Chimney Survey in Titchfield
A survey of chimney stacks, pots, flashings and flaunching for Titchfield, from an experienced roof surveyor. You get a clear written report with photographs.
- Damp patches on chimney breasts
- Gaps in the mortar around the pots
- Gaps where the stack meets the roof
How a chimney survey works in Titchfield
Chimney stacks take more weather than almost any other part of a house. In time, flaunching cracks, mortar washes out and flashings come loose. Water then gets into the stack and can show as damp on a chimney breast or a stain in the loft. We record what we find with photos and recommendations. We’re frequently asked to look into pots or cowls that look unsafe and staining on walls around the chimney, across chimney breasts, shared and party-wall stacks and brick chimney stacks.
Somewhere as small as Titchfield, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it’s normally the chimneys and lead flashings that need work first.
Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Different roofs, different checks
Chimney pots and cowls
Pots sit in the flaunching on top of the stack, and cowls or caps sit on the pots. We check that they look secure and undamaged.
Rendered stacks
A rendered stack can mask problems in the bricks below. We look for cracks, hollow areas and staining.
Before and after the survey
Here are a few things we’d tell any owner, before and after a survey:
- Keep track of stains on chimney breasts
- Don’t use a ladder to reach the stack yourself
- Check with the council before altering a stack in a conservation area or on a listed building
- Book a sweep for flues that are in use
If anything in the report isn’t clear, just ask us. Standard Surveys come with a follow-up consultation, and Premium Surveys with an in-person one.
Keep an eye on chimney breasts for new damp patches. The sooner damp is spotted, the easier the cause is to find.

What else we do in Titchfield
How the survey works
The visit has one job: to see as much of the chimney stack as can be seen safely and record it clearly. Everything we note and photograph goes into the written report. It usually takes an hour or two for most homes, a little longer where there are several stacks. Somewhere as small as Titchfield, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.
- We start with the details: how many stacks, whether any are shared and any signs of damp.
- We inspect each stack from safe viewpoints outside.
- We check and photograph the pots, cowls, flaunching, pointing and flashings.
- Inside, we look for damp on chimney breasts and in the loft where there’s safe access.
- The findings are written up with photos and recommendations and emailed to you.
How to prepare
- Let us know about parking near the property
- Jot down any questions you want answered
- Have keys ready for side gates, garages or roof access doors

Honest limits
It helps to know what a survey won’t do before booking:
- Flue inspections or sweeping
- Structural calculations for a leaning stack
- Gas safety checks, which need a Gas Safe registered engineer
If you are not sure which survey you need, call 07833 053749 or email us and we will give you a straight answer before you book. What a survey covers and does not.

Leave it or get it looked at?
Loose pots and bricks on a stack are a safety concern. A survey picks them out so they can be made safe by a roofer. In a place like Titchfield, a barn or garage roof left to fail puts whatever is inside at risk. It is worth including them in a survey before a winter does the damage.
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. We’ll give you the figure before anything is booked.

Titchfield homes and their roofs
The coast is about 2 miles or less from Titchfield, so there’s more wind and more salt in the air than further inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, while driving rain finds any gap. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so the council is the place to ask.
For site and facilities teams at buildings like Titchfield Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. If you live in an older home near Church of St Peter, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. If you own a rental within reach of Fareham station, the gap between tenancies is a good time to have the roof looked at.

Can I check my roof myself?
It is useful to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us when booking.
Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.
Common questions in Titchfield
Can a landlord with a rental near Fareham station book a roof survey?
Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can call 07833 053749 or send us an email with the address and what you need.
Does being near the coast affect roofs in Titchfield?
Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.
Can you find out why my chimney breast is damp?
Typically it is water getting in from outside, or condensation in a sealed stack. We check the stack, the flashings and how unused flues are capped, and record what we find.
Do you inspect shared chimneys?
Yes. Many houses share stacks with a neighbour. We survey what we can see safely, and note anything that seems to involve next door.
Do you test for asbestos?
No. Asbestos surveys and testing are not part of what we do. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings and suggest a specialist asbestos surveyor checks them before any work.
How much does a chimney survey cost in Titchfield?
Our price is from £150, including VAT. The final figure depends on the roof and the package you choose, and it is agreed before booking.
How can you see the top of the stack?
We look from the ground, from windows and from the loft where it’s safe. A drone inspection is part of the Premium Survey where it applies. Any area we couldn’t view is noted.
