Ayot Green New Roof Snagging
Checking a new or replacement roof for snags in Ayot Green, using drones and thermal imaging where applicable. Call or email for a price.
- Ridge and hip tiles not properly fixed
- Debris left in gutters or valleys
- Damage to other parts of the building
What we do, step by step
There isn’t much for you to do on the day. Show us any stains, drips or problem areas you know about, and we’ll get on with the inspection. A typical survey takes between one and two hours for a house, while a commercial roof takes nearer three to four hours. Cottages and farmhouses around Ayot Green often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can be seen safely.
- We agree what to focus on, such as a payment date or a warranty period ending.
- The roof is inspected from the ground, vantage points and the roof where safe.
- Each detail at ridges, verges, valleys and flashings is looked at.
- We check the gutters, lower roofs and walls for debris or damage.
- We send a written report you can pass on.
How to prepare
- If the roof is shared, arrange access with whoever manages the building
- Leave side gates unlocked
- Find any records of previous roof work
How to book
Surveys can be booked for weekdays, Saturdays or Sundays. To arrange a day that suits you, call 07833 053749 or drop us an email.

About our new roof snagging in Ayot Green
The best time for snagging is before the final payment while the roofer can still come back easily. If that is passed, it is worth checking before a defects or warranty period ends. That gives you time to raise any snags. You get a written list of snags with photos, ready to pass on in good time. We survey new flat roofs, new-build homes and loft conversions and dormers, and people most frequently book us about debris left in gutters or valleys and vents that weren’t fitted or are covered.
Somewhere as small as Ayot Green, older cottages, farmhouses and converted buildings often sit beside a few newer homes. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Each covering has its own weak points, whether the roof is old or newly laid. Older roofs may also have old felt underlay or none, and fixings that have done a long stint.
Where we can’t see part of the new roof, the report says so. You’ll know exactly what was inspected and what wasn’t, and what we’d suggest next.

Should I look at the roof myself first?
Your own check is a good start, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight.
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
Ayot Green questions
Will you come out to Ayot Green?
We do. Villages and rural addresses get the same survey as a town house.
How do I find out if my home in Ayot Green is listed?
Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.
Which parts of the roof does snagging cover?
We check the coverings, ridges, verges, hips, valleys and flashings plus gutters, ventilation and visible underlay at the eaves. We also look for debris left behind and damage to other parts.
Can you survey in bad weather?
Some surveys depend on the weather more than others. Drone flights need calm, dry weather, and thermal imaging works best after a sunny day, with a dry roof and little wind. We will rearrange with you if the weather is not right.
How many surveys have you done?
We have been surveying roofs for over 20 years and have completed over 5,000 surveys.
How do I arrange new roof snagging in Ayot Green?
To book, ring 07833 053749 or send us an email with the address, the type of property and what’s prompted the survey. We’ll confirm the price and agree a day with you.
Can you inspect my roof with a drone?
Yes, where it’s applicable. Flights depend on the weather on the day and airspace rules, including flight restriction zones near airports. We hold a CAA Flyer ID and Operator ID.
New roof snagging in Ayot Green: local notes
Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, with flat-roofed extensions, dormers and garages common everywhere. The covering on a house you are buying, or on a roof just finished, tells us where to look hardest. Digswell House, about 1.1 miles east, is one of the historic houses in the wider area around Ayot Green. Older homes in the wider area frequently have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.
If you own one of the older houses in the streets near Church of St Peter, ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges.

Roof by roof
Clay and concrete tiles
Verge and eaves tiles are where snags often show on tiled roofs. They get close attention.
Flashings
Chimney flashings are a frequent source of leaks, so we check them closely.
Before and after the survey
Here are a few things we’d tell any owner, before and after a survey:
- Diary the defects period end date
- Check lower roofs and walls after scaffolding comes down
- Check the roof before you pay in full
- Watch for gutters overflowing in rain
If anything in the report isn’t clear, ask us. With the Standard Survey there’s a follow-up consultation, and the Premium Survey includes an in-person one.
Watch for leaks, damp or loose pieces in the first months. Early signs are easier to raise while the work is recent.
When to book a survey in Ayot Green
Vents can be left out, or insulation pushed against the eaves. Poor ventilation can lead to condensation in the loft.
People normally book a survey when they’ve noticed one of these:
- Broken coverings left on a new roof
- Underlay ending short at the eaves
- Offcuts and broken tiles left behind
- Loose or badly finished ridge tiles
For landlords with property near Welwyn Garden City station, a roof report gives you a clear picture before you buy or settle up with a roofer.
What to check before booking
- Whether you get a written report with photos
- Their track record with similar roofs
- Will they check the loft as well as the outside?
- Whether VAT is in the quoted price
