New roof snagging in Higher Denham

Replacing a roof costs a lot, so it is worth having it checked before the final payment. Our new roof snagging inspection looks for faults and unfinished work on the roof and around the property. You get a report with photos to share with your roofer. We are independent of the roofer who did the job. If you’ve noticed gutters blocked by building debris and loose or badly finished ridge tiles, we can find out what’s behind it, whatever the roof.

Some older homes in villages like Higher Denham are listed or sit in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. Whether you are buying or signing off new roofing, it’s worth knowing where you stand. England has around 10,000 conservation areas and about 500,000 listed buildings.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

What we can’t see

Without opening up the roof, some things stay hidden, and that sets some limits:

  • Fixings and underlay hidden under the coverings
  • Estimates of what fixes will cost
  • How the roof will perform for years to come

If you are not sure which survey you need, ring 07833 053749 or email us and we’ll give you a straight answer before you book. What our survey covers.

Roof types and parts we check

  • Loft conversions and dormers
  • Ridges and verges
  • Replacement roofs
  • New-build homes
  • New flat roofs
  • Flashings and valleys

The survey, step by step

Once we have finished looking, we write up our findings as a written report with photographs. On timing, most surveys take an hour or two for most homes, depending on how much new work there is to check. In a small place like Higher Denham, access is normally the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. First, you let us know what the roofer did and any concerns you have.
  2. The new coverings, ridge, hips and verges are inspected where it is safe to see them.
  3. We check valleys, flashings and gutters, and the underlay at the eaves where it is visible.
  4. Where it is safe, we check the loft, then look for debris or damage left behind.
  5. You get a photo report listing the snags we found.

Before the survey

  • Leave a clear route to the loft
  • For flats, check roof access has been agreed
  • Have keys ready for side gates, garages or roof access doors

Your questions about new roof snagging in Higher Denham

Is Higher Denham within the area you cover?

Yes, Higher Denham is covered. We survey roofs across London and the South East, and smaller places are part of that. Longer journeys are simply planned beforehand.

Does a conservation area affect roof work in Higher Denham?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Do you lift tiles to check the fixings?

No. We don’t open up the new roof so hidden fixings are not visible to us. We note what couldn’t be seen.

When should I book new roof snagging?

Ideally before you make the final payment so snags can be raised while the job is still open. If that’s passed, book before any defects or warranty period ends.

Does the weather affect the survey?

Light rain doesn’t usually stop a survey. Strong wind or heavy rain can stop drone flights and make roof access unsafe, so if conditions aren’t right we’ll arrange another day with you.

Is this an asbestos survey?

No. We can flag materials that might contain asbestos, but confirming it is a job for a specialist asbestos surveyor. Buildings built or refurbished before 2000 may contain it.

Will you go up on the roof?

Only when it is safe. Safe viewpoints, the loft space and a drone where applicable cover most of what’s needed, and anything out of sight is recorded in the report.

Why act early in Higher Denham

Raising snags before the final payment is typically simpler. Once the job is paid and the roofer has moved on it can be harder to get them back. Our report lists what to raise. Matching old materials, such as handmade tiles or stone slates, can take time to source. That is one more reason to find defects before they become urgent.

Cracked mortar or loose ridge tiles on a new roof are worth raising. We photograph any we find.

What we’re asked to look at in Higher Denham

Most householders can’t get a good look at their new roof. Without an independent check, you’re relying on what can be seen from the ground before you pay.

People typically book a survey when they’ve noticed something like this:

  • Cracked mortar at the ridge or hips
  • Debris left in gutters or valleys
  • Gaps at new flashings
  • Poorly finished verges

Take an older house close to St Mark's Hall: a survey will show how the roof has been repaired before, which helps you judge what’s coming.
