Walter's Ash Landlord Roof Survey
Get a clear view of the let or shared roof at a property in Walter's Ash from an independent roof surveyor. Visits run on weekdays and weekends, in the daytime.
- Failed flashings at walls and chimneys
- Leaking joints at party walls
- Damaged pots and flaunching
What you can safely check yourself
Your own check is a good start, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.
Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, which helps when we look at the roof.
About our landlord roof survey in Walter's Ash
Roofs on let houses and blocks of flats are easy to forget until something leaks. A condition survey lets you find problems before they become leaks, and plan work rather than react to it. You get a photo-illustrated written report that you can keep with the building’s records. Many landlords and agents repeat it every few years to see how the roof is changing. If you’re worried about cracked or leaning shared chimneys and ceiling stains reported by tenants, a survey will tell you what’s going on, whatever the roof.
In a small place like Walter's Ash, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are often the first to give way.
The report doesn’t just list problems. It explains what we found, why it matters and what we recommend, so you can decide what to do next.

Walter's Ash homes and their roofs
About 2.2 miles south-east lies Hughenden Manor, a reminder of how long the area around Walter's Ash has been built on. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material. A number of Buckinghamshire villages keep thatched roofs on their older buildings. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Knowing the covering helps explain which parts of a roof are likely to need work first.
If you look after a shop, office or commercial unit, for example near Eden, a dated report on the roof is useful for planning and for any lease discussions. If you own one of the older houses in the streets near Church of St Botolph, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. If you look after a building such as Naphill and Walters Ash School, large buildings have long gutter runs and big roofs that need checking like any other.
Walter's Ash is about 4 miles north-west of High Wycombe, in Buckinghamshire. Surveys in Walter's Ash work the same way as everywhere we cover: a proper look at everything that’s safely in view, photos and a clear written report. We cover towns and villages across Buckinghamshire. For surveys nearby, see our Reading page.

Roof by roof
Party-wall upstands and parapets
We inspect the parts of a shared roof we can access and note what couldn’t be seen.
Roof spaces and lofts
The roof space shows a lot about a roof’s condition. We go into the loft where it’s safe looking for water marks and gaps.
Why act early in Walter's Ash
Keeping a dated survey on file helps with future planning. Surveying again later shows what has changed, which suits a rolling maintenance plan. In a small place like Walter's Ash, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.
Landlord roof survey starts from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, with VAT included.
Why us?

Walter's Ash questions
Can a landlord with a rental near Saunderton station book a roof survey?
Yes, that’s a common request. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.
Is my home in Walter's Ash listed or in a conservation area?
We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.
Are you insured?
Our cover is professional indemnity plus public liability, and details are available on request.
How long will you be at the property?
It typically takes between one and two hours on an ordinary house, and more on a big or complicated roof. The report follows by email.
Can you survey a shared roof?
Yes, once whoever controls the roof agrees access. We look at the parts we are given access to, and the report makes that clear.
Will you go up on the roof?
Not unless it is safe. Safe viewpoints, the roof space and a drone where applicable cover most of what’s needed, and the report notes anything we couldn’t see.
What does a roof survey cost?
Our price is from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT.
Honest limits
It helps to know what a survey will not do before you book:
- Responsibility under a lease
- Asbestos testing of roof sheets or soffits
- Roof areas we weren’t given access to

What we look at
- Converted houses
- Blocks of flats
- Flat roofs on blocks
- Shared roofs
- Rented houses
- Gutters and downpipes
What happens on the day
On the day, we start by asking what you’ve noticed and what you want to find out. We then inspect everything that can safely be seen, from the ground, from windows, in the loft space and by drone where applicable. The survey normally takes about one to two hours at most homes, while a commercial roof takes nearer three to four hours. For a village or hamlet like Walter's Ash, the journey is planned in advance: let us know about lanes, gates and parking. On the day, we inspect whatever is safely visible, inside and out.
- We agree which roofs and which parts of the building are included.
- You or your agent arrange access to the loft space and any flats we need to enter.
- The roofs are inspected from ground level, vantage points, the loft space and the roof where it is safe.
- Defects are photographed and their urgency noted.
- We send a written report you can use to plan maintenance and budgets.
Before the survey
- Mention any parking restrictions on your street
- Jot down any questions you want answered
- Keep pets in another room

How we price landlord roof surveys
The price reflects the time and kit the roof needs. That comes down to:
- The height of the building and how the roof can safely be seen
- How big the roof is
- How complicated the roof is, with its valleys, chimneys and parapets
- Whether thermal imaging or a drone is needed
We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. The price for your roof depends on its size, access and what you want to find out.
What we need to know
Before you get in touch, it’s useful to have:
- Pictures from the garden or a window, if you have them
- The reason for the survey, like buying, a leak or storm damage
- Whether there’s a loft hatch, a shared roof or tricky access
- The property’s address and postcode
