New roof snagging in Titchfield: what you get

A new roof needs to breathe. Where vents have been fitted at the ridge or eaves, we check them and look in the loft space for condensation. What we see goes in the report. Missing or blocked ventilation can lead to condensation over time, so it’s worth raising early. It all goes in the report. We survey loft conversions and dormers, new flat roofs and ridges and verges, and common reasons people get in touch are gaps at new flashings and underlay not dressed into the gutter.

Being in a small place like Titchfield makes no difference to the inspection itself: the journey, parking and access are simply agreed in advance. Mention any outbuildings, barns or garages with roofs you’d like looked at when booking, so the visit can be planned around them. Whether you are buying or checking new work, the same care goes into it. Visits can be booked on weekdays and at weekends.

Findings are set out part by part, from the main slopes down to the gutters and outlets, with a note and a photo for each point. It records what’s sound as well as what is not.

How we price new roof snagging

Several things affect the price of a survey:

  • Height and safe access
  • Any need for thermal images or a drone flight
  • The size of the roof
  • Commercial roofs and larger buildings

Every price we give includes VAT, and the report isn’t charged as an extra. Our price is from £150, including VAT. Size, height and access decide where your roof falls.

Booking your survey

If you can, have these to hand when you get in touch:

  • Any stains, drips or damp patches you’ve seen indoors
  • Whether there is a loft hatch, a shared roof or tricky access
  • What made you get in touch
  • The property’s address and postcode

Photos help, if you have them. Take them safely from ground level or a window, and please do not climb up for a closer look. To get started, phone 07833 053749 or email us.

New roof snagging in Titchfield: local notes

Titchfield lies within about 2 miles of the sea, so there’s more wind and more salt in the air than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces. Some Hampshire villages still have thatched roofs. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new.

If you live in an older home near Church of St Peter, a survey will show how the roof has been repaired before, which helps you judge what’s coming. If you let a flat or house near Fareham station, a roof report gives you a clear picture before you buy or settle up with a roofer.

Titchfield is about 2 miles west of Fareham, in Hampshire. Titchfield is one of many places we visit across Hampshire, for houses, flats and commercial buildings. We cover towns and villages across Hampshire. We also survey roofs in Portsmouth.

New roof snagging in PO14 and PO15 work the same way as everywhere else we cover. Local streets include High Street, Sandy Lane and Garstons Close, and we cover them all. Close by, we survey roofs in Catisfield (1 mile east), Little Posbrook (1 mile south), Titchfield Park (1 mile north), Heathfield (1 mile east) and Titchfield Common (1 mile west). Larger places within reach include Winchester (15 miles north), Gosport (5 miles south-east), Havant (11 miles east), Eastleigh (10 miles north-west), Horndean (11 miles north-east) and Totton (13 miles north-west).

Landmarks near Titchfield

Titchfield’s nearest station is Fareham station, about 2 miles east of the centre. A little further out are St Andrew's Castle (3.5 miles west) and Fareham Shopping Centre (2.7 miles east). Green spaces nearby include Holly Hill Woodland Park.

DIY checks: what’s safe

Your own check is a good start, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight.

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.

Honest limits

Some things cannot be seen without opening up the roof, and that sets some limits:

  • Nails and clips under the slates or tiles
  • Areas out of view from each safe vantage point
  • Estimates of what fixes will cost

If you’re not sure which survey you need, phone 07833 053749 or drop us an email and we’ll give you a straight answer before booking. What our survey covers.

Roof types and parts we check

  • New flat roofs
  • Loft conversions and dormers
  • Replacement roofs
  • New-build homes
  • Flashings and valleys
  • Ridges and verges

Why it’s worth a survey now in Titchfield

Small faults on a new roof can grow. A slipped verge tile or a loose flashing may let water through during the first winter. Spotting them early gives the roofer a chance to put them right. Around Titchfield, older homes often have old roof timbers, where water from a failed roof can cause rot if it’s left.

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. New roof snagging starts from £150, including VAT.

What we do, step by step

There isn’t much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we’ll get on with the inspection. The survey itself takes about 1–2 hours at a typical home; commercial roofs usually need 3–4 hours. In a hamlet or village like Titchfield, a postcode does not always lead to the right gate, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. We ask what work was done and when it was finished.
  2. The new coverings, ridge, hips and verges are inspected where it’s safe to see them.
  3. Valleys, flashings, gutters and the underlay at the eaves are looked at.
  4. The roof space is looked at where safe, along with any mess or damage left after the work.
  5. The snags are written up with photos for you to share with your roofer.

How to prepare

  • Find any records of previous roof work
  • If the roof is shared, arrange access with whoever manages the building
  • If you’re buying, let the agent know when we’re coming

Your questions about new roof snagging in Titchfield

Is the coastal weather around Titchfield hard on roofs?

Generally, yes: wind and salt air take more of a toll near the sea. Exposed details such as ridges, verges, flashings and metal fixings are the ones to watch.

Do you cover smaller places like Titchfield?

Yes, Titchfield is covered. We cover the whole of London and South East England, and smaller places are part of that. The journey is planned ahead, so it is useful to know about access.

Does this replace a RICS home survey?

No. This is a survey of the roof only, so it is not a RICS Level 2 or Level 3 survey. Many buyers have both.

Do you use drones?

Yes, where it applies and safe. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). It’s included in the Drone Roof Survey and, where applicable, the Premium Survey.

What’s the price of a snagging inspection?

The Basic Survey starts from £150, the Standard from £250 and the Premium from £400, all including VAT. Just call 07833 053749 or email us for a price.

Will you go up on the roof?

Only when it’s safe. Safety comes first, and fragile or steep roofs can’t always be walked on. We use safe viewpoints, the roof space and a drone where applicable, and the report records anything we couldn’t see.

How experienced are you?

We have more than 20 years’ experience and have completed over 5,000 surveys.

Different roofs, different checks

Slate roofs

Cracked slates are sometimes left in place. We record any we can see.

Flashings

Flashings close the gap where the roof meets walls and stacks. We check they’re dressed, fixed and pointed where they can be seen.
