Pre-purchase roof survey in Anglefield Corner

The best time to book is once your offer has been accepted and before you exchange contracts. At that point you can still ask questions, because nothing is binding yet. We survey seven days a week, which helps when the chain is moving fast. Basic reports arrive within 48 hours, Standard within 24 to 48 hours and Premium the same day. We survey clay and concrete tiles, flat-roofed extensions and dormers and chimney stacks, and the problems we’re asked to look at most are standing water on a flat extension roof and flashings that have lifted or split.

Some older homes in villages like Anglefield Corner are listed or sit in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. For a buyer or someone with a newly finished roof, it is worth knowing which applies. England has around 10,000 conservation areas and about 500,000 listed buildings.

Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

Honest limits

No survey can tell you everything, and we’d rather be clear about that before booking. Keep these in mind:

  • Structural calculations (that is a structural engineer’s job)
  • Asbestos testing of any kind
  • Walls, floors, services and rooms below the roof

If you’re not sure which survey you need, ring 07833 053749 or email us and we will give you a straight answer before booking. What our survey covers.

Roof types and parts we check

  • Clay and concrete tiles
  • Lead flashings and valleys
  • The roof space
  • Gutters and downpipes
  • Flat-roofed extensions and dormers
  • Natural slate
  • Chimney stacks

How it works

When we arrive, we start by asking what you’ve noticed and what you need to know. We then inspect everything that can safely be seen, from the ground, from windows, in the roof space and by drone where applicable. The survey usually takes an hour or two at the house you’re buying, depending on its size and how much of the roof can be seen. Rural addresses near Anglefield Corner can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. Once your offer is accepted, you tell us the address and when you hope to exchange.
  2. Access to the house and the roof space is agreed ahead of time.
  3. We start outside, looking at the roof from ground level and from vantage points.
  4. Inside, we check the loft space and look at the roof from windows.
  5. The report is emailed with photos and recommendations, ready to use before exchange.

Before the survey

  • Make sure pets are kept safely away
  • Unlock side gates and any roof access doors
  • Note where any stains or damp appear

Advice

How the survey changes by roof type

Natural slate

Many older homes in London and the South East have slate roofs. We check for slipped, cracked and missing slates, plus the metal clips that show earlier patching.

Flat roofs

A flat roof that has been coated over several times may hide problems underneath. We say when the covering would need opening up to know more.

What a pre-purchase roof survey looks like in Anglefield Corner

In Surrey, older roofs are frequently handmade clay tile, with tile-hanging on many upper walls. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about. Listing and conservation areas can both shape what roof work is allowed on an older home. Your council and Historic England’s list will tell you where you stand, before anyone quotes for re-roofing.

For landlords with property near Godstone station, a written report helps before buying a rental or paying for a new roof on one. For an older house near a landmark such as Church of St John the Evanglist, older patch repairs can hide behind a tidy front slope, and the survey looks past them.

FAQs for Anglefield Corner

Can you fly a drone over a roof in Anglefield Corner?

It depends on the exact address and the weather on the day. Anglefield Corner is about 2 miles from the edge of the flight restriction zone around Redhill Aerodrome. We check the exact boundary for the address before flying, and if the roof falls inside it, we ask for permission first. A small drone cannot fly safely in strong wind or heavy rain.

Does a conservation area affect roof work in Anglefield Corner?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

How do I book a survey in Anglefield Corner?

Just phone 07833 053749 or email us. After a few questions, we confirm the price and fix a day.

At what stage of buying should I get the roof surveyed?

The sooner after your offer is accepted, the better. You need the report before you exchange, while you can still ask questions and negotiate.

What insurance do you have?

We’re covered by professional indemnity and public liability insurance.

Do you test for asbestos?

No. We don’t sample or test for asbestos. Where a material might contain it, like old cement sheets on a building from before 2000, the report flags it, with a recommendation to have a specialist asbestos surveyor check before it’s disturbed.

Do you carry out surveys on Saturdays and Sundays?

We survey seven days a week: Monday to Friday, Saturdays and Sundays. Just let us know the days that suit you.

Leave it or get it looked at?

Small roof defects let water in slowly. Damp can spread into timbers and ceilings before anyone sees a mark. Finding the cause at the survey stage lets you deal with it as soon as you move in. Where a roof is exposed, as many are in small places like Anglefield Corner, driving rain gets into any weakness, and damp in older walls is slow to dry out.

What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how it can be reached and seen safely. Our price is from £150, including VAT.

Surveys for landlords and agents in Anglefield Corner

Shared roofs need a little more planning: we need access agreed with the freeholder or managing agent. Mention it when you contact us and we will plan the visit with that in mind.

Letting agents often book on a landlord’s behalf, and the report can go to both. Access is agreed with the tenant beforehand.

How we price pre-purchase roof surveys

To price your survey, we check:

  • Which survey package you book
  • Whether thermal imaging or a drone is needed
  • Extra roofs, like extensions, dormers or garages
  • Height and safe access

Every price we give includes VAT, and the report is not charged as an extra. Prices start from £150, including VAT. Size, height and access decide where your roof falls.

What to tell us when you get in touch

Before you get in touch, it’s useful to have:

  • What made you get in touch
  • The kind of building and roof involved

  • Where any leaks, stains or damp patches show inside
