roughly 3–4 hours on a commercial building. Somewhere like Selham needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from ground level, from windows, from the loft where there’s safe access and from the roof where it’s safe.

  1. We agree the roofs to be surveyed and what you need the report for.
  2. You arrange access to the loft and any flats we need.
  3. Each roof is checked from safe vantage points and inside where possible.
  4. We photograph defects and note how urgent they look.
  5. You get a written report to plan maintenance and budgets.

Before the survey

  • For a flat or shared roof, check access with whoever owns or manages the building
  • Tell us about parking before the day
  • Gather any invoices or paperwork from past roof work
