New roof snagging for homes and businesses in Leverstock Green

Our snagging inspections cover Leverstock Green and the rest of London and South East England. A visit normally takes about one to two hours for a house, and longer for a large or complex roof. We inspect as far as it is safe to see including by drone where applicable. A photo report follows. Visits can be on weekdays, Saturdays or Sundays. We survey new-build homes, loft conversions and dormers and replacement roofs, and the problems we’re asked to look at most are signs of condensation in the roof space and underlay at the eaves left exposed.

In a smaller place like Leverstock Green, homes are mostly houses and bungalows, from older cottages to more recent builds. Older roofs may still have their original slates or clay tiles, with fixings and underlay that have done a long stint. Whether you are buying or have just had the roof replaced, that hidden layer is worth knowing about. Breathable membranes only appeared in the late 1990s, so older roofs often have bitumen felt or nothing at all.

Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

Different roofs, different checks

Ridges, hips and verges

Loose ridge or hip tiles are a common snag. They’re recorded with photos.

Valleys

A valley takes water from two slopes, so it needs to be finished well. The lining and the cut coverings along it are looked at.

What we do, step by step

The visit usually starts outside and finishes in the loft: outside views come first, then the loft space if there is safe access. In total, it takes an hour or two for a typical new house roof, longer where the roof is large or complicated. In a smaller place like Leverstock Green, parking is seldom the issue; lanes, gates and long drives are worth mentioning. On bungalows and lower roofs, much can be seen from ground level, with the loft showing the underside.

  1. We ask what work was done and when it was finished.
  2. We check the tiles or slates, ridges, hips and verges from safe vantage points.
  3. Valleys, flashings, gutters and the underlay at the eaves are looked at.
  4. Where it’s safe, we check the loft, then look for debris or damage left behind.
  5. The snags are written up with photos for you to share with your roofer.

For landlords and managing agents

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out in order of urgency where relevant, which helps with budgets and planning.

We survey roofs for letting agents and landlords as well as householders. The report gives you a dated record of the new roof, with photos.

Should I look at the roof myself first?

A DIY look is useful, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

During heavy rain, look at the gutters from ground level or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

FAQs for Leverstock Green

Are flat-roofed garages and porches in Leverstock Green worth including?

Typically, yes: let us know about it when booking so the visit can include it. Many homes in new towns like Hemel Hempstead have flat-roofed garages and porches, and felt roofs often last around 15–20 years.

Is Leverstock Green within the area you cover?

We do. A small place gets exactly the same survey as a big one.

Can you inspect the roof on a new-build home?

Yes, the inspection works the same as for a re-roof. You get a photo report of any snags to raise with the builder.

Can you survey a shared roof?

Yes. A shared roof needs access agreed first. Mention it when you get in touch and we will explain what’s needed.

How many surveys have you done?

Over 5,000 surveys so far, over more than 20 years, and 98% of clients are satisfied.

Can you survey in bad weather?

Light rain doesn’t normally stop a survey, and it can even help show where water is getting in. Heavy rain or strong wind can ground a drone and make the roof unsafe, so if conditions are not right we will arrange another day with you.

What’s the best way to book?

To arrange a survey, call 07833 053749 or email us with the address, the type of property and what’s prompted the survey. We’ll confirm the price and agree a day with you.

Leverstock Green homes and their roofs

Leverstock Green is part of Hemel Hempstead, one of the post-war new towns. Homes from the post-war decades are common in the new towns, many with low-pitched roofs in concrete tiles and flat-roofed garages or porches. Whether you are buying or replacing a roof, low pitches and flat-roofed additions deserve a careful look. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles, and flat-roofed additions turn up almost everywhere. For a purchase or a newly finished roof, the materials decide which details matter most.

If you own a rental within reach of Apsley station, a written report helps before buying a rental or paying for a new roof on one. Historic houses such as Batchwood Hall, about 3.5 miles east, show how far back building around Leverstock Green goes. If you are buying an older home nearby, it’s worth knowing whether it is listed or in a conservation area before you plan any re-roofing. The streets around a church such as Church of Holy Trinity are often among the oldest in a place, and if your house is among the older ones nearby, the roof may have had decades of patch repairs, and the survey shows where they are.

Why it’s worth a survey now in Leverstock Green

A clear list of snags makes the conversation with your roofer easier. It keeps the focus on what can be seen. In an older home around Leverstock Green, water from a roof defect can get into timber and plaster, and that is a much bigger job than the original defect.

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. The price is confirmed before you book.
