New roof snagging in Abinger Common
Our report records what we see, with photographs and clear descriptions. If there is a disagreement about the work, it’s between you and your roofer or builder. What we provide is an independent record of the roof’s condition. We don’t give repair cost estimates or decide who is at fault, but it does set out clearly what we found. If you’ve noticed loose flashings at walls or chimneys and underlay not dressed into the gutter, a survey will tell you what’s going on, on new flat roofs, ridges and verges and replacement roofs alike.
For a small place like Abinger Common, the visit is planned like any other: it just means planning the journey and access beforehand. If there are outbuildings with roofs you want checked, mention them when booking. Whether you’re buying or checking new work, the same care goes into it. Visits can be booked on weekdays, Saturdays and Sundays.
How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

How we price new roof snagging
When we price a survey, we consider:
- Any need for thermal images or a drone flight
- How tall the building is and how easy the roof is to see
- How big the roof is
- Basic, Standard or Premium
New roof snagging starts from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, including VAT, and we can help you choose.
Helping us price your survey
Before you get in touch, it helps to have:
- Any deadline, like an exchange date
- The property’s address and postcode
- Whether there’s a loft hatch, a shared roof or tricky access
- Where water is showing inside, if it is
Not sure which survey you need? It is easiest to call 07833 053749 or use the contact form and describe the roof and why you want it surveyed. We’ll talk you through the options and what they cost.
Do you need new roof snagging in Abinger Common?
Vents can be left out, or insulation pushed against the eaves. Poor ventilation can lead to condensation in the loft.
Problems we come across often include:
- Gutters or fascias damaged during the job
- Underlay ending short at the eaves
- Offcuts and broken tiles left behind
- Verge tiles or slates not secured
The streets around a church such as Church of St James are often among the oldest in a place, and if yours is one of the older homes nearby, a survey will show how the roof has been repaired before, which helps you judge what’s coming.
Before you book any roof surveyor
- What experience they bring
- How they plan to inspect the roof safely
- What exactly goes into their report
- Whether they hold professional indemnity and public liability insurance
Should I look at the roof myself first?
Your own check is a good start, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.
Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it.
Before and after the survey
A survey works best with a little help from you, before and after. Tips:
- Check lower roofs and walls after scaffolding comes down
- Put any issues to your roofer in writing
- Look for debris left in gutters from ground level
- Agree snagging with your roofer at the start
If anything in the report is not clear, ask us. With the Standard Survey there’s a follow-up consultation, and the Premium Survey includes an in-person one.
File the contract, invoices and warranty papers in one place. The report belongs with them.
What happens on the day
Safety comes first on every visit. We inspect what can safely be seen, and anything we can’t see is noted in the report. The survey normally takes roughly 1–2 hours for most houses, while a commercial roof takes nearer three to four hours. Somewhere like Abinger Common needs a little journey planning: let us know about narrow lanes, gates, long drives and where we can park. On the day, we inspect whatever is safely visible, inside and out.
- First, you let us know what the roofer did and any concerns you have.
- The new coverings, ridge, hips and verges are inspected where it is safe to see them.
- Flashings, valleys, gutters and visible underlay at the eaves are checked.
- Where it’s safe, we check the loft, then look for debris or damage left behind.
- The snags are written up with photos for you to share with your roofer.
How to prepare
- Point out any leaks or damp patches
- Leave a clear route to the loft
- Let us know about parking near the property

Different roofs, different checks
Ridges, hips and verges
The top and edges of a roof are the most exposed. Bedding, dry-fix pieces and fixings are checked where visible.
Underlay and ventilation
From the loft, we check the underlay and look for condensation.
Your questions about new roof snagging in Abinger Common
Is my home in Abinger Common listed or in a conservation area?
We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.
Do you cover Abinger Common?

How much time does a snagging visit need?
Most house visits take about 1–2 hours, and longer for large or complex roofs.
What’s the best way to book?
Simply ring 07833 053749 or drop us an email. After a few questions, we confirm the price and fix a day, weekday or weekend.
Can you inspect the roof on a new-build home?
Yes. We check new-build roofs from safe vantage points and the loft space and record any snags. It is worth booking before your builder’s defects period ends.
Will you go up on the roof?
Not unless it’s safe. Safe viewpoints, the roof space and a drone where it applies cover most of what’s needed, and anything out of sight is recorded in the report.
What do you check on a new roof?
Everything we can see safely, including ridges, verges, valleys, flashings, vents and gutters. The loft space is checked where there is safe access, and we note any mess or damage left after the work.
