New roof snagging in Steel Cross

People book us after having a roof replaced or re-covered, and buyers of new-build homes sometimes want the roof checked. We inspect each roof as far as safe access allows including from the loft and the roof where it’s safe. You then get a report with photos to share with your roofer. We survey loft conversions and dormers, flashings and valleys and ridges and verges, and the problems we’re asked to look at most are cracked mortar at the ridge or hips and missing or blocked roof ventilation.

For a small place like Steel Cross, the visit is planned like any other: it just means planning the journey and access beforehand. Mention any outbuildings, barns or garages with roofs you’d like looked at when booking, so the visit can be planned around them. Buyers and owners of new roofs get the same approach as anywhere. Visits can be booked on any day of the week.

The report records the new roof as we found it on the day. That makes it useful now and a handy reference later, for instance when you want to check whether anything has changed.

Steel Cross questions

Is my home in Steel Cross listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Is Steel Cross in the area you cover?

Yes, Steel Cross is within the area we cover. We work right across London and South East England. Just phone 07833 053749 or email us and let us know about the property, and we will talk through which survey suits.

Can you tell me if my roof has asbestos?

No. We can flag materials that might contain asbestos, but confirming it is a job for a specialist asbestos surveyor. It may be present in buildings built or refurbished before 2000.

Do I need to be at home?

If the survey includes the loft or the inside of the building, someone needs to let us in. We will talk about access when you book.

What’s the price of a snagging inspection?

Our price is from £150, including VAT. The size of the roof and how easy it is to see affect the price. For a price, phone 07833 053749 or send us an email.

Do you carry professional indemnity insurance?

Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.

I live in a flat. Can you survey the roof?

Yes. A shared roof needs access agreed first. Mention it when you contact us and we’ll explain what’s needed.

Checking the roof from ground level

It helps to keep a record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry, as it helps us focus the survey.

Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.

Different roofs, different checks

Underlay and ventilation

The underlay should be dressed into the gutter at the eaves so water drains away. We check it where it is visible.

Ridges, hips and verges

The top and edges of a roof are the most exposed. We check mortar, dry-fix systems and fixings where they can be seen.

Leave it or get it looked at?

Photos from ground level rarely show the detail. We get as close a view as safe access allows using a drone where applicable. In a place like Steel Cross, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.

What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how it can be reached and seen safely. Prices start from £150, including VAT.

Tips from our surveys

There is plenty you can do without going near the roof. Here’s what helps most:

  • Send the snagging report to your roofer
  • Let your roofer know an inspection is planned
  • Watch for gutters overflowing in rain
  • Check the roof before you pay in full

The report lists each snag with photos and written recommendations. You can send it straight to your roofer.

Note the end date of any defects or warranty period. Arrange an inspection in good time so there is time to raise anything.

Steel Cross homes and their roofs

Many older homes in Sussex have handmade clay tiles and tile-hung walls. A few old Sussex buildings still carry heavy Horsham stone slabs, and the county’s older buildings include oast houses and Wealden hall houses. The covering on a house you are buying, or on a roof just finished, tells us where to look hardest. With Groombridge Place about 3.8 miles north, Steel Cross sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.

If you own one of the older houses in the streets near The Parish Church of All Saints, older patch repairs can hide behind a tidy front slope, and the survey looks past them. Landlords with a home close to Crowborough station may find that it is worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.

Steel Cross is about 1 mile north-east of Crowborough, in East Sussex. Whether the building in Steel Cross is a house, a flat or a commercial unit, the roof can be surveyed on a weekday or at the weekend. Steel Cross is one of the towns and villages in East Sussex we cover for new roof snagging. Our Crawley page covers surveys nearby.

Here we cover the TN6 postcode area for new roof snagging. Streets in the area include Hindleap Avenue, Payne Close and Vachery Street, and we cover them all. Close by, we survey roofs in Boarshead (1 mile north), Crowborough (1 mile south-west), Jarvis Brook (1 mile south), Marden's Hill (2 miles west) and Friar's Gate (2 miles west). Larger places within reach include Lewes (15 miles south-west), Hailsham (14 miles south), Uckfield (7 miles south-west), South Malling (15 miles south-west), Heathfield (7 miles south-east) and Southover (15 miles south-west).

Around Steel Cross

Typical jobs here are in homes near The Boars Head Inn and Sir Henry Fermor Church of England Primary School. For rail, the closest station is Crowborough station, about 1.2 miles south of the centre. Other landmarks nearby include Crowborough War Memorial Hospital (1.3 miles south-west). For a walk, there is Crowborough Country Park.

What we do, step by step

We work from the outside in: outside views come first, then the loft space if there’s safe access. All told, expect between one and two hours on an ordinary house; commercial roofs usually need 3–4 hours. In a hamlet or village like Steel Cross, a postcode does not always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. We agree what to focus on, such as a payment date or a warranty period ending.
  2. The roof is inspected from the ground, vantage points and the roof where safe.
  3. Each detail at ridges, verges, valleys and flashings is looked at.
  4. Debris and damage to other parts are recorded.
  5. You receive a report to share with your roofer.

How to prepare

  • Keep pets inside or away from the areas we’re looking at
  • Mention any parking restrictions on your street
  • Buyers: confirm access with the estate agent or seller
