What we’re asked to look at in Plaitford Green

Flashings are a common source of snags. If they’re poorly dressed or fixed, water can get in at the first heavy rain.

Common reasons to book include:

  • Offcuts and broken tiles left behind
  • Flashings not properly dressed or fixed
  • Gutters or fascias damaged during the job
  • Tiles or slates sitting out of line

The streets around a church such as Church of St Leonard are often among the oldest in a place, and if your home is one of the older ones nearby, a survey will show how the roof has been repaired before, which helps you judge what’s coming.

Questions to ask before you book

  • What happens after the report arrives
  • What the survey won’t cover
  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • Is VAT included in the price?

What a good roof survey covers

New roof snagging in Plaitford Green

A new roof is a big spend, so it is worth having it checked before the final payment. Our new roof snagging inspection looks for faults and unfinished work on the new roof and around it. The findings go into a written report with photos that you can pass to your roofer. We are independent of the roofer who did the job. If you’ve noticed ridge and hip tiles not properly fixed and vents that weren’t fitted or are covered, we can find out what’s behind it, whatever the roof.

In a village or hamlet like Plaitford Green, homes are frequently older cottages and farmhouses alongside a few newer houses. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Each covering has its own weak points, whether the roof is old or newly laid. What’s under the coverings, from old felt to the battens and nails, matters too.

We keep jargon out of it: where something needs attention, it says so plainly.

Tips from our surveys

These tips come from what we see on roofs every week:

  • Check before your warranty period ends
  • Walk round the house to look for knock-on damage
  • Keep warranty papers safe
  • Check that gutters weren’t left full of offcuts

You receive a report with photos of each snag and recommendations, prioritised by urgency where relevant. You can send it straight to your roofer.

File the contract, invoices and warranty papers in one place. The report belongs with them.

Can I check my roof myself?

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we check the roof.

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

How the survey changes by roof type

Valleys

Debris left in a new valley can block it. Leftover debris is recorded.

Underlay and ventilation

Vents at the ridge, eaves or in the tiles help keep the roof space dry. We check for vents where they’ve been fitted.

The survey, step by step

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. All told, expect about 1–2 hours for most homes, depending on how much new work there is to check. In a hamlet or village like Plaitford Green, a postcode does not always lead to the right gate, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. We ask what work was done and when it was finished.
  2. We check the tiles or slates, ridges, hips and verges from safe vantage points.
  3. We check valleys, flashings and gutters, and the underlay at the eaves where it’s visible.
  4. The roof space is checked where safe, along with any mess or damage left after the work.
  5. You get a photo report listing the snags we found.

Getting ready for the survey

  • Have any questions written down, so nothing gets missed
  • Let us know where we can park nearby
  • Move anything stored under the loft hatch

Arrange a survey

If you have photos of the roof, send them over. Pictures from the ground or a window are fine, and please don’t climb up for a closer look. To send them or to book, call 07833 053749 or drop us an email.

Plaitford Green questions

How do I find out if my home in Plaitford Green is listed?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.

Will you come out to Plaitford Green?

Yes. Plaitford Green is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and South East England. Let us know about access, parking and anything unusual about getting there when booking.

What does a new roof inspection cost?

Our packages start from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. Just call 07833 053749 or email us for a price.

Do you use drones?

Yes, where it applies and safe. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). It is included in the Drone Roof Survey and, where it applies, the Premium Survey.

Can you survey a shared roof?

Yes, once access has been agreed. The roof of a block or converted house is often shared, so the building owner or managing agent needs to agree access. We inspect only the parts we’re allowed to reach.

Is this a RICS survey?

No. We look at the roof, not the whole building, so it’s not a RICS Level 2 or Level 3 survey. Many buyers have both.

Will you check the loft?

Where it’s relevant to the survey and there’s safe access, yes. Please clear anything stored under the hatch.

What new roof snagging does not cover

In fairness, a roof survey has limits:

  • Pricing the remedial work
  • Fixings and underlay hidden under the coverings
  • A promise that the roof won’t leak
