Skinners Green: your questions answered

Is my home in Skinners Green listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Is Skinners Green within the area you cover?

We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Does this replace a RICS home survey?

No. This is a survey of the roof only, and it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

Does someone need to be in?

Not always. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.

Can you tell me if my roof has asbestos?

No. Asbestos surveys and sampling aren’t something we do. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000.

How many surveys have you done?

We have more than 20 years’ experience and have carried out more than 5,000 surveys.

When should I book new roof snagging?

Once the roofer says the job is done, ideally before you pay in full. That leaves time to raise anything we find.

About our new roof snagging in Skinners Green

The best time for snagging is before the final payment, while the roofer is still on hand. If you’ve already paid, check before any defects or warranty period runs out. That leaves time to raise what we find. Our report gives you a clear, photographed list of snags to send to your roofer before the deadline. Common reasons to book are loose flashings at walls or chimneys and offcuts and broken tiles left behind, on replacement roofs, new flat roofs and new-build homes.

Somewhere as small as Skinners Green, older cottages, farmhouses and converted buildings often sit beside a few newer homes. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Each covering has its own weak points, whether the roof is old or newly laid. Older roofs may also have old felt underlay or none, and fixings that have done a long stint.

Most points in the report come with a picture, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

How the survey works

Where it is relevant and can be reached safely, the loft space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging. The whole visit usually takes about one to two hours for most homes, depending on how much new work there is to check. Around Skinners Green, older homes can have small or awkward roof spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. First, you tell us what the roofer did and any concerns you have.
  2. The new coverings, ridge, hips and verges are inspected where it is safe to see them.
  3. We check valleys, flashings and gutters, and the underlay at the eaves where it’s visible.
  4. The roof space is looked at where safe, along with any mess or damage left after the work.
  5. You get a photo report listing the snags we found.

Before the survey

  • Check the loft hatch can be reached
  • Make a note of anything you’d like us to look at

What this survey cannot tell you

It helps to know what a survey will not do before booking:

  • What’s under the new coverings
  • Deciding who is at fault in a disagreement
  • Whether the roof will leak in future

If in doubt, phone 07833 053749 or drop us an email and we’ll suggest the right survey before you book. What a survey covers and doesn’t.

Why act early in Skinners Green

You may not see a fault until it causes damage. Checking early gives you a record of the roof’s condition at handover. Outbuildings and barns around Skinners Green are easy to forget, but a failed roof there can spoil what’s stored inside. It is worth including them in a survey before a winter does the damage.

Tips that help

A survey works best with a little help from you, before and after. Some tips:

  • Book snagging before the final payment
  • Keep warranty papers safe
  • Note the end of any warranty or defects period
  • Check lower roofs and walls after scaffolding comes down

Your roofer can use the report to put the snags right. Any disagreement about the work is between you and them; we report on what we see.

Keep the final payment until the roof has been checked, where your contract allows. It keeps the job open until it’s right.

New roof snagging in Skinners Green: local notes

Benham Park, about 1.4 miles north, is one of the historic houses in the wider area around Skinners Green. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. For a purchase or a newly finished roof, the materials decide which details matter most.

What you can safely check yourself

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date.

What you can’t do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That’s where a survey comes in.
