Independent new roof snagging in Seale

New roof snagging in Seale: what you get

Ventilation matters on a new roof. We look for ridge, eaves or tile vents where they’ve been fitted and look in the loft space for condensation. We note what we can see. Missing or blocked ventilation can lead to condensation over time, which is easier to put right while the roofer is still involved. It all goes in the report. If you’re worried about underlay not dressed into the gutter and gutters or fascias damaged during the job, we can find out what’s behind it, on replacement roofs, flashings and valleys and new-build homes alike.

For a small place like Seale, the visit is planned like any other: the journey, parking and access are simply agreed in advance. If there are outbuildings with roofs you want checked, mention them when you book, so the visit can be planned around them. Whether you are buying or checking new work, the same care goes into it. Visits can be booked seven days a week.

After the visit, you get a written report with photos, sent by email. It sets out the condition of the new roof, any defects and our written recommendations.

Seale: your questions answered

Do you cover smaller places like Seale?

Yes, we do. Our area covers London and South East England, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Do you carry out roof surveys in Seale?

Yes, Seale is within the area we cover. Our area covers London and the South East. You can phone 07833 053749 or send us an email with the address and some details, and we will talk through which survey suits.

Do you test for asbestos?

No. Asbestos surveys and testing are not part of what we do. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them, and recommend a specialist asbestos surveyor checks them before they’re disturbed.

Do I have to be there for the survey?

That depends on the survey. Inside the building and in the loft, we need someone to let us in.

Can you inspect my roof with a drone?

Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.

What do you check on a new roof?

Everything we can see safely, including ridges, verges, valleys, flashings, vents and gutters. The roof space is checked where there is safe access and check for damage left by the job.

Can you settle a dispute with my builder?

No. We report on what we see. A disagreement about the work is between you and them and our report gives you an independent record.

Buying a home or a new roof in Seale

The wider area around Seale has a long history of building, with Wanborough Manor about 2.4 miles east. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead. In Surrey, older roofs are often handmade clay tile, with tile-hanging on many upper walls. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. The covering on a house you are buying, or on a roof just finished, tells us where to look hardest.

If you own one of the older houses in the streets near Church of St Laurence, ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges.

Seale is about 3 miles south-east of Aldershot, in Surrey. In Seale, as across Surrey, every roof gets the same careful survey. Our area takes in places right across Surrey, large and small. You can also see our page for Guildford.

What new roof snagging doesn’t cover

To be straight with you, a roof survey has limits:

  • Whether the roof will leak in future
  • Deciding who is at fault in a disagreement
  • Estimates of what fixes will cost

Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we’ll tell you. What a survey covers and does not.

What we look at

  • New flat roofs
  • Replacement roofs
  • New-build homes
  • Ridges and verges
  • Loft conversions and dormers
  • Flashings and valleys

Before and after the survey

Here are a few things we’d tell any owner, before and after a survey:

  • Diary the defects period end date
  • Send the snagging report to your roofer
  • Look for debris left in gutters from ground level
  • Keep warranty papers safe

Questions about the findings are welcome. With the Standard Survey there’s a follow-up consultation and Premium an in-person consultation.

Put the warranty or defects period end date in your diary. Arrange an inspection in good time so snags can be raised.

Can I check my roof myself?

The one thing to avoid is getting up close. Roofs are fragile and slippery. That part is for a survey, using safe viewpoints and a drone where it applies.

Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

What we’re asked to look at in Seale

Scaffolding and materials can damage other parts of a building. A snagging check looks around the property as well as at the roof.

Problems we come across often include:

  • Underlay not dressed into the gutter
  • Cracked lower roofs or marked walls after the work
  • Untidy or loose verge details
  • Broken coverings left on a new roof

For landlords with property near Ash station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full.

Before booking any roof surveyor

  • How they plan to inspect the roof safely
  • What’s outside the scope of the survey
  • What exactly goes into their report
  • What insurance they carry

What to expect from a roof survey

Leave it or get it looked at?

Raising snags before the final payment is usually simpler. Once the job is paid and the roofer has moved on, getting them back can take longer. Our report lists what to raise. Older cottages and farmhouses around Seale can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it’s left.

Prices start from £150, including VAT. The final price depends on how big and how high the roof is, how it can safely be seen and the package you choose.

Why us?

  • Over 5,000 surveys carried out
  • Over 20 years’ experience
  • An independent view of the roof
  • CAA-registered drone operator (Flyer ID and Operator ID)

How it works

On the day, we start by asking what you’ve noticed and what you’d like to know. After that, we look at everything we can see safely, from ground level, from windows, in the roof space and by drone where it applies. Most surveys take about one to two hours for a house, and about three to four hours for a commercial roof. For a village or hamlet like Seale, the journey is planned ahead of time: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect everything that’s safely in view, inside and out.

  1. We start with what the roofer did and when they finished.
  2. The new coverings and roof edges are inspected as far as can safely be seen.
  3. Valleys, flashings, gutters and visible underlay at the eaves are looked at.
  4. The roof space and the rest of the property are checked for problems.
  5. You get a photo report of each snag.

Preparing for the visit

  • If you’re buying, let the agent know when we’re coming
  • For flats, make sure roof access has been agreed
  • Unlock side gates and any roof access doors
