FAQs for Albourne

Will you come out to Albourne?

Yes, Albourne is covered. We work right across London and South East England, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.

Do you cover Albourne?

Yes, Albourne is one of the places we work. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.

How do I arrange a pre-purchase roof survey in Albourne?

Just phone 07833 053749 or drop us an email. We will ask a few questions, confirm the price and agree a date, weekday or weekend.

Should I get a roof survey as well as a RICS home survey?

It’s your choice, but the two do different jobs. A RICS home survey covers the whole building, while ours looks only at the roof, in more detail. Ours sits alongside a RICS survey rather than replacing it.

Does your survey replace a RICS home survey?

No. It’s a dedicated roof survey, with a written report and photographs. It doesn’t cover the rest of the property, which a RICS survey does.

When should I book a pre-purchase roof survey?

Book as soon as your offer is agreed. The report is most useful before exchange, because after that the roof is yours to deal with.

Do you go up on the roof?

When conditions and the roof make it safe, yes. We also inspect from ground level, upper windows and the roof space.

Pre-purchase roof surveys for homes and businesses in Albourne

The roof is one of the most expensive parts of a home to repair, and one of the hardest for a buyer to see. Our pre-purchase roof survey gives you a close look at it before you’re committed. We check the coverings, ridges, valleys, flashings, chimneys and gutters, plus the loft where there is safe access. The findings come in a written report with photos. We survey natural slate, lead flashings and valleys and flat-roofed extensions and dormers, and people most often book us about gaps where slates or tiles have come loose and patch repairs that may hide an ongoing problem.

Some older homes in villages like Albourne are listed or sit in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. Whether you’re buying or signing off new roofing, it is worth knowing where you stand, as well as what condition the roof is in. England has around 10,000 conservation areas and about 500,000 listed buildings.

Findings are set out part by part, from the coverings down to the gutters. You’ll see the good as well as the bad.

Why it’s worth a survey now in Albourne

A mortgage valuation is not a roof survey. It looks at whether the property is suitable security for the loan, and it won’t look closely at the roof. A roof survey is carried out for the buyer. Matching old materials, like handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.

A Basic Survey starts from £150, including VAT. Standard is from £250 and Premium from £400, both with VAT included. We confirm the exact price before booking.

Before and after the survey

A little preparation and a few simple habits help. Our tips:

  • Pass the findings to your conveyancer
  • Ask the agent to make sure the loft hatch can be opened
  • Don’t leave it until just before exchange
  • Ask for any paperwork for recent roof work

The report gives any roofer you ask to quote a clear brief. The photos show the defects and where they are, so each quote covers the same ground.

Look in the loft now and then, with care and a good torch. Watch for stains, damp timbers and chinks of daylight. Photos help if you later need a roofer or another survey.

Albourne homes and their roofs

In Sussex, older roofs are often handmade clay tile, frequently with tile-hanging on the walls below. Horsham stone slab roofs survive on some old Sussex buildings. Whether you are buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds. If your survey includes the drone, the flight is checked against the Drone Safety Map first.

If your house is among the older ones in the streets near The Parish Church of St Bartholomew, a survey will show how the roof has been repaired before, which helps you judge what’s coming. If you let a flat or house near Hassocks station, a roof report gives you a clear picture before you buy or settle up with a roofer.

When you need someone else

Without opening up the roof, some things stay hidden, so a survey has limits:

  • A structural engineer’s report
  • A valuation or a promise of a lower price
  • Anything beyond the roof, which a full home survey covers

Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we will tell you before booking. What our survey covers.

What we check

  • Natural slate
  • The roof space
  • Chimney stacks
  • Gutters and downpipes
  • Flat-roofed extensions and dormers
  • Clay and concrete tiles
  • Lead flashings and valleys

How the survey works

We check the roof from outside and, where it’s relevant and there is safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement. The whole visit typically takes between one and two hours at the house you’re buying, depending on its size and how much of the roof can be seen. Older rural homes like those around Albourne can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.

  1. Once your offer has been accepted, you book and give us the address and your timescale.
  2. We arrange access with you, the agent or the seller.
  3. The roof is inspected from every safe viewpoint, inside and out.
  4. Each part of the roof is examined and photographed.
  5. We email a photo-illustrated written report and recommendations, ready for you to use before exchange.

Before we arrive

  • Keep pets out of the way during the survey
  • Tell us where we can park nearby
  • If it isn’t your property yet, arrange access through the agent

Advice

DIY checks: what’s safe

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.
