About our new roof snagging in Cryers Hill

Replacing a roof costs a lot, so it is worth having it checked before the final payment. We look for snags, faults and anything left unfinished on the roof and around the property. You get a photo-illustrated written report that you can pass to your roofer. We are independent of the roofer who did the job. We survey ridges and verges, flashings and valleys and replacement roofs, and people most often book us about signs of condensation in the roof space and debris left in gutters or valleys.

In a village or hamlet like Cryers Hill, homes are often older cottages and farmhouses alongside a few newer houses. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Each covering has its own weak points, whether the roof is old or newly laid. What’s under the coverings, from old felt to the battens and nails, matters too.

After the visit, you get a written report with photographs, emailed to you. It explains the condition of the new roof, the defects we found and what we recommend.

How the survey works

You do not need to do much on the day. Show us any stains, drips or problem areas you know about, and we’ll get on with the inspection. The survey itself takes about 1–2 hours for a typical new house roof, longer where the roof is large or complicated. Somewhere as small as Cryers Hill, access is frequently the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. We start by finding out what was replaced and what worries you.
  2. The new coverings, ridge, hips and verges are inspected where it’s safe to see them.
  3. We check valleys, flashings and gutters, and the underlay at the eaves where it is visible.
  4. The loft space is checked where safe, along with any mess or damage left after the work.
  5. You get a photo report listing the snags we found.

How to prepare

  • Move anything stored under the loft hatch
  • For a flat or shared roof, check access with the building owner or managing agent
  • If you’re buying, let the agent know when we’re coming

Advice

Should I look at the roof myself first?

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, which helps when we look at the roof.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.

New roof snagging around Cryers Hill

A number of Buckinghamshire villages keep thatched roofs on their older buildings. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new. The wider area around Cryers Hill has a long history of building, with Hughenden Manor about 1.3 miles south-west. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.

If you live in an older home near Church of the Good Shepherd, the roof may have had decades of patch repairs, and the survey shows where they are.

What a good roof survey covers

Common questions in Cryers Hill

Is Cryers Hill within the area you cover?

Yes, smaller places are covered as well as towns. We survey roofs across London and the South East. Just mention lanes, gates or anything else about the route when booking.

Do you carry out roof surveys in Cryers Hill?

Yes, Cryers Hill is within the area we cover. We work right across London and the South East. Just call 07833 053749 or send us an email and let us know about the property, and we’ll talk through which survey suits.

How do I arrange new roof snagging in Cryers Hill?

It’s easiest to ring 07833 053749 or use the contact form. Give us the address and some details about the roof, and we will take it from there. We survey seven days a week.

How much time does a snagging visit need?

Most house visits take about 1–2 hours, and longer for large or complex roofs.

Is this an asbestos survey?

No. We do not sample or test for asbestos. Where a material might contain it, like old cement sheets on a building from before 2000, the report flags it.

Can you survey at the weekend?

Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Let us know which days suit you as you book.

Do you check new-build roofs?

Yes, the inspection works the same as for a re-roof. The report lists snags with photographs to raise with the builder.

Tips from our surveys

Small things make a difference, both for the survey and for the roof itself. Our tips:

  • Note the end of any warranty or defects period
  • Put any issues to your roofer in writing
  • Keep the contract and invoices together
  • Tell your roofer the work will be inspected

The report gives your roofer a clear list to work through. Any disagreement about the work is between you and them, and our part is to report what we see.

Note the end date of any defects or warranty period. Book a check well before it so snags can be raised.

Why get it checked now?

Offcuts left in a gutter can block it that soak walls. Spotting it now saves chasing damp later. Matching old materials, such as handmade tiles or stone slates, can take time to source. That is one more reason to find defects before they become urgent.

There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. The price for your roof depends on its size, access and what you want to find out.
