Gutter survey in Plaitford Green: what you get
This survey covers rainwater above ground: gutters, outlets, hoppers, downpipes and overflows. It is not a CCTV drain survey, so we cannot see inside underground pipes. Where water seems to be backing up from below ground, we’ll say so in the report, so you can get the drains checked separately. Anything we find above ground, such as a split hopper or a leaking downpipe, is photographed and recorded. If you’ve noticed blocked outlets and hoppers and downpipes that are split or coming away, we can find out what’s behind it, whatever the roof.
Some older homes in villages like Plaitford Green are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.
If any part of the gutter couldn’t be seen safely, we say so in the report. That way, it is clear what was covered and what wasn’t.

How the survey changes by roof type
Lead-lined valley and parapet gutters
Lead linings are common in valleys and parapet gutters on older houses. Splits and failed joints in the lead can let water straight in.
Box and secret gutters
Box gutters sit within the roof or behind a wall, so overflows can end up inside. We check them where they can safely be seen.
How we price gutter surveys
Prices vary from roof to roof, and it comes down to:
- The use of thermal imaging or a drone
- Chimneys, valleys, parapets and other details
- The height of the building and how the roof can be seen safely
- How big the roof is
Our price is from £150, including VAT. What you pay depends on the size and height of the roof, how it can be seen safely and the package you choose.
What we need to know
Some details help us point you to the right survey and price. When you contact us, let us know:
- When you need the report by
- What kind of property and roof it is
- Any stains, drips or damp patches you’ve seen indoors
- Whether there is a loft hatch, a shared roof or tricky access
Booking is simple: just phone 07833 053749 or email us and give us a few details about the property and we’ll explain which survey suits. The price is agreed up front.
Tips that help
There’s plenty you can do without going near the roof. Here’s what helps most:
- Check for spilling water in a downpour
- Make sure downpipe clips are holding
- Ask for valleys and parapet gutters to be cleared too
- Check the loft with care after heavy rain
After any work is done, watch the gutters in the next heavy rain. Rain should flow to the outlets and down the downpipes. If it doesn’t, tell whoever did the work.
Hidden gutters need clearing too. They block in the same way as the gutters you can see but you can’t check them from the street, so check they’re included in any clearing work.
Gutter surveys in Plaitford Green: local notes
The wider area around Plaitford Green has a long history of building, with Landford Manor about 1.7 miles south-west. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material. Some Hampshire villages still have thatched roofs. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Knowing the covering helps explain which parts of a roof are likely to need work first.
If you own one of the older houses in the streets near Church of St Leonard, its chimney, valleys and lead work are likely to be the parts that need attention first. If you let a flat or house near Mottisfont & Dunbridge station, a dated record of the roof is useful when planning maintenance across a let.

Questions from Plaitford Green
How do I find out if my home in Plaitford Green is listed?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.
Is Plaitford Green within the area you cover?
Yes, Plaitford Green is covered. We work right across London and South East England, and smaller places are part of that. Longer journeys are simply planned ahead of time.
When is the best time for a gutter survey?
Whenever suits you. If water is already spilling over, book sooner rather than later, because the walls take the water.
Does this replace a RICS home survey?
No. We check the roof, not the whole building, so it’s not a RICS Level 2 or Level 3 survey. Many buyers have both.
Will you look at parapet and box gutters as well?
Yes, as far as they can safely be seen. We look from vantage points, the roof space and the roof itself where safe, and by drone where it is applicable.
Do you survey underground drains?
No, CCTV drain work is not part of this survey. The survey covers gutters, outlets, hoppers, downpipes and overflows and flags signs of a drain problem.
What’s the price of a gutter survey?
The Basic Survey starts from £150, the Standard from £250 and the Premium from £400, all including VAT. Just phone 07833 053749 or email us for a price.
What we do, step by step
Photographs are taken throughout the visit, so the report shows exactly what we saw. We take close-ups from wherever is safe, including by drone where it is applicable and the weather allows. Most surveys take between one and two hours at a house, depending on how many gutter runs and downpipes there are. Somewhere as small as Plaitford Green, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.
- We start by hearing about any drips, overflows or damp patches.
- The eaves gutters, downpipes and fascias are looked at from the ground and vantage points.
- Any valley, parapet or box gutters are looked at as far as safe access allows.
- The roof space is checked for water marks if it’s safe to get into.
- We send a written report with photos and clear recommendations.
Preparing for the visit
- Clear the way to the loft hatch
- If you’re buying, check with the agent that we can get in
- Gather any invoices or paperwork from past roof work

Checking the roof from the ground
Your own check is a good start, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.
Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.
