Practical tips
Some practical points come up on survey after survey. They’re worth knowing whatever the roof:
- Arrange the inspection before settling the final bill
- Watch for gutters overflowing in rain
- Agree snagging with your roofer at the start
- Send the snagging report to your roofer
Once the work is finished, check the ceilings and loft after the next downpour. Raise any new signs of water with your roofer promptly.
Keep the final payment until the roof has been checked, where your contract allows. It keeps the job open until it is right.
How new roof snagging works in Hunsdon
We carry out new roof snagging in Hunsdon and across London and the South East. Time on site normally takes about 1–2 hours for most homes, depending on how much new work there is to check. Everything visible from safe vantage points is looked at including by drone where it applies. A photo report follows. Visits can be on weekdays, Saturdays or Sundays. We survey ridges and verges, new flat roofs and new-build homes, and common reasons people get in touch are tiles or slates sitting out of line and gutters blocked by building debris.
Somewhere as small as Hunsdon, older cottages, farmhouses and converted buildings frequently sit beside a few newer homes. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Each covering has its own weak points, whether the roof is old or newly laid. What’s under the coverings, from old felt to the battens and nails, matters too.
The report works through the roof section by section, from the coverings down to the gutters, each with a short note and a photograph. It records what’s sound as well as what is not.

New roof snagging in Hunsdon: local notes
In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, and flat-roofed additions turn up almost everywhere. The covering on a house you are buying, or on a roof just finished, tells us where to look hardest. About 3.6 miles north lies Much Hadham Palace, a reminder of how long the area around Hunsdon has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.
For an older house near a landmark such as St Francis Chapel, older patch repairs can hide behind a tidy front slope, and the survey looks past them.

What happens if roof problems are left?
You may not see a fault until it causes damage. An inspection before that point gives you a record of the roof as handed over. Matching old materials, such as handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.
Our price is from £150, including VAT. The final price depends on the size and height of the roof, how it can safely be seen and which survey you book.

When you need someone else
Some things cannot be seen without opening up the roof, and that sets some limits:
- How the roof will perform for years to come
- Parts of the roof we can’t see safely
- Nails and clips under the slates or tiles
If in doubt, ring 07833 053749 or email us and we will point you to the right survey before booking. The full list of what we check.
What we check
- Flashings and valleys
- New-build homes
- New flat roofs
- Loft conversions and dormers
- Replacement roofs
- Ridges and verges
What you can safely check yourself
A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.
How it works
Where it’s relevant and can be reached safely, the loft space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging. The whole visit usually takes about 1–2 hours for most homes, depending on how much new work there is to check. In a hamlet or village like Hunsdon, a postcode does not always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.
- We ask what work was done and when it was finished.
- The coverings, ridges, hips and verges are checked as far as can be seen safely.
- Flashings, valleys, gutters and visible underlay at the eaves are checked.
- The roof space is checked where safe, along with any mess or damage left after the work.
- The snags are written up with photos for you to share with your roofer.
Getting ready for the survey
- Have any paperwork from past roof work to hand
- Leave side gates unlocked
- Keep pets inside or away from the areas we are looking at

Hunsdon questions
How do I find out if my home in Hunsdon is listed?
The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.
Is Hunsdon in the area you cover?
Yes. We cover the whole of London and South East England, and Hunsdon is part of that. Just ring 07833 053749 or email us and let us know about the property, and we will talk through which survey suits.
Is this an asbestos survey?
No. We do not carry out asbestos surveys or testing. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them and suggest a specialist asbestos surveyor checks them before any work.
How do I arrange new roof snagging in Hunsdon?
Simply ring 07833 053749 or send us an email with the address. After a few questions, we confirm the price and fix a day.
Which days do you carry out surveys?
We carry out surveys on weekdays and at weekends. To arrange a date, phone 07833 053749 or send us an email.
Do you carry professional indemnity insurance?
We are covered by professional indemnity and public liability insurance.
Does someone need to be in?
If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you when you book.
Do you need new roof snagging in Hunsdon?
Snags happen on many building jobs. Fiddly details are often where things go wrong particularly in poor weather.
Look out for signs like these:
- Tiles or slates sitting out of line
- Flashings not properly dressed or fixed
- Gutters blocked by building debris
- Untidy or loose verge details
Landlords with a home close to Roydon station may find that it’s worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.
Choosing a roof surveyor
- What experience they bring
- Will the report include photos?
- How they’ll see the roof: from ground level, the loft, the roof or by drone
- Their insurance cover
