New roof snagging for homes and businesses in Lillingstone Lovell
Our report records what we see, with photographs and clear descriptions. If there’s a disagreement about the work, it is between you and your roofer or builder. What we provide is an independent record of the roof’s condition. We don’t give repair cost estimates or decide who is at fault, but it describes what we saw in plain terms. We survey ridges and verges, flashings and valleys and new-build homes, and people most often book us about broken coverings left on a new roof and signs of condensation in the roof space.
Older buildings in small places like Lillingstone Lovell may be listed or in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. For a buyer or someone with a newly finished roof, it’s worth knowing which applies. There are about 500,000 listed buildings and around 10,000 conservation areas in England.
After the visit, you get a written report with photographs, emailed to you. It sets out the condition of the new roof, any defects and our written recommendations.

What we do, step by step
The visit normally starts outside and finishes in the loft: outside views come first, then the roof space if there’s safe access. In total, it takes an hour or two for a typical new house roof, longer where the roof is large or complicated. For a village or hamlet like Lillingstone Lovell, the journey is planned in advance: let us know about lanes, gates and parking. On the day, we inspect whatever is safely visible, inside and out.
- We start with what the roofer did and when they finished.
- The new coverings and roof edges are inspected as far as can be seen safely.
- Valleys, flashings, gutters and visible underlay at the eaves are looked at.
- We check the loft where safe and look for debris or damage.
- Snags are listed in a report with photographs.
Before we arrive
- Clear the way to the loft hatch
- Tell us where we can park nearby
- If it is not your property yet, arrange access through the agent

Advice
Surveys for landlords and agents in Lillingstone Lovell
For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, with the most urgent items set out first.
We also survey roofs for businesses and commercial landlords. Bigger roofs take more time.
Local roofs and buyers in Lillingstone Lovell
With Stowe House about 3 miles south-west, Lillingstone Lovell sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material. A number of Buckinghamshire villages keep thatched roofs on their older buildings. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new.
The streets around a church like Church of St Mary are frequently among the oldest in a place, and if your home is one of the older ones nearby, the roof’s history matters as much as its looks, and a survey brings the past repairs to light.

Prices for new roof snagging in Lillingstone Lovell
Several things affect the price of a survey:
- How complicated the roof is, with its valleys, chimneys and parapets
- Extra roofs, like extensions, dormers or garages
- Commercial roofs and larger buildings
- The package you choose: Basic, Standard or Premium
Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. You will know the figure before booking.
Getting in touch
The more you let us know, the easier it is to price the survey. When you get in touch, it’s useful to mention:
- The reason for the survey, such as buying, a leak or storm damage
- The style of property, from a terrace to a block
- Anything about access we should know
- Where water is showing inside, if it is

Roof by roof
Slate roofs
Good natural slate is very long-lasting, so a new slate roof should be laid well. Cracked, slipped or uneven slates are noted.
Underlay and ventilation
The underlay should be dressed into the gutter at the eaves so water drains away. We check it where it’s visible.
Tips from our surveys
Small things make a difference. Some pointers:
- Keep warranty papers safe
- Note the end of any warranty or defects period
- Check that gutters weren’t left full of offcuts
- Tell your roofer the work will be inspected
Report times depend on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. If a payment is due soon, choose the package that fits.
Note the end date of any defects or warranty period. Book a check well before it so snags can be raised.
What this survey can’t tell you
It is a careful look at the new roof, not the whole story. Its limits include:
- Pricing the remedial work
- Areas out of view from every safe vantage point
- Settling a dispute with your roofer or builder

Lillingstone Lovell: your questions answered
Does a conservation area affect roof work in Lillingstone Lovell?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.
Do you cover smaller places like Lillingstone Lovell?
Yes. Lillingstone Lovell is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and South East England. Just mention lanes, gates or anything else about the route as you book.
Can you survey at the weekend?
We survey on any day from Monday to Sunday, during the day. Just say which days work for you.
Which parts of the roof does snagging cover?
All the parts of the roof we can see safely, from the ridge and verges down to the eaves and gutters. We look in the loft where it’s safe and check for damage left by the job.
Do you climb onto every roof?
Only when it’s safe. Some roofs are too steep or fragile to walk on safely. Safe viewpoints, the loft and a drone where it applies let us see the rest, and the report records anything we couldn’t see.
How much is new roof snagging?
New roof snagging starts from £150, including VAT. The size of the roof and how easy it is to see affect the price. For a price, phone 07833 053749 or send us an email.
Does the weather affect the survey?
Some surveys depend on the weather more than others. Drones can’t fly safely in strong wind or a downpour, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. If the conditions aren’t right, we will talk to you about another date.
