New roof snagging in Holwellbury

About our new roof snagging in Holwellbury

We carry out new roof snagging in Holwellbury and across London and South East England. A visit normally takes roughly 1–2 hours at a typical home, with bigger or more complicated roofs taking longer. We inspect as far as it’s safe to see including by drone where it applies. You then get a photo-illustrated written report. We inspect on weekdays and at weekends. Typical surveys look at gutters or fascias damaged during the job and loose or badly finished ridge tiles, on replacement roofs, flashings and valleys and new-build homes.

Somewhere as small as Holwellbury, older cottages, farmhouses and converted buildings often sit beside a few newer homes. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Whether you are buying or have just had a roof replaced, each material has its own checks, and thatch is a specialist material, so we report on what can be seen. Older roofs may also have old felt underlay or none, and fixings that have done a long stint.

We write the report in plain English, so you do not need to be a roofer to follow it. Each point is backed by a photo where possible, and recommendations are put in order of urgency where relevant.

Questions from Holwellbury

Is Holwellbury in the area you cover?

We do. The survey and report are the same in Holwellbury as anywhere else.

Does a conservation area affect roof work in Holwellbury?

We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Is this a RICS survey?

No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

Do you climb onto every roof?

Only if it’s safe. We inspect what can safely be seen: from the ground, from windows and vantage points, from the roof space, from the roof itself where safe and by drone where applicable. Anything we can’t see is noted in the report.

Do you need to get into the loft?

If the survey needs it and the roof space can be reached safely, yes. A clear path to the hatch helps.

What if it rains on the day?

Some surveys depend on the weather more than others. Drones can’t fly safely in strong wind or heavy rain, and thermal imaging works best after a sunny day, with a dry roof and little wind. If the conditions aren’t right, we will talk to you about another date.

Are you insured?

Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.

How it works

The visit usually starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. In total, it takes about one to two hours for a house, and longer for a large or complex roof. Older roofs in small places like Holwellbury can have low, tight loft spaces, so let us know about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. You tell us what work was done and when.
  2. The new coverings and roof edges are inspected as far as can be seen safely.
  3. We check valleys, flashings, gutters and the underlay at the eaves.
  4. The loft space and the rest of the property are checked for problems.
  5. You get a photo report of each snag.

Preparing for the visit

  • Tell us about parking before the day
  • If the roof is shared, arrange access with whoever manages the building
  • Have any questions written down, so nothing gets missed

Advice

Landlord and commercial surveys in Holwellbury

Landlords, agents and building managers in Holwellbury and across Hertfordshire can book any of our surveys. To discuss a property or a block, ring 07833 053749 or send us an email.

We survey roofs for letting agents and landlords as well as homeowners. A report with photographs gives you a clear record of the new roof.

What we’re asked to look at in Holwellbury

Roofers do not always clear every gutter and lower roof. Broken tiles, offcuts and nails can block gutters or damage lower roofs.

Problems we come across often include:

  • Debris left in gutters or valleys
  • Ridge and hip tiles not properly fixed
  • Gutters or fascias damaged during the job
  • Underlay not dressed into the gutter

For an older house near a landmark such as Church of St Peter (C of E) at Corner with Holwell Road, ask the seller about past roof repairs, because older roofs frequently have patched valleys, replaced slates and reset ridges.

What to check before booking

  • Whether the inside of the roof is included
  • Which viewpoints they use to see the roof
  • What happens after the report arrives
  • How long they’ve been surveying roofs

What a good roof survey covers

What this survey can’t tell you

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • A promise that the roof will not leak
  • Settling a dispute with your roofer or builder
  • What’s under the new coverings

If in doubt, phone 07833 053749 or use the contact form and we’ll suggest the right survey. What a survey covers and doesn’t.

What we check

  • Replacement roofs
  • Loft conversions and dormers
  • Ridges and verges
  • Flashings and valleys
  • New-build homes
  • New flat roofs

What you can safely check yourself

A DIY look is useful, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

What happens if roof problems are left?

Photos from ground level rarely show the detail. We get as close a view as safe access allows, including by drone where it is applicable. For an older or listed building in a place like Holwellbury, repairs may need matching materials and consent, so leaving a defect until it is urgent leaves less time to plan.

The Premium Survey includes thermal imaging and drone inspection where it applies, which starts from £400, with VAT included. We’ll tell you which package suits the questions you have.

Why us?

  • A sub-250g drone, flown with a CAA Flyer ID and Operator ID
  • 5,000+ roofs surveyed
  • Independent findings on the roof’s condition
  • Plain-English reports with photos

New roof snagging around Holwellbury

Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. For a purchase or a newly finished roof, the materials decide which details matter most. If your home is older, it is worth knowing whether it’s listed or in a conservation area before planning roof work. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas.
