Do you need a gutter survey in Shootash?
Gutter brackets work loose or corrode with age. A gutter full of wet debris is heavy, and that weight pulls sections out of line. Once the fall is lost, water sits at the low point and spills over.
Look out for signs like these:
- Leaking or loose downpipes
- Overflowing valley or parapet gutters
- Gutters that have fallen out of line
- Choked outlets or hopper heads
If you let a flat or house near Romsey station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.
Before booking anyone
- How they’ll see the roof: from ground level, the loft, the roof or by drone
- Whether you can ask questions once you have the report
- Their drone registration, if they fly one
- What the survey won’t cover
About our gutter survey in Shootash
Damp on walls, water marks under a valley or streaks down the brickwork can often be traced to the gutters. Our gutter survey helps show whether the rainwater system is the cause, as far as can be seen safely. Where the cause looks more like the roof covering or a flashing, the report says so, with a suggested next step. Common reasons to book are overflowing valley or parapet gutters and sagging gutters and loose brackets, across downpipes, fascias and soffits and outlets and hoppers.
Somewhere as small as Shootash, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. We report on everything that’s safely in view, and thatch is a specialist material. Chimneys and lead flashings on old roofs frequently need the most attention.
You receive the findings by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

How we price gutter surveys
What a survey costs depends on the time and equipment it needs. That comes down to:
- Any need for thermal images or a drone flight
- The height of the building and how the roof can safely be seen
- The roof’s overall size
- House, block, shop or office
There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.
What to let us know when you get in touch
There’s no need for technical words. Just tell us:
- How the loft is reached, if there is one
- Where any leaks, stains or damp patches show inside
- Any deadline, like an exchange date
- The type of building and roof, like pitched or flat
If you have photos of the roof, send them over. Pictures from ground level or a window are fine; never climb up to get a better view. To send them or to book, phone 07833 053749 or email us.

How the survey works
We will ask a few questions first, about the roof’s history, any leaks and past repairs. Then the inspection itself takes about 1–2 hours for most houses; commercial roofs usually need 3–4 hours. For a village or hamlet like Shootash, the journey is planned beforehand: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect everything that’s safely in view, inside and out.
- We start with what you’ve noticed, like damp or overflowing gutters.
- The eaves gutters, downpipes and fascias are checked from ground level and windows.
- We check hidden gutters as far as safe access allows.
- The roof space is checked for staining, where it can be reached safely.
- You receive a report with photos and recommendations.
Before we arrive
- Let us know where we can park nearby
- Move anything stored under the loft hatch
- Unlock side gates and any roof access doors

Shootash homes and their roofs
A number of Hampshire villages keep thatched roofs on their older buildings. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Whatever the covering, it’s frequently the fixings, flashings, valleys and gutters that give out first. With Mottisfont Abbey about 3 miles north, Shootash sits in an area with a long building history. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.
If your house is among the older ones in the streets near Church of All Saints, its roof may have old fixings, lead flashings and chimneys that need a closer look.

Landlords, agents and block managers in Shootash
If the property is let, the agent or a tenant can let us in, at a time agreed ahead of time. We survey on weekdays, Saturdays and Sundays, which helps when tenants work during the week.
Where a roof is shared: we need access agreed with the building owner or managing agent. Mention it when you contact us and we’ll plan the visit with that in mind.
Before and after the survey
Small things make a difference. Some pointers:
- Look for green streaks or damp patches on walls
- Check downpipe clips are holding
- Check from the ground or a window, not a ladder
- Check the loft with care after heavy rain
Landlords and managing agents can keep the report with the building’s records to help plan maintenance. The photographs help when you explain the work to others.
Hidden gutters need clearing too. They block in the same way as the gutters you can see but you cannot check them from the street, so make sure they’re included in any clearing work.
Checking the roof from ground level
Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.
Your questions about gutter surveys in Shootash
Do you cover smaller places like Shootash?
Yes, we do. We work right across London and the South East, and smaller places are part of that. Longer journeys are simply planned beforehand.
Do you survey roofs for landlords with property near Romsey station?
Yes, rented property is part of what we cover. You can call 07833 053749 or email us with the address and a few details, including who will give access on the day.
Will you walk on the roof?
Only when it is safe. Safety comes first, and fragile or steep roofs cannot always be walked on. Safe viewpoints, the loft and a drone where applicable let us see the rest.
Do you test soffits or gutters for asbestos?
No. We do not carry out asbestos testing. If rainwater goods or soffits look like they could contain asbestos, we note it and recommend a specialist asbestos surveyor checks them before they’re disturbed.
How long does a gutter survey take?
For a house, expect about 1–2 hours on site, with commercial buildings nearer 3–4 hours.
Does this replace a RICS home survey?
No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you’ll need a RICS survey as well.
Does the season matter for a gutter survey?
There’s no wrong time. If you’ve already seen a gutter overflowing, it is best not to wait, because the walls take the water.
