Independent new roof snagging in Loughton

New roof snagging for homes and businesses in Loughton

Our snagging inspections cover Loughton and the rest of London and the South East. A visit usually takes an hour or two for a typical new house roof, longer where the roof is large or complicated. Everything visible from safe vantage points is checked including by drone where applicable. You then get a photo-illustrated written report. We inspect on weekdays and at weekends. If you’re worried about verge tiles or slates not secured and cracked mortar at the ridge or hips, we can find out what’s behind it, whatever the roof.

In a smaller place like Loughton, some houses face open ground, so their roofs may take more wind and driving rain. Loose ridge tiles, lifted coverings and tired flashings are the kind of things that show it. For a purchase or a new roof, those exposed edges are looked at closely. On an exposed roof, a loose ridge or verge soon becomes a bigger job.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

What we do, step by step

Photos are taken throughout the visit, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available. A typical visit takes between one and two hours for most houses; commercial roofs usually need 3–4 hours. Parking around Loughton is normally easier than in a town centre, but mention lanes, gates or long drives. On bungalows and lower roofs, much can be seen from the ground, with the loft showing the underside, while taller roofs may need other vantage points or the drone where applicable.

  1. You tell us what work was done and when.
  2. The new coverings and roof edges are inspected as far as can be seen safely.
  3. We look at valleys, flashings, gutters and the underlay at the eaves.
  4. The roof space and the rest of the property are checked for problems.
  5. Snags are listed in a written report with photographs.

Before the survey

  • Unlock side gates and any roof access doors
  • Have any questions written down, so nothing gets missed
  • Find any records of previous roof work

Tips from our surveys

Here are a few things we’d tell any owner, before and after a survey:

  • Keep the contract and invoices together
  • Check that gutters weren’t left full of offcuts
  • Look for new stains after a downpour
  • Arrange the inspection before settling the final bill

After the snags are sorted, watch the roof in the next heavy rain. If anything shows, tell your roofer straight away.

Watch for leaks, damp or loose pieces in the first months. It is simpler to raise problems soon after the job.

Do you need new roof snagging in Loughton?

Owners often get in touch when the finish looks uneven or a leak appears. Others just want an independent check before paying before the job is closed.

Look out for signs like these:

  • Signs of condensation in the roof space
  • Cracked mortar at the ridge or hips
  • Flashings not properly dressed or fixed
  • Underlay at the eaves left exposed

If you own one of the older houses in the streets near All Saints Church, ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges.

Before you book any roof surveyor

  • Whether the loft is part of the inspection
  • Is there a chance to talk the report through?
  • How they’ll see the roof: from ground level, the loft, the roof or by drone
  • What exactly goes into their report

What’s in a roof survey

What a survey costs

What a survey costs depends on the time and equipment it needs. That comes down to:

  • Whether thermal imaging or a drone is needed
  • How many separate roofs there are, like extensions, dormers and garages
  • Chimneys, valleys, parapets and other details
  • Basic, Standard or Premium

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included. What your roof costs depends on its size, access and what you want to find out.

Helping us price your survey

We will normally ask about:

  • Where the property is, with the postcode
  • What made you get in touch
  • Any marks or damp showing indoors
  • Anything about access we should know

Our phone lines are open seven days a week, including Saturdays and Sundays. To book or ask a question, ring 07833 053749 or email us.

Different roofs, different checks

Underlay and ventilation

Roof ventilation reduces the risk of condensation. We check for vents where they’ve been fitted.

Flashings

Flashings seal the roof to walls and chimneys. We check how they’re dressed, fixed and pointed.

What this survey cannot tell you

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Details hidden from sight
  • How the roof will perform for years to come
  • Nails and clips under the slates or tiles

If you are not sure which survey you need, ring 07833 053749 or use the contact form and we will give you a straight answer before booking. The full list of what we check.

Roof types and parts we check

  • Flashings and valleys
  • New-build homes
  • Loft conversions and dormers
  • Replacement roofs
  • New flat roofs
  • Ridges and verges

Historic houses such as Linford Manor, about 2.9 miles north, show how far back building in the area around Loughton goes. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area. Milton Keynes, which Loughton is part of, is one of England’s post-war new towns. Homes from the post-war decades are common in the new towns, many with low-pitched roofs in concrete tiles and flat-roofed garages or porches. Loughton questions

My home in Loughton has a flat-roofed garage or porch. Is it worth having that looked at?

Often, yes, so mention it when booking. Many homes in new towns like Milton Keynes have flat-roofed garages and porches, and felt roofs often last around 15–20 years.

Does a conservation area affect roof work in Loughton?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.

Is this an asbestos survey?

No. We don’t carry out asbestos surveys or testing. We flag materials that could contain asbestos, like cement sheets or soffits on pre-2000 buildings.

Do you use drones?

Yes, where it’s applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.

Simply phone 07833 053749 or send us an email with the address. After a few questions, we confirm the price and fix a day, weekday or weekend.

Are you insured?

Can you survey at the weekend?
