Pre-purchase roof surveys in Crowhurst

Pre-purchase roof survey in Crowhurst

A full home survey looks at the whole property, so the roof is one item among many. Our survey is not a RICS survey, and it does not replace one. It adds a focused look at the roof on its own, with photos and written recommendations you can act on. The two sit side by side if you want the fullest picture. We are often asked to look into gutters that overflow or drip at the joints and slipped or missing slates and tiles, across lead flashings and valleys, clay and concrete tiles and chimney stacks.

In a village or hamlet like Crowhurst, homes are often older cottages and farmhouses alongside a few newer houses. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Each covering has its own weak points, whether the roof is old or newly laid, and thatch is a specialist material, so we report on what can be seen. Older roofs may also have old felt underlay or none, and fixings that have done a long stint.

The report works through the roof section by section, from the main slopes down to the gutters and outlets, each with a short note and a photo. It records what’s sound as well as what is not.

DIY checks: what’s safe

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

What happens on the day

We photograph the roof as we go, so you can see in the report what we found and where. We take close-ups from wherever is safe. A typical visit takes roughly 1–2 hours at the house you’re buying, depending on its size and how much of the roof can be seen. For a village or hamlet like Crowhurst, the journey is planned ahead of time: let us know about narrow lanes, gates, long drives and where we can park. The roof is looked at from the ground, from windows, from the loft where there’s safe access and from the roof where it’s safe.

  1. Once your offer has been accepted, you book and give us the address and your timescale.
  2. We agree a time and how we will get in, including the loft.
  3. We inspect the roof from ground level, windows, the loft and the roof itself where it is safe.
  4. We check and photograph the slates or tiles, ridges, valleys, flashings, chimneys and gutters.
  5. Your report arrives by email, with photos and recommendations prioritised by urgency.

How to prepare

  • Leave a clear route to the loft
  • Make a note of anything you’d like us to look at
  • Note where any stains or damp appear

Arrange a survey

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply phone 07833 053749 or use the contact form whenever suits you.

Chimney stacks

A leaning stack, cracked flaunching or crumbling pointing can all need work. We note them with photos so you can ask about them.

Lead flashings and valleys

Many leaks start at a flashing, so they get close attention in a pre-purchase survey. We photograph any that need work.

Pre-purchase roof surveys in Crowhurst: local notes

Older houses across Surrey often have handmade clay tiles, and many have tile-hanging. Horsham stone slab roofs survive on some old buildings in Surrey. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new. Historic houses such as Chartwell, about 4.7 miles north-east, show how far back building in the area around Crowhurst goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area.

If you own a rental within reach of Godstone station, a roof report gives you a clear picture before you buy or settle up with a roofer. If you live in an older home near Church of St George, the roof may have had decades of patch repairs, and the survey shows where they are.

Crowhurst is about 6 miles north of East Grinstead, in Surrey. We cover Crowhurst and the rest of Surrey, as part of our work across London and the South East. Crowhurst is one of the places in Surrey where we work. There’s also a page for Crawley.

Within a short drive, we also cover Epsom (14 miles north-west), Horley (7 miles west), Redhill (7 miles west), Ewell (15 miles north-west), Reigate (8 miles west) and Caterham (6 miles north-west).

Honest limits

Before you book, it’s worth knowing what a survey will not do:

  • The condition of the rest of the house (that’s a RICS home survey)
  • What’s under the slates, tiles or felt
  • Asbestos testing of any kind

If in doubt, ring 07833 053749 or use the contact form and we will suggest the right survey. What our survey covers.

What we look at

  • Flat-roofed extensions and dormers
  • Gutters and downpipes
  • Chimney stacks
  • Lead flashings and valleys
  • Natural slate
  • The roof space
  • Clay and concrete tiles

What happens if roof problems are left?

Once you exchange, the roof’s problems become yours. Before it, you still have choices. Finding out later gives you the same facts, but too late to use them in the purchase. In a place like Crowhurst, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, all including VAT. What your roof costs depends on its size, access and what you want to find out.

What you get with us

  • An independent view of the roof
  • Drone and thermal imaging surveys available
  • 98% customer satisfaction
  • Surveys seven days a week

Crowhurst: your questions answered

Is my home in Crowhurst listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.

Is Crowhurst in the area you cover?

Yes, Crowhurst is within the area we cover. We work right across London and the South East. You can ring 07833 053749 or send us an email with the address and a few details, and we’ll talk through which survey suits.

Can I use the report to negotiate on price?

Yes. You will have photos and a written description of each defect, which you can share with the seller or agent. How the seller responds is up to them.

Do you inspect the roof from on top?

When conditions and the roof make it safe, yes. We also inspect from ground level, upper windows and the roof space.

Does the weather affect the survey?

Light rain does not typically stop a survey, and it can even help show where water is getting in. Heavy rain or strong wind can ground a drone and make the roof unsafe, so we’ll agree a new date if the weather isn’t suitable.

Is this an asbestos survey?

No. Our report may flag materials that could contain asbestos, but only a specialist asbestos surveyor can confirm it. Buildings built or refurbished before 2000 may contain it.

Should I get a roof survey as well as a RICS home survey?

It depends on the roof and how confident you want to be. A home survey may recommend further investigation of the roof, and our survey gives you that closer look. It is not a replacement for a RICS survey.

Prices for pre-purchase roof surveys in Crowhurst

All our prices include VAT. What changes the price is:

  • How many separate roofs there are, like extensions, dormers and garages
  • If the survey needs thermal imaging or a drone
  • Height and safe access
  • How complicated the roof is, with its valleys, chimneys and parapets

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. The price is confirmed before booking.

What we need to know

There is no need for technical words. It’s enough to let us know:

  • Where any leaks, stains or damp patches show inside
  • Anything about access we should know
  • What kind of property and roof it is
  • Where the property is, with the postcode

Our phone lines are open seven days a week, including Saturdays and Sundays. To book or ask a question, phone 07833 053749 or drop us an email.
