Do you need new roof snagging in Farley Green?

Even good roofers can leave snags at the end of a job. Fiddly details are often where things go wrong, particularly when the weather is against them.

Signs worth acting on include:

  • Flashings not properly dressed or fixed
  • Debris left in gutters or valleys
  • Poorly finished verges
  • Vents that weren’t fitted or are covered

If you let a flat or house near Chilworth station, a written report helps before buying a rental or paying for a new roof on one.

What to check before booking

  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • What happens after the report arrives
  • Whether VAT is added on top
  • Whether they hold professional indemnity and public liability insurance

What to expect from a roof survey

New roof snagging for homes and businesses in Farley Green

A new roof needs to breathe. We look for ridge, eaves or tile vents where they’ve been fitted, and check the loft space for signs of condensation. We note what we can see. Without enough airflow, a roof space can suffer from condensation, which is easier to put right while the roofer is still involved. It all goes in the report. We are often asked to look into cracked or slipped new tiles or slates and gutters blocked by building debris, on new-build homes, new flat roofs and flashings and valleys.

Somewhere as small as Farley Green, older cottages, farmhouses and converted buildings often sit beside a few newer homes. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Whether you’re buying or have just had a roof replaced, each material has its own checks. Older roofs may also have old felt underlay or none, and fixings that have done a long stint.

We write the report in plain English, so it makes sense without any roofing background. Photos show what each point refers to, and recommendations are put by urgency where it matters.

Common questions in Farley Green

Will you come out to Farley Green?

Yes, Farley Green is on our map. Villages and rural addresses get the same survey as a town house.

Is Farley Green in the area you cover?

Yes. We survey roofs across London and the South East, and Farley Green is part of that. Just phone 07833 053749 or email us and let us know about the property, and we’ll talk through which survey suits.

Can you tell me if my roof has asbestos?

No. Asbestos surveys and sampling aren’t something we do. Where a material might contain it, like old cement sheets on a building from before 2000, the report flags it, with a recommendation to have a specialist asbestos surveyor check before it’s disturbed.

Do you use drones?

Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.

Will you deal with my roofer if there is a problem?

No. Our job is to report on the roof as we find it. Any dispute is between you and your roofer or builder and our report gives you an independent record.

Do you lift tiles to check the fixings?

No, we do not disturb the new coverings. Most fixings sit out of sight under the coverings so we focus on what can be seen.

What’s the best way to book?

It’s easiest to ring 07833 053749 or email us. Give us the address and some details about the roof, and we will take it from there. Surveys run on any day of the week.

What we do, step by step

We’ll ask a few questions first, like when any problem began and what work has been done before. The inspection then takes an hour or two for most homes, depending on how much new work there is to check. Cottages and farmhouses around Farley Green frequently have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.

  1. First, you let us know what the roofer did and any concerns you have.
  2. The coverings, ridges, hips and verges are checked as far as can be seen safely.
  3. We check valleys, flashings and gutters, and the underlay at the eaves where it’s visible.
  4. The loft space is checked where safe, along with any mess or damage left after the work.
  5. You get a photo report listing the snags we found.

Before we arrive

  • Let us know about parking near the property
  • Leave side gates unlocked
  • Clear the way to the loft hatch

Arrange a survey

Photos help, if you have them. Pictures from ground level or a window are fine; never climb up to get a better view. To send them or to book, phone 07833 053749 or drop us an email.

Related advice

Should I look at the roof myself first?

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

Local roofs and buyers in Farley Green

About 2.7 miles north-west lies Chilworth Manor, a reminder of how long the area around Farley Green has been built on. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof. Many older homes in Surrey have handmade clay tiles and tile-hung upper walls. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. The covering on a house you are buying, or on a roof just finished, tells us where to look hardest.

If you live in an older home near St Michael, the roof’s history matters as much as its looks, and a survey brings the past repairs to light.

Tips from our surveys

A little preparation and a few simple habits help. Our tips:

  • Look for debris left in gutters from the ground
  • Book snagging before the final payment
  • Diary the defects period end date
  • File all paperwork for the new roof

Once the snags have been dealt with, keep the report with your roof paperwork. It is a dated record of the roof at handover.

Tell your roofer at the start that the work will be inspected. Everyone then knows what to expect and time is set aside for snags.

Why get it checked now?

You may not see a fault until it causes damage. Checking early gives you a record of the roof’s condition at handover. Older and listed buildings around Farley Green may need consent and matching materials for repairs, so a defect found early gives time to plan the work properly.

Prices start from £150, with VAT included, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400, both including VAT. We confirm the exact price before you book.
