How new roof snagging works in Woodside

A snag is a fault or unfinished detail left when work is done. On a roof, snags are often at the edges and junctions where the work is most fiddly. We check everything we can see safely and record what we find. Loose ridges, untidy verges, badly dressed flashings and leftover debris are typical snags. We are frequently asked to look into underlay not dressed into the gutter and loose flashings at walls or chimneys, on loft conversions and dormers, replacement roofs and new flat roofs.

Around Woodside, you’ll mostly find houses and bungalows of different ages. Older roofs may still have their original slates or clay tiles, with fixings and underlay that have done a long stint. For a purchase or a newly replaced roof, what’s under the coverings matters as much as what’s on top. Older roofs frequently have bitumen felt under the coverings, as breathable membranes only arrived in the late 1990s.

Findings are set out part by part, from the coverings down to the gutters. You’ll see the good as well as the bad.

Your questions about new roof snagging in Woodside

Is my home in Woodside listed or in a conservation area?

We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Is Woodside in the area you cover?

We do. Every survey there gets the same written report with photographs.

Do I need to be at home?

If the survey includes the loft or the inside of the building, someone needs to let us in. We’ll talk about access when booking.

How much is new roof snagging?

Prices start from £150, including VAT. The size of the roof and how easy it is to see affect the price. For a price, ring 07833 053749 or drop us an email.

Do you climb onto every roof?

Only when it’s safe. Some roofs are too steep or fragile to walk on safely. Safe viewpoints, the loft and a drone where applicable let us see the rest.

How experienced are you?

More than 5,000 surveys over 20+ years.

Do you carry out surveys on Saturdays and Sundays?

We carry out surveys on weekdays and at weekends. To arrange a date, phone 07833 053749 or drop us an email.

How it works

Photographs are taken throughout the visit, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available, including by drone where it’s applicable and the weather allows. A typical visit takes about 1–2 hours at a typical home, and longer for a large or complex roof. Homes around Woodside often have gardens on more than one side, which gives us room to step back and see the roof. Mention any side of the property we can’t get to. Inside, the loft is checked where it can be reached safely.

  1. First, we note any deadlines and concerns.
  2. The roof is inspected from ground level, vantage points and the roof where safe.
  3. We work through ridges, verges, valleys and flashings.
  4. We check the gutters, lower roofs and walls for debris or damage.
  5. We send a written report you can pass on.

Preparing for the visit

  • Let us know where we can park nearby
  • Gather any invoices or paperwork from past roof work
  • If you are buying, let the agent know when we’re coming

Advice

Do you need new roof snagging in Woodside?

Scaffolding and materials can damage other parts of a building. We look for knock-on damage, not just the new roof.

Look out for signs like these:

  • Underlay ending short at the eaves
  • Poorly finished verges
  • Missing or blocked roof ventilation
  • Gutters blocked by building debris

For an older house near a landmark like Church of All Saints, older patch repairs can hide behind a tidy front slope, and the survey looks past them.

Questions to ask before you book

  • Which parts of the roof they’ll actually see
  • Whether the loft space is looked at, where there is one
  • How long they’ve been surveying roofs
  • Is there a chance to talk the report through?

What a roof survey includes

Practical tips

A survey works best with a little help from you, before and after. Tips:

  • Look for new stains after a downpour
  • Agree snagging with your roofer at the start
  • Watch for gutters overflowing in rain
  • Keep warranty papers safe

If anything in the report isn’t clear, ask us. The Standard Survey includes a follow-up consultation and Premium an in-person consultation.

Tell your roofer at the start that the work will be inspected. It sets clear expectations and time is set aside for snags.

DIY checks: what’s safe

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.

What we look for on each type of roof

Flashings

Poorly finished flashings often show up on new roofs. We photograph any we find.

Slate roofs

On a new slate roof, we check the coursing and the details at ridges, verges and valleys as far as can safely be seen.

What this survey cannot tell you

To be straight with you, there are limits to any roof survey:

  • Fixings and underlay hidden under the coverings
  • Repair costs for putting snags right
  • Areas out of view from every safe vantage point

Not sure which survey suits your roof? You can call 07833 053749 or drop us an email and we’ll tell you before booking. What a survey covers and does not.

Roof types and parts we check

  • New-build homes
  • Loft conversions and dormers
  • Flashings and valleys
  • New flat roofs
  • Replacement roofs
  • Ridges and verges
