How new roof snagging works in Dunsfold

Building work can leave a mess behind. We look for broken tiles, offcuts and nails left in gutters and on lower roofs, and for damage to other parts of the building. It’s all recorded with photos. Gutters full of offcuts can overflow in the next heavy rain, and cracked lower roofs can leak. Finding these early makes them easier to raise. Common reasons to book are poorly finished verges and gaps at new flashings, on flashings and valleys, ridges and verges and new-build homes.

Somewhere as small as Dunsfold, older cottages, farmhouses and converted buildings often sit beside a few newer homes. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Whether you are buying or have just had a roof replaced, each material has its own checks. Older roofs may also have old felt underlay or none, and fixings that have done a long stint.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

  • Nails and clips under the slates or tiles

What new roof snagging looks like in Dunsfold

Older buildings may be listed or sit in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. In either case, a change of roofing material may need consent. Handmade clay tiles and tile-hung walls are typical of Surrey’s older houses. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about.

For landlords with property near Witley station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full. If you live in an older home near Church of St Mary and All Saints, a survey will show how the roof has been repaired before, which helps you judge what’s coming.

Useful tips for Dunsfold property owners

Some practical points come up on survey after survey. They apply to most roofs:

  • Let your roofer know an inspection is planned
  • Look for new stains after a downpour
  • Watch for gutters overflowing in rain
  • Put any issues to your roofer in writing

Your roofer can use the report to put the snags right. If there’s a dispute, it’s between you and your roofer or builder; we report on what we see.

Put the warranty or defects period end date in your diary. Arrange an inspection in good time so there is time to raise anything.

  • The roof’s overall size

Questions from Dunsfold

Is my home in Dunsfold listed or in a conservation area?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.

Is Dunsfold in the area you cover?

Yes, Dunsfold is within the area we cover. We work right across London and the South East. You can call 07833 053749 or use the contact form with the address and some details.

Do you climb onto every roof?

Not unless it’s safe. Safe viewpoints, the loft space and a drone where it applies cover most of what’s needed, and the report notes anything we couldn’t see.

Which parts of the roof does snagging cover?

Coverings, ridges, verges, hips, valleys and flashings are all checked plus gutters, ventilation and visible underlay at the eaves. We also look for debris left behind and damage to other parts.

Do you survey roofs on blocks of flats?

Yes, if the freeholder or managing agent agrees access. We look at the parts we are given access to, and the report makes that clear.

Is it the same as a RICS Level 2 or Level 3 survey?

No. This is a survey of the roof only, so it’s not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

Do I need to be at home?

Someone needs to let us in if we are looking inside or in the loft. Access is agreed with you as you book.

The survey, step by step

We check the roof from outside and, where it is relevant and there is safe access, from inside the roof space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey typically takes about 1–2 hours for most homes, depending on how much new work there is to check. Older roofs in small places like Dunsfold can have low, tight loft spaces, so it helps to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. You let us know what work was done and when.
  2. We check the coverings, ridges, hips and verges from safe vantage points.
  3. Valleys, flashings, gutters and visible underlay at the eaves are looked at.
  4. We check the loft where safe and look for debris or damage.
  5. You get a photo report of each snag.

Before we arrive

  • Show us where any leaks or stains appear
  • If you are buying, let the agent know when we are coming
  • Have any paperwork from past roof work to hand
