How the survey changes by roof type

Flashings

Flashings seal the roof to walls and chimneys. We check how they’re dressed, fixed and pointed.

Valleys

We check valley linings for splits and poor laps where they can be seen.

New roof snagging in Church End: what you get

Our inspection covers the slates or tiles, ridges, verges, hips and valleys, along with the flashings and ventilation. At the eaves we check how the underlay is dressed into the gutter, where it can be seen, and we check the gutters too. The report sets out what we found with photos. We also note debris left behind and any damage to other parts of the building. If you’ve noticed underlay at the eaves left exposed and tiles or slates sitting out of line, we can find out what’s behind it.

Some older homes in villages like Church End are listed or sit in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. For a buyer or someone with a newly finished roof, it is worth knowing which applies, as well as what condition the roof is in. There are about 500,000 listed buildings and around 10,000 conservation areas in England.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Why get it checked now?

It’s easier to get snags sorted while money is still owed. Once the job is paid and the roofer has moved on it can be harder to get them back. Our report lists what to raise. Older and listed buildings around Church End may need consent and matching materials for repairs, so a defect found early gives time to plan the work properly.

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Our price is from £150, including VAT.

What we do, step by step

We look at the roof from outside and, where it is relevant and there is safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement. The whole visit usually takes an hour or two for most houses, or half a day or so for a commercial building. Cottages and farmhouses around Church End often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can be seen safely, and anything we can’t see is noted.

  1. We start with what the roofer did and when they finished.
  2. The new coverings and roof edges are inspected as far as can safely be seen.
  3. Valleys, flashings, gutters and visible underlay at the eaves are looked at.
  4. The roof space and the rest of the property are checked for problems.
  5. You get a photo report of each snag.

How to prepare

  • If the roof is shared, arrange access with whoever manages the building
  • Let us know about parking before the day
  • Note where any stains or damp appear

Advice

Before and after the survey

A few practical points come up again and again on our surveys. They apply to most roofs:

  • Keep warranty papers safe
  • Arrange the inspection before settling the final bill
  • Raise snags in writing with your roofer
  • Look for new stains after a downpour

Once the work is finished, check the ceilings and loft after the next downpour. If anything shows, tell your roofer right away.

Note the end date of any defects or warranty period. Arrange an inspection in good time so snags can be raised.

Buying a home or a new roof in Church End

About 2.5 miles west lies The Vyne, a reminder of how long the area around Church End has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material. Thatch survives on some older buildings in Hampshire’s villages. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about.

If you own a rental within reach of Bramley (Hants) station, a roof report gives you a clear picture before you buy or settle up with a roofer. If yours is one of the older homes in the streets near Church of St. Leonard, older patch repairs can hide behind a tidy front slope, and the survey looks past them.

How do I find out if my home in Church End is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.

To arrange a survey, ring 07833 053749 or email us with the address, the type of property and what’s prompted the survey. We’ll confirm the price and find a day that suits.

Do you use drones?

Will you go up on the roof?

Not unless it’s safe. Safe viewpoints, the loft space and a drone where applicable cover most of what’s needed, and the report notes anything we couldn’t see.

Will you deal with my roofer if there is a problem?

No. Our job is to report on the roof as we find it. A disagreement about the work is between you and them and our report gives you an independent record.
